- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Podere Montioni is a typical Tuscan farmhouse located about tre kilometres from Rapolano Terme, a town with thermal springs between the Val di Chiana and the Crete Senesi. The imposing structure of this house has preserved, with its renovation, the architecture and some original details such as the ceilings and external walls. The structure is perfect for those who wish to relax completely in a house with large common areas: the living room, the kitchen and the outdoor dining area, shaded by a gazebo. The three bedrooms have air-conditioning and ensuite bathrooms. The master bedroom has a walk-in closet and a loft (with two single beds) while the bathroom is equipped with a hydromassage shower and a Jacuzzi tub. In the green surrounding the house are three shady areas equipped with tables and chairs. The house is partly surrounded by a small wooded area, by green vegetation and, finally, by cultivated fields. It can be easily reached along a few kilometres of dirt road. The house lies in a strategic location as it is near the fast Siena-Bettolle road which will allow you to quickly reach the most well-known places of interest. It is the ideal starting point for trips dedicated to well-being, thanks to the famous spas in the area, to art and to top quality food and wine in the renowned borghi that dot the province of Siena, such as Montalcino, San Quirico d'Orcia, Castiglion d'Orcia, or the province of Arezzo, such as Lucignano and Monte San Savino.
Interior:
Podere Montioni has two floors connected by an internal staircase. The main entrance (up three travertine steps) on the ground floor leads into the living area with sitting room with ornamental fireplace. Also on the ground floor is an open-plan space with dining area and fully-equipped kitchen (with access to the outside). The floor is completed by a guest bathroom. The top floor is devoted to the sleeping area, accessible from both the internal stairs and a second entrance, with a master bedroom with walk-in closet, loft (with two joinable beds) and ensuite bathroom with hydromassage shower and Jacuzzi tub, and another two double bedrooms with ensuite bathroom, one with shower and one with tub. Air conditioning in the bedrooms (mobile air conditioning in two bedrooms).
Park:
An automatic iron entrance gate leads to the house and the garden while a short distance away is a garage with space for one car. The park enclosed with 2 meter-high net fencing, extends for about half a hectare. The park, for the exclusive use of guests, consists of a garden adorned with cypresses and olives, shrubs of officinal herbs and fruit and completed by bushes of roses. The structure is surrounded by stone paths and flights of steps between holm oaks and oaks. There are several shaded areas where you can relax with a good book while one area is equipped with seating. In the outdoor dining area is a gazebo from where 4 steps lead to the brick-work barbecue area set on stone and tiled paving.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool, located in front of the house, distances about 20 meters from the property, is reached across the lawn. The pool, rectangular on three sides, with the fourth side a semicircle with Roman steps, measures 5 x 10 m with the depth varying from 1.15 to 1.80 m. It is lined in PCV and has chlorine purification, an internal spotlight and a cover system. Surrounding the pool is the paved sunbathing area with sunbeds and umbrellas. There is a cold-water shower. The swimming pool is open from the last Saturday in April until the first Saturday in October.
Pets: Yes. € 50,00 per week per animal.
