We clean and prepare the house before your arrival, and this is covered by the cleaning fee at the time of booking. During your stay the property will not be serviced. If you would like servicing during your stay, please arrange this with us and we can advise you of the charges involved.
Upon arrival, your accommodation will be thoughtfully prepared with:
Professionally laundered, high-quality linen and bedding
A fresh bath towel provided for each guest, and various bath mats, face towels and hand towels as needed.
Complimentary coffee, tea, and milk
Premium bathroom toiletries, including body wash, shampoo, and conditioner

We also provide port-a-cot and high chair for hiring to make your stay more enjoyable for the whole family. Please discuss any of these extras with us at time of booking.
Upon departure, please ensure the property is left in adequate condition and that the dishes are completed.

CHECK-IN: AFTER 3:00 PM
Our advice:andnbsp;If you arrive earlier (or anticipate to arrive early) and would like to drop off your bags ahead of check-in please do contact us. We will try our best to accommodate your request and make arrangement with housekeeping accordingly. Entry before 3pm without authorisation not allowed.

CHECKOUT: BEFORE 10:00 AMandnbsp;
andnbsp;(If check‑out runs past the agreed time, a $50 NZD per hour fee may apply. This is not a paid option andmdash; it is a penalty we are charged by cleaning company if their cleaners are delayed due to overstay).
Our advice:andnbsp;If you need to check out later than 10am due to any unforeseen circumstances please contact us as early as possible. Our cleaners run on a tight schedule but we will try our best to accommodate it.

SELF-CHECK-IN
Seven days before your arrival we will send you detailed `online guest book link` via email (direct bookings) or message to your booking channel inbox. Inside this link you will find check-in, check-out, and rubbish handling instructions. They are extension of these house rules and hereby you agree to follow them.
Our advice:andnbsp;Our guidebook is online accessible so you can conveniently access it anywhere anytime on your own device. However if you do not anticipate having internet access at time of check-in please download/save our check-in instruction ahead of time.

FURNITURE
If you move furniture during your stay please move them back to their original location prior to check-out.

DAMAGED ITEMS
We understand sometimes accidents happen, but please notify us of any damages, stains, spills or other incidents that fall outside regular clean. We donandrsquo;t normally charge for replacement of smaller items, this just allows us to replenish broken items or arrange fixes promptly.
And if it's something that can be easily fixed it replaced we won't charge anything.

RUBBISH
All rubbish should be properly disposed of in designated rubbish/recycling bins or areas.andnbsp;

KITCHEN CLEANING
The cleaning included in your reservation cost does NOT include cutlery, crockery, glassware, outdoor grill, oven, or cookware cleaning. Any of the mentioned left dirty after check-out may incur an extra cleaning fee. Exception is for studio units where there is no kitchen sink.
Our advice:andnbsp;Do clean your dishes, cutlery, utensils, outdoor grill and cookware prior to your departure. You can load them into the dishwasher (if present) and turn it on. Our team will clean them further after unloading if needed and put them back in storage.

OUTDOOR GRILL
If an outdoor grill is present on the premise, please ensure it is cleaned after use.

EXTRA CLEANING FEE
Should it be necessary to clean carpets, remove stains, smell of smoke, or remove excess rubbish, the cost will be charged at a rate of 65 NZD/hour.

USE OF TV
If you use TV/DVD/SmartUV and/or attach any additional equipment, please return all settings to how you found them. If our next Guest call us to set up the TV/DVD/SmartUV for them due to cable being unplugged or smart TV cannot connect to the internet we may pass a call-out cost of 65nzd to you.
Our advice:andnbsp;andnbsp;This only refers to physical alteration of the TV/stereo settings or OS language. Please be considerate, not everybody is good with technology and can set the tv on their own.

LOST KEYS
If guest loses the accommodation key or the garage door remote or if guest is locked out of the accommodation all associated call out charge and replacement cost will be passed to guest.andnbsp;
Our advice:andnbsp;Keep the keys inside the lockbox when going out to minimise this risk and to share the key between groups. Notify us immediately via a phone call (phne number in our online guest book) so we can provide you with immediate access with a spare key.

NO SMOKING
Some of our accommodations are equipped with smoke detectors that are linked directly to Queenstown fire brigade. Any activation will trigger a fire brigade visit and the incurred fees will be passed to guest. Smoke detectors should not be altered or removed without prior authorization from our Team or fire brigade.

COOKING
Open windows and turn on the kitchen extractor fan while cooking. Some of our accommodations are equipped with smoke detectors that are linked directly to Queenstown fire brigade. Any activation will trigger a fire brigade visit and the incurred fees will be passed to guest.

NO PARTIES OR EVENTS
We are very serious about compliance with regional council and looking after our community. We may cancel your stay without notice and evict you from the premises if any event or party is organized without our consent. No refund will be processed.

QUIET HOURS: 8:00 PM andndash; 10:00 AM
however your activities should not disturb your neighbours at any times. Keep the noise within reasonable and respectable to the surrounding levels and well contained in your accommodation only.

Please do not walk inside with your outdoor shoes on. We do clean the floor so you do not have to.andnbsp;

NO DRUGS OR UNAUTHORISED WEAPONS
Failing to abide by this rule will lead to immediate cancelation of your stay and eviction without notice. There will be no refund processed.
Our advice: If you are on a business trip and must carry a weapon due to the nature of your work or intend to bring a hunting weapon for the sole purpose of hunting animals do notify us in advance. We may ask you to show us a paper proof. In all other occasions please leave your firearms at home.
