With four bedrooms, three full bathrooms, over 2,200 square feet of living space, and accommodations for up to eight guests, Wine & Wilderness combines comfort, elegance, and the natural beauty of Ruidoso. Enjoy morning coffee overlooking the valley, watch deer, elk, and wild horses wander through the neighborhood, or settle in with a glass of wine as the sun sets over the mountains.

ARRIVAL & MAIN LEVEL
Situated along elevated High Loop Road, the home enjoys a peaceful mountainside setting with a paved circular driveway and covered and uncovered parking for up to four vehicles.

The primary living spaces are located upstairs, accessible by an interior staircase or an exterior staircase leading from the covered parking area to the main deck. Initial guest entry is through the lower-level main entrance, equipped with a Schlage smart lock.

Inside, the spacious great room welcomes guests with upscale furnishings, wood-beam accents, a beautiful stone gas fireplace operated by remote control, and a Smart TV. Large windows frame the mountain scenery, creating an inviting setting for gathering and relaxing.

The upper level also includes the kitchen, dining area, dedicated coffee and wine bars, primary king suite, two additional guest bedrooms, and a full hall bathroom. Central heating and air conditioning provide year-round comfort.

The well-appointed kitchen combines modern conveniences with thoughtful touches for entertaining, including custom cabinetry, granite countertops, stainless steel appliances, and a built-in refrigerator.

PRIVATE HOT TUB
The private year-round hot tub is situated on a separate, fenced deck accessible exclusively through the upstairs primary king suite.

All registered guests may enjoy the hot tub, with access through the primary bedroom.

After a day of exploring Ruidoso, unwind in the warm water while enjoying the fresh mountain air and beautiful surroundings.

LOCATION
Wine & Wilderness is tucked into a peaceful residential neighborhood along High Loop Road, elevated above the Ruidoso Valley with spectacular views of Sierra Blanca Peak and the surrounding landscape.

Midtown Ruidoso, Grindstone Lake, Alto Lake, Ruidoso Winter Park, Ski Apache, and Inn of the Mountain Gods are within driving distance. Guests can enjoy hiking, skiing, fishing, horseback riding, golf, boutique shopping, dining, and the many outdoor adventures that make Lincoln County a favorite mountain destination.

Deer, elk, wild horses, and other wildlife are common throughout the neighborhood, adding to the charm of this mountainside retreat.

MOUNTAIN TRAVEL AND WEATHER
Mountain weather and road conditions can change quickly, particularly during winter. The property is situated on an elevated mountainside lot with a paved driveway that includes an incline. Guests should monitor current conditions and travel with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

GOOD TO KNOW BEFORE BOOKING
- Maximum occupancy is 8 guests, including children. The primary renter must be 25+ and remain at the property throughout the stay.
- Maximum parking is 4 vehicles.
- No pets, except service animals as required by applicable law.
- The home has two levels, with stairs required to access the main living spaces and covered deck. The hot tub is accessible only through the upstairs primary suite.
- A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.
- Prestige Vacays partners with SafelyStay, Inc., an independent third-party provider of guest verification, screening, and accidental damage protection services. Additional guest screening is voluntary and does not affect the reservation or included accidental damage protection. Complete disclosures are provided in the Guest Rental Agreement.

OCCUPANCY AND QUIET HOURS
- Maximum occupancy: 8 guests, including children.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in mountain communities, so please keep outdoor conversations, music, and other noise at a respectful level.

PARKING
- Maximum parking: 4 vehicles.
- Trailers, RVs, or campers require prior authorization and must fit entirely within designated parking areas.
- Please park only in designated parking areas.

HOT TUB SAFETY
- The hot tub is located on a fenced deck accessible only through the upstairs primary bedroom.
- Children must never be left unattended in or around the hot tub.
- No glass is permitted in or around the hot tub.
- Secure the hot tub cover after each use.
- Please observe quiet hours when using the hot tub in the evening.

PETS, SMOKING AND FIRE SAFETY
- No pets are permitted, except service animals as required by applicable law.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials on the property, driveway, or from the decks.
- Outdoor campfires and fire pits are prohibited at short-term rental properties in the Village of Ruidoso.
- The propane gas grill is for propane use only. Do not use charcoal, wood, or any other fuel in the grill.
- Turn off outdoor patio heaters when not in use.

GAS FIREPLACE
- Never leave the fireplace operating unattended. Always turn it off before leaving the home or going to bed.

CARE OF THE HOME
- Children must be supervised on decks, stairs, and outdoor areas.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture for your safety and to prevent damage.
- Please use the hot tub, gas fireplace, propane grill, patio heaters, and other equipment responsibly.

TRASH DISPOSAL
- The Village of Ruidoso does not provide curbside trash collection. Residents and visitors use the public beige dumpsters located throughout the Village.
- All food waste and household trash must be securely bagged and disposed of in these dumpsters before departure.
- Never leave trash outdoors or on the decks due to wildlife activity.
