• Rate: $50 per day for up to 12 hours of heat
• Default Setting: Spa remains unheated unless heating is reserved in advance.
• How to Book: Let us know after booking if you’d like spa heat, and we’ll send a request for the additional fee.

Please note: Spa heating is separate from pool heating. Pool heating is not available. Spa Heating will be offered for up to 12 hours each day up to midnight. You may specify hours otherwise (ie: 9am-9pm or 6pm to midnight). It may take several hours to reach desired temperature.

POOL & SPA SAFETY
Swimming pools, spas/hot tubs, and the surrounding areas can be dangerous and may result in serious injury, drowning, or death. Guests acknowledge and accept all risks associated with the use of these amenities and agree to exercise extreme caution at all times. Children must be supervised by a responsible adult whenever in or near the water.

The Host/Owner is not responsible for any accidents, injuries, or illnesses that occur while using the pool, spa, or surrounding areas. By using these amenities, guests agree to release and hold the Host/Owner harmless from any liability or claims for loss of life, personal injury, or damage to personal property. Guests are fully responsible for the safety and behavior of all members of their party.

PETS
Only registered pets approved in writing by the Host are allowed. An additional pet fee applies and must be paid before arrival. Unauthorized pets (including visiting pets, even for a short time) are not permitted.

If an unauthorized pet is discovered, a violation fee of $500 will be charged, and the property will be professionally cleaned at the guest’s expense. The guest is also responsible for the full cost of any pet-related damage. This fee does not cover damage caused by the pet.

The presence of an unauthorized pet is a violation of House Rules and may result in immediate cancellation of the reservation without refund.

Service Animals & Assistance Animals: In compliance with applicable laws, service animals and assistance animals are always welcome. Guests with such animals must notify the Host in advance. No fees apply for legitimate service or assistance animals; however, guests remain responsible for any damage caused by the animal.

VISITORS, EVENTS & GATHERINGS
We want our guests to feel at home and enjoy quality time together. Small, respectful gatherings such as family dinners or game nights are welcome, as long as:
• The number of people in the home does not exceed the maximum occupancy listed in the booking.
• All visitors are registered with us in advance.
• Noise levels are kept respectful, especially during quiet hours (10pm – 8am).

Parties or large events are not permitted. This includes open-invite gatherings, loud celebrations, or anything disruptive to neighbors.

Hosting an unapproved event is a serious violation of House Rules and may result in immediate cancellation of the reservation without refund, along with additional charges for extra cleaning, damages, or disturbance to neighbors.
