4. No pets (due to homeowner's severe allergies) – $300 - 500 fine for violations. If you have a service animal, please contact us first before booking.
5. Minimum stay: 2 nights (no 1-night stays allowed)
6. Mail not accepted – this is a vacation rental

We're thrilled to host you at our Historic Roseville retreat! Please take a few minutes to review the important information below to help ensure a smooth and enjoyable experience for everyone.

Cleaning Expectations & Fee Transparency
In accordance with California short-term rental law (AB 2202), we’re committed to transparency about cleaning responsibilities and potential fees.

Our standard cleaning fee covers:
- General tidying and sanitation
- Laundry of used towels and bedding
- Basic reset of the property

To avoid additional cleaning charges, we kindly ask that guests:
1. Take out all trash to the designated bins
2. Load and run the dishwasher (or hand wash dishes)
3. Leave used towels in the bathroom or laundry basket
4. Report any spills, damages, or maintenance issues immediately
5. Use the hot tub responsibly:
- No soaps, oils, or bath products
- Rinse off before entering
- No glass containers
- Children must be supervised at all times

Extra Cleaning Fees May Apply If:
Excessive trash or mess left throughout property – $150–$375
Unwashed dishes or cookware left out – $25–$50
Extremely dirty or stained sheets/towels – $40–$100 per bedroom
Bleaching required for linens/mattresses – $75–$150
Carpet/furniture stains – $100–$200
Biohazard cleanup (e.g., vomit, bodily fluids) – $175–$350
Unapproved pet messes or excessive hair (see Pet Policy below)
Strong lingering odors (smoke, etc.) – $600–$1300
Outdoor areas left dirty (trash, BBQ mess, etc.) – $50–$125
Hot tub left dirty or contaminated (e.g., food, oils, broken glass, improper use) – $150–$300
- Fees are only charged when necessary and fully documented with photos/invoices.

Guest Policy & Maximum Occupancy
Max occupancy: 8 overnight guests
No unregistered guests allowed overnight
- Day visitors are welcome with host approval only

PARTIES / EVENTS / UNATHORIZED GUESTS POLICY
No parties, events, or unauthorized guests
– Quiet hours: 9:00 PM to 8:00 AM
– Violations will result in:
1. $650 fee for unauthorized parties, events, or guests
2. Immediate cancellation with no refund

Parking & Street Guidelines
– Maximum of 3 vehicles: 2 cars in the driveway, 1 on the street (in front of the home only)
Garage is a Game Room and is not available for parking
Do NOT park in front of 319 Grove or other neighboring homes
- If you have an extra car, please park 2 houses down after the parking sign.
– Most nearby homes don’t have driveways, so neighbors rely on street parking
- All vehicles must be registered with the host

Trash Policy
Trash day: Tuesday
- Please place trash in the bins located in the backyard on Monday
- No need to sort — the City of Roseville handles recycling
Overflowing trash after short stays may incur a $150 removal fee

Pet Policy
No pets allowed – homeowner has severe allergies
- Violations will result in a $300 - 500 fine. If you have a service animal, please contact us first before booking.

Respect the Neighborhood
No loud music or boomboxes
- Don’t allow noise to carry beyond the property
- Keep windows closed at night—sound travels!

Fire Policy
BBQ grill available
– Never leave it unattended
– Fully extinguish after use
– No trash, food, or lighter fluid
– Keep kids at a distance

Smoking Policy
- Strict no smoking anywhere on the property
- $550 fine for any violation

Hot Tub Rules
- Rinse before use
No food, drinks, glass, or soaps
- Kids must be supervised
- Cover after use

Water
The water is city-supplied and safe, but it may sometimes look slightly brown—this is normal for the area.

Shower
- Hot and cold are reversed:
Top = Cold
Bottom = Hot

Thermostat Settings
- Thermostat range: 68–75°F
- Open windows/doors for fresh air—but close them when A/C or heat is running

Laundry Room
- Washer & dryer inside
- Available for guest use during your stay

No Mail Delivery
This is a vacation rental — no personal mail or packages should be sent here

Dishwasher Tips
- Please scrape food before placing items in the dishwasher
- Use the garbage disposal while rinsing
- Notify the host if any glass breaks inside
Improper use may cause clogs and result in repair charges
CLOGS & SERVICE CALLS: If a toilet or sink gets clogged during your stay and it wasn’t like that before, we’ll need to send someone out. $75 minimum call-out fee for unclogging, plus an extra repair fee if special equipment beyond a plunger is needed.

Check-In / Check-Out Policies
Early check-in and late check-out may be available if there are no guests before/after you
No late check-outs past 12:30 PM
- For guaranteed late checkout (e.g., red-eye flights), book an extra night
- Cleaners arrive promptly at 11 AM on checkout day
- Full checkout instructions will be sent the day before departure
REQUIRED FOR SECURITY: Close and lock all doors/windows before leaving. Leaving the property unsecured may result in a $100 fee.

Forgot Something?
- You have 48 hours to contact us to retrieve items
- We can ship them: shipping cost + $15 service fee
- After 48 hours, items will be donated
