The Space:
For an exceptional Playa del Carmen getaway, reserve this chic condo at IT Hotel & Residences, perfectly positioned in the sought-after Zazil Ha neighborhood. You'll be just a block from 5th Ave and a mere one-minute stroll to Coco Beach. The building features a common rooftop pool with ocean views, comfortable lounge spaces with sun loungers, and an onsite restaurant and bar, so you don’t need to go far if you don’t want to. Also, enjoy the convenience of this location, just a few minutes walk to all downtown's top amenities.
This spacious apartment is equipped with essential amenities to ensure a pleasant stay, including a well-equipped kitchen perfect for preparing meals at home. When you want to unwind indoors during your stay, relax on a cozy sofa and watch your favorite shows on TV. The sofa can be pulled out to accommodate extra sleeping space if needed.
At the end of the day, when it’s time to rest and recharge, there are 3 super comfortable bedrooms with wall-mounted TVS, quality pillows and linens, A/C, large closets, room-darkening curtains so you can sleep late, and direct access to the balcony. To accommodate 6 guests, the forest bedroom has a queen bed, and the second and third bedrooms each have a double bed.

The Neighborhood:
What a great location in the heart of Playa del Carmen! The condo complex is near the famous 5th Avenue (La Quinta Avenida!), lined with restaurants, bars, cafes, boutique shops, souvenir shops, vibrant malls and more! and a 1-2 minute walk to the beach at Coco Beach at the end of Av. CTM. You’ll be within about 1 block from Martina Beach Club and 2 blocks to Encanto Beach Club.
Getting Around:
The condo is about 55 km | 34 miles from the Cancun International Airport (CUN). It’s best to pre-arrange airport transportation. Please let us know if you need any assistance. If you come by car, you’ll have parking at the complex, but just know this location puts you within walking distance of almost everything!
For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) or the first-class ADO bus where you need to go.
Other Things to Note:
Electricity is included in short-term stays. For long-term stays over 27 days, there is an electricity charge of $6 MXN per kW (according to the meter reading at your arrival and departure).
The apartment has a bar in the roof, noise can be expected due to the lively atmosphere.
It is strictly prohibited to hang any clothing or towels on the balcony. Violation of this rule can lead to fines ranging from 3,000 to 5,000 MXN. Note that these fines may apply even if you are not present at the time when the report is made.
Daily housekeeping is not available however, if you’d like a mid-stay cleaning, one can be arranged for a fee. Please let us know in advance.
Guests will need to sign a Rental Agreement upon booking confirmation and/or upon arrival.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Security cameras are used on the exterior of the property for guest safety and security reasons only.
HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the unit, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages caused during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters must provide a government ID on check-in day and may need to show ID during their stay when identity verification is necessary.
- Pets are not allowed.
- Please respect the pool hours and pool rules at the condominium complex.
Interaction with Guests:
It’s a self-check-in property using a door code. You must first stop at the front reception/security desk upon check-in on the first day to register. Each time you come to the building, the security guard will open the door (for registered guests).
You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message!
