-Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,250. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-Every year during low season months construction noise is possible (Sept/Oct annually) - no refunds offered for noise issues.
-Snack-Bar may be closed due to low occupancy during low Season, Sept-Oct

Always available

We needed to add a night to our stay due to hurricane coming in & needing I change our flight. It was a smooth process & they were always readily available to answer questions. Very kind & helpful. The location was great & we loved the pool bartender Patricia. Only issue, which didn’t ruin the stay, was the washing machine wouldn’t spin & drain so no laundry got done. The chairs in the balcony were mainly broken so only a couple are able to be used. Overall it was great and I would come back

Overall great condo and great location! Would definitely stay in this area again. We could easily walk to most anywhere we needed to go or get transportation. We also felt very safe in the gated complex.

Fun and Relaxation in Playa!

We found the condo we will be returning to in Playa! The views were spectacular and the accessibility to restaurants, shopping and night life was great. Vibrant pool scene with many “regulars.” Although the best part of the pool is the swim-up bar and Patty the bartender. She knew people by name, gave excellent service, was warm and friendly, and took great care of us. The condo was comfortable, well maintained, spacious and clean. It would have benefited with some ant traps for guests to put out! The communication with management was top notch and timely! We will definitely be back!

We enjoyed the stay! Suggestions: 1.Leave the Ant and Roach killer in Room 2. Clean corrosion on shower hinges-wire brush 3. Cover up the key box on wall outside. That was first thing I saw when arriving and more explicit instructions for door handle/lock. ex. swipe your hand to make numbers appear. 4.Clean and reattach stove hood/filter-new filter or steam clean

Great family trip

This was our second time staying and Xaman Ha, and it didn't disappoint. Our condo was clean upon arrival, the folks who cleaned our condo were thorough and able to assist with providing additional water, garbage bags. My constructive feedback is the condo should consider providing more frequent garbage pick up. In a condo with 8 people we found garbage filled up quickly. Our only option was to it just outside so it didn't stink up the condo. I would also recommend providing coffee filers.

Convenient and safe beach location in Playa

The property is fantastic. It's located on a clean semi-private beach two blocks from the mall. The property is quiet and well maintained, and it's right next to the party scene of 5th Ave. Great local restaurants as well as multiple chains are all within a short walk from the condo. Everything from luxury shopping to Wal-Mart and tourist gift shops are all a short walk away. You can't beat this place. We'll be back for sure.

Loved the beachfront stay- close to restaurants, taco trucks, and a great coffee place 2 blocks away. The beach was beautiful, we swam in the ocean every day. Kids loved the pool.

Nice condo, close to town

The condo was very clean & had plenty of towels. The beds were comfortable. Being a 3 bedroom unit, I would recommend additional garbage cans because it took no time to for 7 people to fill the one kitchen garbage cans. They also could provide more comfortable patio furniture. Otherwise, everything else was very good.

Pros The pool was wonderful. We have 2 small children, 3 & 5 and there were 2 large shallow ends that were perfect for them to play in. Location was great. Close to main Playa del Carmen but away from all the noise and craziness. Extra blankets Kitchen was well stocked Dishwasher Key lock on the door worked well Beach was great Cons Pretty dirty. Just not kept up well. No extra garbage bags and no communication about what to do with our garbage. We ended up setting it outside and someone picked it up 36 hours later. A little hard to navigate the maze of the rooms when we arrived and no one to ask. No elevator. Seemed to not especially be kid friendly, other guests seemed annoyed by their presence. It’s one of those places that people have most likely had condos for years and years and we just got the feeling we were not especially welcomed.

The condos were beautiful and quiet. The buildings and pool were clean and the staff were courteous(especially Robin at the pool bar). The seaweed had the beaches unusable but that was no-one's fault.

Perfect vacation spot

Overall this property was perfect for our group. It was in a great location close to everything and great point to venture out from. If we had 10 people it would have been too crowded. Our group of seven fit perfectly. Our only complaint was the miscommunication about the changing of linens and towels. In our email document it said if we stayed 7 days they would change our linens and towels in the middle of our stay. When we asked if it would be done the cleaning person said she had already changed them on Friday( that was the day before we arrived) and would not be doing it again until after our departure. After much pleading she said she would try finding clean towels. Well, she did, but only replaced them with six, not the ten that were originally in the unit. We tried reaching the property management company to no avail. The front desk even tried reaching them. Finally after coming back from an outing, we arrived to additional towels and a note. This note stated they do not change linens/ towels unless we stayed 10 days or more and that we could do wash. Yes, we could have washed towels but when our information said they would be exchanged during the middle of our stay, we didn't think we needed to wash. Nobody ever returned our calls or messages, instead chose to just leave a note that was kind of rude.

Nice but dated

We enjoyed our stay. Property management and maintenance very easy to work with. The only comment is that the property is dated except for baths but clean. There were lots of smudges on walls and issues that could have easily been repaired.

Condominium in PDC The good and the bad

Overall, our stay was satisfactory. On the positive side, the beachfront at Xaman Ha is probably one of the nicest in PDC. We have not visited PDC in about 7 years. The town itself has changed a lot in that time, much busier and louder than it used to be. We used to stay at the north end of the PDC beach which was beautiful Now, I would say Xaman Ha beachfront is better. BTW, the sea grass problem is not as bad as it has been in past years and Xaman Ha does a nice job cleaning up the beach each morning. The pool bar was nice. Robin, the proprietor/bartender is great. He knows everyone by name and is very friendly. The proximity of the condo to downtown was very convenient. It is a short walk to get to 5th Ave. and all the restaurants. Xaman Ha is a fairly small complex and there were many people who are repeat guests and many knew each other. So, we felt a little out of place at times. Everyone was friendly though. Now, on the negative side. The complex has many stairs, up and down (confusing layout) to get to and from the actual unit. This was somewhat inconvenient but not a real big deal as we don't have any mobility issues. For someone who did have any kind of mobility issue, it would be impossible to stay here. The complex itself and our unit 7122 is beginning to show age. The landscaping around the complex is not great. It's not lush and kept up like you might see at a resort. We tried to do laundry and found out the dryer was not working. The toaster in the kitchen was broken. The shower head in one of the bathrooms flew off when the water in the shower was turned on the first time. We turned it off immediately, but a few hours later the lady in the condo below came up to tell us something from our unit was leaking through her ceiling. We talked to Oscar, the maintenance man, who was very nice and tried to take care of everything. He went out and bought a new toaster and repaired the shower head (I think. we didn't use that shower again because we were afraid of flooding the condo below). The dryer was not repaired or replaced by the time we left. The decorating in the condo, (drapes and comforters, for example) are dated and faded. It just looks a little tired. I also think the fees that HomeAway charges, on top of the rent and tax, are too high.

Beautiful Condo in Terrific Location

We couldn't have been happier with the location and the view from the condo. We had 9 family members including three grandchildren. The swimming pool and the proximity of the beach were ideal for all, and the pool bar also served tasty drinks and a few food items that made it very nice to stay put by the pool or the beach all day. We thought the condo furnishings needed some updating and replacement - the condo was clean but there were stains on towels and some chairs; there were not enough glasses, etc. It is a short walk to 10th Ave and 5th Ave that makes it a lot of fun to check out restaurants and other shopping and recreational activities. Management was responsive to a few needs. If you fly to Cancun and take the Playa Transfers (recommended), purchase the option to go shopping for an hour to stock up on food, drink, and sundries before arriving at the condo. It's well worth the time and convenience. Overall, our stay was magical and the condo and its location and amenities on the grounds and surrounding area combined to make it a truly memorable holiday for all.

Absolute Perfection

We stayed 10 days and couldn’t have been more happy. It was our first time in Mexico and we traveled with family, including 3 kids under 6 years old. The condo was great, clean, and safe. The property was beautiful. One of the highlights of our trip was Robin, the bartender that made each day at the pool a fun experience. He is truly a fantastic person and an asset to the property. This rental was short walking distance from downtown with shops, restaurants, and nightlife. The beach was clean and a not too busy. We would certainly come back.

Great location and cute place for a family or group!

Condo was just as advertised. It is located within walking distance of fifth avenue shopping, restaurants, and taxi services. extras were included to make the stay more convenient such as kitchen supplies wine openers laundry detergent and plenty of water. Awesome views of the community pool and the ocean. Staff at the complex were very friendly and helpful. We will definitely be back!
