This waterfront property is a magical spot for your Raglan getaway. Modern, with an expansive deck and views that make you feel like you`re floating on the Kaitoke inlet, admiring Mt Karioi over your morning brew. Tucked down a quiet cul-de-sac with direct high-tide water access for a summer dip, kayak or paddleboard adventure.

The main house has four bedrooms and two bathrooms. The central living, kitchen and dining space faces west for all-day views, with wall-to-wall glass bi-fold doors onto an extensive covered deck. There is a cosy corner suite with a Smart TV, and a fully equipped kitchen with breakfast bench seating for four. Two master bedrooms at either end have water views and walk-in wardrobes, plus a queen bedroom with water views and a double with a garden view. Both bathrooms have a shower, vanity and toilet (no bath), plus a hot-water outdoor shower.

Add the separate studio at the rear, up landscaped steps, for a whole property of five bedrooms and three bathrooms. The studio has a queen bedroom, ensuite shower, sofa and kitchenette with elevated harbour views, and behind it are a second dining table and a petanque area. Air conditioning, heat pumps and a laundry with washing machine are included.

We provide linen, towels, toiletries, tea, coffee, milk, dishwashing liquid, dishwasher powder, laundry powder and gas for the BBQ. If only the main house is booked, the studio stays locked and unoccupied. The house opens straight onto the inlet and is not fully fenced. Parking suits 4 to 5 cars one behind the other, plus space for a boat (not lockable).

The estuary is great for kayaking and swimming at high tide, and Raglan`s cafes, arts scene and shops are a short drive away.

- Strictly no smoking indoors. If you smoke outdoors, remove butts from the property on departure.
- Residential area - Quiet time from 10pm to 9am.
- Events and parties are not permitted without prior arrangement. Guests limited to number booked. Extra charge if exceeded.
- BBQ (if available): clean with supplied cleaner after use. Cleaning fee if left dirty.
- Rubbish: 1x full blue bag allowed. Take extra with you or use a local refuse station (see house info folder).
- Recycling: 1x full bin per stay. Extra: take with you or $25/box disposal charge.
- No EV charging.
- Left belongings: $20 minimum return fee plus courier cost.
- Motion-sensor security camera may be present at entrance door. Footage may be reviewed if misconduct is suspected.

To protect your stay and our properties, ID verification is required before access details are released, and your booking is conditional on completing it. After payment, you`ll get a secure link to the property portal and will need to verify with a photo ID and a quick selfie — access details are released automatically once it`s done. Takes a few minutes; your data is handled securely by the portal operator, SuiteOp. Failure to complete ID verification will result in your booking being cancelled. Cancellation fees may apply.
