The resort is an exclusive private wellness estate comprising three distinctive villas surrounded by nature. Each villa can be booked individually, or the entire resort can be reserved exclusively for your group, offering complete privacy and full access to the estate.

The resort is designed for relaxation, wellness and time together. Guests can enjoy two swimming pools (one full-size swimming pool and a second, more intimate 4 × 3 m pool, offering different spaces for swimming and relaxation), several outdoor hot tubs, a sauna, a Finnish-style heated bathing tub, massage facilities and massaging chairs. For entertainment, there is a games lounge with billiards, foosball, electronic darts, poker and blackjack, as well as spacious living areas, fully equipped kitchens and fireplaces. Outdoors, landscaped gardens, terraces and two private ponds create plenty of space to unwind, with meditation areas, pétanque, BBQ facilities and a large summer kitchen with seating for up to 20 guests. Free Wi-Fi, parking for up to 10 cars and EV charging stations are also available.

Across the resort, there are 9 bedrooms included as standard, accommodating up to 20 guests. For larger groups, up to 6 additional guests can be accommodated for an extra fee of €400 per person per night when booking the entire resort, increasing the maximum capacity to 26 guests. Additional sleeping arrangements include one single bed on the open-plan upper floor of the Pool Villa, one sofa bed in the Romance Villa, and two single beds on the open-plan upper floor of the Palace. The Palace also offers an exclusive Owner Suite for two guests, featuring a full private bedroom and a spacious wellness bathroom with shower, bathtub, steam function and its own SwimSpa with counter-current. All additional sleeping arrangements are subject to availability and must be requested in advance.

The resort is located in the peaceful village of Prostý, surrounded by the forests, countryside and small historic towns of Vysočina. UNESCO-listed Telč is around 20 km away, while Žirovnice Castle, Jindřichův Hradec and Červená Lhota Castle are all within easy reach for day trips. Guests can also visit nearby spas, explore hiking and cycling routes, go fishing or horse riding, or enjoy golf courses near Telč and Mnich. Shops and restaurants are approximately 5 km away, making it easy to combine a private countryside retreat with sightseeing and outdoor activities.

Please note the city tax is not included and must be collected before accommodating. The city of Prague requires €2.30 / per person / per night.

A refundable security deposit of €2,000 is required before arrival. The deposit is fully refunded after departure provided no significant damage has been caused to the property or its equipment.

Please follow our house rules, take a good care of our villa and respect its neighbors. Breaking our house rules will terminate your rental agreement without any refund.

4. Registered guests only: Only guests included in the reservation are allowed to stay at the property.
5. Pets: Pets are welcome upon request for an additional fee. Please contact us before your arrival.
6. Parties & events: Events and celebrations are only permitted with prior approval. Larger group gatherings must take place only in the designated entertainment area.
7. Safety & use of wellness facilities: Use of all wellness facilities, including the swimming pool, spa and Finnish sauna, is at guests’ own risk. Guests must follow all safety and operating instructions provided by our staff. Jumping or diving into the swimming pool is strictly prohibited. The pool contains specially supplied water; therefore, guests must never refill or add water to the pool themselves, including with a garden hose.
8. On-site staff: The owner and resort staff may be present on the property to provide maintenance, technical assistance, and guest services while fully respecting your privacy.
9. Security deposit: A refundable breakage deposit is required upon arrival (cash, EUR also accepted). The deposit will be returned after check-out, provided no damage has occurred.
10. Damage & misconduct: Guests are responsible for any damage caused during their stay. Serious violations of the house rules, excessive noise, damage to the property, or behavior that disturbs other guests or neighbors may result in immediate termination of the stay without refund.
11. Before arrival: Please provide your estimated arrival and departure times in advance. If you are traveling with children or pets, kindly let us know so we can prepare everything for your stay.
