The Space:
This sleek modern studio makes for a great “home base” in the heart of downtown Playa del Carmen, just steps away from the renowned 5th Avenue and some of the Caribbean Sea's finest beaches. The new condo building offers a fantastic rooftop lounge area with a refreshing pool, comfortable sun loungers for your relaxation, shaded dining tables, and an area where you can prepare drinks and snacks. There’s an oceanview gym, so you don’t miss your daily workout!

The apartment is equipped with the essentials to ensure a comfortable stay, including a modern kitchenette with new appliances, cookware, and dishware. Most importantly, there's a coffee maker to kickstart your mornings and a blender for afternoon mixers! You'll find an indoor dining table and breakfast bar, perfect for enjoying a meal or working on your laptop if needed. Step outside onto your private balcony that has a table and chairs to enjoy lounging in the fresh air.

The Neighborhood:
What a great location! You’ll be just about a œ block from the famous 5th Avenue, lined with restaurants, bars, cafes, boutique shops, souvenir shops, vibrant malls and more! Plus, you’ll be within a few minutes from WalMart and within 3 blocks from some of the best beach clubs in Playa del Carmen!

Getting Around:
The condo is located in the One Pralia Condo Boutique building, about 54 km | 33 miles from the Cancun International Airport (CUN). Please be sure to check your mobile map apps when you arrive, as driving time varies depending on the time of day. If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions.

Other Things to Note:
This property is located in the hub of downtown and therefore, city noise and music from nearby establishments can be heard.

If you arrive by car or if you plan on using one during your stay, please note that there are only a few unassigned spaces available on a first-come, first-serve basis. The parking area is located right beside the entrance of the building. Once you arrive, please stop at the reception to ask if they have spaces available, and they will tell you the instructions. If there isn’t a space available, there are lots that charge by the day, and you can also park on the street just remember to pay the parking meter and display your ticket (from 10 am until 10 pm).

Remember to bring your bath essentials with you, like soap, toilet paper and any cleaning supplies you may need, like garbage bags or paper towels. We do supply some bath essentials to get you started, like shampoo, conditioner, and body lotion. These items are not replenished each time you run out. This stay differs from hotel service. Here, these items are the guest's responsibility.

Electricity is included in short-term stays. For long-term stays over 27 days, there is an electricity charge of $6 MXN per kW (according to the meter reading at your arrival and departure).

Daily housekeeping is not available however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.

Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Security cameras are used on the exterior of the property for guest safety and security reasons only.

WE KINDLY ASK ALL GUESTS TO ABIDE BY THESE HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.
- Pets are not allowed.
- Please respect the pool hours and pool rules at the condominium complex.

Interaction with Guests:
This is a self-check-in unit using a code to access the keys in the lockbox. Full instructions and all necessary access codes will be provided to you before your arrival.

You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message!

This was our first time not staying in an all inclusive. It was in a great location, close to the beach, shopping, food, etc. It was in a safe area also. I would give more stars but it is located right by 5th Avenue and the music is loud and is played every night until 3am. Its hard to get sleep with this going on. If this place was a little farther away, it would be great. it would be great. least 3am.

Thoroughly enjoyed our stay at this condo. Having a bedroom allowed us to have a bit of a messy room, along with a kitchen/living area that was mostly fresh. The balcony was great as we overlooked an active but rather quiet street. Lots of police vehicles, especially at night. Very close to 5th Ave with a big crazy noisy bar. Some nights it was load until 2 AM, but we got used to it after a few days. Great staff, always available to help.The only thing that really bothered us was the bed. I swear it must have been the original, not high quality mattress. It was so bowled in & lumpy. This is the 2nd time we rented a condo & both times the mattress was the downfall. The only thing was that they have a gym on the rooftop. Nice but not airconditioned & extremely hot inside. Barely anyone used it. The space would have been better put to use by adding a few more loungers at the pool, there were only for for a building that had about 30 units. It was often so tight the some people just came & looked. Pool is small but really just used to cool off so adequate.We would look at renting again but only with a new proper mattress.

This was supposed to be our relaxing holiday getaway, instead we wasted 3 days moving from place to place and fighting to get a refund back. The place is extremely loud, music from the bar would not stop till 5 am, so no sleep whatsoever. Uncomfortable mattress and shower is broken. When contacted host for a refund and move out, they made us to go to another place otherwise we would have not received any money back. When we got to another place, it looked like prison cell, windows staring into the wall and couch build on the cement block. Finally host agreed to give the money back for the remaining nights, but had audacity to request a cleaning fee and never offered apologies or pay for the cabs we had to take and h they promised to reimburse. Terrible experience, wasted days of vacation and horrible after taste. Would never use their place and be aware stay away!
