Summary:
Step into the #1 guest favorite stay, the Penthouse, where open-concept living meets sophisticated comfort. You’re immediately welcomed into a spacious kitchen, featuring an island and dining table, which leads to the living area with sliding glass doors that open to your expansive private patio. The spacious primary features a spa-like bathroom. The secondary includes a desk and is set next to the second full bath. For up to 6 guests, this is the perfect stay with everything you need and more!

We wish to continue hosting guests; therefore, this space is NOT suitable for Parties or Events.

THE LAYOUT:

KITCHEN:
Step inside and be greeted by a bright, thoughtfully designed kitchen that instantly feels like home. This inviting space features white cabinetry, smooth countertops, and an island with bar stool seating. Just alongside, a dining table seats six comfortably. There is a full suite of stainless steel appliances; including a full-size refrigerator, stove, microwave, and dishwasher—make cooking & meal prep feel effortless. Whether you're preparing a quick breakfast or a full dinner, you'll find all the essentials: cookware, utensils, dishes, glassware, and even a coffee maker to start your morning right.

LIVING AREA:
Just steps from the kitchen, the living area is set with two sofas. One easily converts in a queen size bed. Use the coffee table to enjoy your morning coffee or an evening drink, while watching TV on your mounted flat screen. Enjoy natural lighting from the glass sliding doors leading to the private deck, making your stay more relaxing.

SPECIAL NOTE - OUR SLEEPER SOFAS
Not all sleeper sofas are created equal—and trust us, we’ve tested a LOT of them! After a year of searching, sitting, and yes… even napping, we finally found “THE ONE.” These premium sleeper sofas are so comfy that even adults can get a great night’s sleep. We invested over $15,000 upgrading them across our properties, so go ahead—test ours out… you won’t be disappointed!

SLEEPING AREAS:
The spacious primary bedroom is designed for both comfort and luxury. It includes a king-size bed with two matching nightstands, white noise sound machine, chair, and a generous walk-in closet with shelving. The primary includes an en-suite bathroom & glass sliding doors that lead to an expansive private deck. The private secondary bedroom situated on the other end of the apartment features a queen-size bed, bedside table, closet, and a modern desk. Creating a great layout for a family or couples.

BATHROOMS:
The spacious spa-like en-suite bathroom in the primary bedroom features a soaking tub, a sleek glass walk-in shower, and a double vanity with two mirrors. The second full bathroom is designed for convenience. Featuring a white vanity paired with a mirror, shower, and an in-unit washer and dryer. The bathrooms are fully stocked with the essentials that any guest would need including shampoo, conditioner, body wash, hand soap, and a hair dryer to ensure a smooth and convenient stay.

THE DECK:
Step through the glass sliding doors in the living area or the primary, and onto your own private outdoor retreat with exclusive views of the city. This elevated deck features two distinct seating areas—one with a glass-top dining and four chairs, and another with two chairs and a loveseat. Just beyond the seating area, a gate leads you to a staircase that takes you down to the backyard—offering a seamless flow between indoor comfort and outdoor relaxation.

THE SHARED BACKYARD
Welcome to your Urban Oasis in Providence. While the backyard is shared among eight apartments, it still feels like your own private retreat thanks to thoughtful design and cozy nooks. Relax in comfort with lounge chairs arranged around a coffee table—perfect for a game of Jenga. Fire up the pizza oven, keep your drinks chilled in the mini fridge, and take advantage of the gas grill. Each apartment is stocked with grilling tools you can bring outside, and there are prep counters for easy outdoor cooking. String lights overhead create a warm, inviting glow for evenings. Dine al fresco (in the open air) at the outdoor table or get active with the professional-grade ping pong table and regulation cornhole setup on the lawn. Just steps from your door, this backyard is your go-to spot for relaxing, crafting a meal, and enjoying the outdoors.

THE BUILDING:
This apartment is on the third floor and there is no elevator. This beautifully restored building on Dean Street in Providence features a bold blue exterior with crisp white trim, reflecting the charm of its historic neighborhood while offering fully updated interiors. Located in a walkable, well-connected neighborhood, the home houses five separate short-term rental units. Despite the thorough renovations of all our apartments, the building itself remains an older structure and is considered unsuitable for young children. However, if your children are 2 years or older and you understand these considerations, we would be happy to accommodate your stay. We will provide instructions for 1 free parking spot in the lot diagonally across the street. If you park in any other lot or driveway around the building, your car WILL BE TOWED!

Guest Access:
Guests have access to the entire apartment, private deck and shared backyard space.
The apartment is located on the third floor and shares access to the building. This front door is shared with the apartments on the 1st and 2nd floors.

The Neighborhood:
Step outside your apartment on Dean Street and discover one of Providence’s most authentic and flavorful neighborhoods. This area is known for its vibrant atmosphere and hidden gems that locals love. Steps away find yourself at Irregardless for biscuits on the weekend or dine at The Patio on Broadway and enjoy cozy outdoor seating. Right on Broadway grab a unique latte at the famous Nitro Bar, brunch at Julian’s for their creative & funky menu, and enjoy a drink at The Avery speakeasy. 2 blocks away explore Providence’s Little Italy! Federal Hill where there are endless restaurants and live music performances. Just over the bridge, you’ll find Downtown Providence! Catch a show at the Providence Performing Arts Center, spend a night at waterfire along the Providence and Woonasquatucket Rivers, or watch the Providence Bruins play at Amica Mutual Pavilion. Getting Around:
If you like walking, this is the place to just park your car and explore the city! You can walk to much of the city, but Uber and Lyft are also available, and many scooter operators are also available in the city.

We have free parking available for 1 car only. If you bring 2 cars, you can park the 2nd car on the street during the day, but *may* get ticketed overnight, as overnight parking on the street is for residents only. There are several paid parking lots just a couple minutes away, but getting a ticket, or paying for parking is around the same cost (about $25-$35).

Other Things to Note:
We will provide instructions for 1 free parking spot in the lot diagonally across the street. If you park in any other lot or driveway around the building, your car will be towed.
The apartment building is located within walking distance to everything however it is on a busy road. We are located 1 block away from the Providence Public Safety Building, which can get loud if they go by for an emergency, but at the same time make you feel safe knowing they are close by. Although this is a 1st floor apartment, there are still 4 steps to get into the building.

Interaction with Guests:
​​The building includes a shared stairwell and backyard, and a downstairs laundry area accessible to all guests, but the apartment and deck are exclusively for your private use. We want you to feel completely comfortable when booking with us, so if you have any questions—before, during, or after your stay—don’t hesitate to reach out through the messaging app for a quick response. Beautiful location and apartment

Second time here. Loved it. Clean and like a hotel efficiency but cozier. Great view from balcony. Quiet neighbors. Street noise tolerable although ear plugs would help light sleepers. East check in and out and great communication. Parking is a plus. Will be back.

Great Federal Hill apartment

Fantastic place to stay. Great view. Close to lots of restaurants and Convention center. Steep stairs ( not a problem for us). Abundant street noise in front bedroom. (Police and fire department nearby)Nonetheless a fantastic place to stay.

Location and space

This was perfectly situated for us as it’s near our daughter’s apartment there, and near all of our favorite restaurant/bar establishments. Walked everywhere but one brunch. Parking pass was nice for moving in. Easy to access. Nice safe neighborhood. This rental is basically like having a fully equipped 2 BR suite at a nice hotel. Very comfy beds and gorgeous balcony and view. It doesn’t feel lived in like many rentals, but that's preferable to us. The street is busy/a little traffic noisy starting at around 5am so bring ear plugs if you’re a light sleeper (worked for me). Will for sure book again and hopefully longer stay next time!
