Immersed in Mediterranean vegetation and surrounded by breathtaking views, the property unfolds over multiple terraced levels that naturally follow the cliffside, offering an unparalleled outlook over the crystal-clear sea. From the panoramic terraces, stairways lead directly down to the water, providing exclusive access to the sea (public land concession). The generous outdoor spaces include living and dining areas facing the horizon, fully equipped terraces on each level, and numerous relaxation corners. The interiors are distributed across several levels and feature bright living areas and bedrooms with sea-view terraces. Large openings enhance natural light and create a seamless flow between indoor and outdoor spaces, with the sea always taking center stage. The location allows easy access to the nearby beaches of Biodola, Scaglieri, and Forno, while maintaining a high level of privacy and seclusion. At sunset, the villa offers spectacular views over the bay.

The villa offers approximately 600 sqm of living space, arranged over six levels below the entrance floor. All levels are connected by an internal staircase, elevator, and external stairways. GROUND FLOOR – Main entrance; hallway with elevator serving all levels and an internal staircase leading to the level below. On the same floor, there is a garage with space for two medium-sized cars. FIRST LOWER LEVEL – Double bedroom with sea-view terrace and en-suite bathroom with shower; direct access to the garden. SECOND LOWER LEVEL – Terrace with solar panels (not accessible). THIRD LOWER LEVEL – Double bedroom with en-suite bathroom featuring a bathtub; open-plan living area with direct access to the terrace; kitchen with a dumbwaiter serving all levels of the villa and access to a side terrace; bathroom with shower. FOURTH LOWER LEVEL – Double bedroom with en-suite bathroom with shower; laundry room; large panoramic sea-view terrace. FIFTH LOWER LEVEL – Twin bedroom (beds can be joined to form a double bed); bathroom with bathtub; double bedroom with terrace access and en-suite bathroom with shower (no bidet). SIXTH LOWER LEVEL (SEA LEVEL) – Utility room with sink and fridge; bathroom with shower; covered porch and terrace with lounge area, barbecue, and direct access to the sea.

Park:
The garden, surrounded by Mediterranean vegetation and fully enclosed with fencing and hedges, extends across terraced levels that gently descend to the sea, covering a total area of approximately 1,100 sqm. The panoramic terraces, all furnished with lounge and relaxation areas, create a seamless connection between the indoor living spaces and the surrounding landscape.
