Bienvenue au paradis! Ensoleillé, décontracté et confortable, ce condo offre une vue imprenable sur la mer des Caraïbes! Idéalement situé, directement sur la plage et à quelques pas de la 5Úme avenue - une allée piétonne regorgeant de cafés, restaurants, stands de souvenirs et boutiques.

Ce condo privé à un prix raisonnable, avec une chambre, une salle de bain est situé directement sur la plage. Magnifiquement décorée, cette unité dispose d'un grand balcon avec une vue imprenable sur la mer des Caraïbes. Les caractéristiques comprennent: un lit king size, un canapé convertible, une salle de bain complÚte, une kitchenette bien équipée comprenant une cafetiÚre, un réfrigérateur, une table de cuisson électrique à 2 feux et un four micro-ondes.

Autres équipements: climatisation, ventilateurs de plafond, portes coulissantes en verre anti-bruit avec barres de sécurité, chaises de plage et parasol, sÚche-cheveux, fer et planche à repasser.

Property is well located but entrance to actual building not apparent and down two fairly desolate streets which more resembles alleys. Unit up a one very large staircase so be prepared to lug your stuff. Also no vehicle traffic and we were traveling using private transportation so had 10 minute walk to catch rides. The unit looks as if it was once really nice but things that need attention do not get it. Balcony nice and big but concrete racking all over the place. Shower and kitchen water pressure bad. Only the bathroom water was ok. Only very very basic supplies, glasses etc. Overall I expected better. It did not ruin my time there, it just did not improve my vacation. I will note that Eric, who was my point of contact was terrific. He was prompt and eager to make any suggestions for meals, shopping etc.

Eric is the BEST ever In-Person Host/Local Property Manager EVER!

Eric was helpful with answering logistical (transportations, currency exchange, etc.) questions that I had before our trip.Eric met us at the ADO Bus Station upon our arrival from the Cancun Airport and walked us to the condo.Eric and Andrew not only were able to answer questions, but provided suggestions to our agenda/itinerary for our stay.Our experience/stay being our first time in Mexico would've be different if it wasn't for Eric. Eric genuinely wanted us to enjoy our stay and did everything that he could within his ability to achieve that.Eric is not only really good at what he does, but his good intentions comes from his heart. Thank you, Eric and Andrew for making our stay at the condo the best that it can be.

There was a confusion with communication but everything got situated and we got to the right apartment. Not sure about the reviews complaining about the noise, you can't hear anything unless you go to the balcony. The couches do have a very strong smell like urine but I'm sure that is related to the humidity. This is an ok place in accordance with the low price. I am thankful for allowing me to stay in your apartment.

I was very, very pleased with this accomodation! The condo was bright, clean, modern and appeared just like in the online photos. The beauty of the location is that you are right at the beach when you want to be there and so close to 5th avenue for all of your shopping, restaurants and entertainment needs. The big balcony is a wonderful place to watch the ocean and enjoy the breeze coming in. It's nice to leave the patio doors open and let that breeze through keeping your place nice and cool. The ADO bus terminal is a 2 minute walk and is a very affordable and comfortable way to get to and from the Cancun airport anytime day or night. The ferry terminal to Cozumel is conveniently close to the condo if you were wanting to go over there too. A fantastic trip and I'll definitely be coming back!

The place was perfect for what we wanted. Communication was excellent. Eric is a great guy, he met us at the condo. Went over everything with us. Many places to shop and eat within walking distance. We chose this property because of the location to the 5th and the pictures looked good, especially the sea view. So what was good and not so good? First the good
Eric was great, representing the property manager. He greeted us and gave us few ideas about Playa. The apartment was fairly clean with well equipped furniture, plus the AC was working very well in both rooms. The pictures of outdoor terrace and the view was what sold me to pay more for this place. There is a supply of fresh drinking water and a small safe too, both very helpful. We loved that we had beach chairs, towels, and the umbrella to use. Now, was not so great? The condo access from the outside felt unsafe and uncomfortable. You had to go through an area of abandoned/unoccupied stores, dirty around and loud at night. The condo is also above Senior Frogs restaurant that unfortunately plays pounding music very loud from 10am until 8:00pm every day impacting our desire to seat on the terrace. You could also hear this loud music indoors when you were watching Netflix in the evening. Basically if there was no noise from Senor Frogs and there was an umbrella outside you could enjoy the terrace way more. The other few things are 1) shower water pressure/water flow is nonexistent. In fact, it is so bad I told the property manager but she ignored me. 2) The pics of the terrace don’t depict the reality as the condo is right next to ferry station which is pretty unattractive. Overall I cannot give it more than 3 stars.

Great Communication

Overall we would stay here again. The location is perfect for just about everything. The pier for the ferry boat to Cozumel is literally right out the door. There are tons of shops and restaurants really close. There is a shopping Mall next door, famous 5th avenue is just past the park. It is endless. We wished we had stayed longer. Parking is not bad considering what time of day it is. We did have trouble when our flight was delayed; thus we arrived after dark. One quick whatsapp call from jean, and she gave us more detailed directions to go left where the chain is. The AC is nice and cold, the balcony is a wonderful way to both start and end the day. The supplied kitchen is great if you want to make a snack or quick meal. If you are thinking of staying here you should.

I stayed here with my wife, we had a great time, the beach was great and Playa del Carmen is very walkable. The condo is located right next to the ferry so we went to Cozumel for a snorkeling excursion one day. We would definitely recommend.

Communications is Crucial between Property Manager & Client!

The property manager sent me instructions on how to get into the unit on the day I was traveling. Needless to say, I did not have access to that crucial information because I was in the process of traveling to Playa. For example, the combination to the lock box that allowed access into the building where the unit was located. I also did not have the code to open the unit door. Why would you not send that information earlier, since you have known I was coming for over a month on that specific date and time. The property managers assistant was also a no show on the night of my arrival. She was subsequently fired. If it had not been for the property managers son. I would have ended up having to sleep in a hotel or on the street on the first night of my arrival. To the unit owners’ credit, he did not charge me for the first night, since it was a total disaster. I found out the property manager Jean was on a long overdue vacation. Maybe that is why she dropped the ball! The unit itself sits right on the beach and has a beautiful balcony, where you can watch the people catch the ferries that shuttle people back and forth to Cozumel. There are also cruise ships off in the distance that can be viewed from the balcony as well. The property is also close to 5th Avenue where many shops, restaurants and malls are located. It is a 20–30-minute walk from the unit to the opposite end of 5th Avenue. On a hot day it can become uncomfortable to make that trek. There is one that really made my stay unpleasant. It is something the unit owner has no control over and that is the noise that emanates from Senior Frogs located right next to the unit. I read reviews on the unit before selecting it for my trip. Many said the noise was negligible and that the unit had sound proof glass. All I can say is that it did not keep the loud music from Senior Frogs out! It started every day at noon and lasted until 10:00 clock each night. We will rock you was a song played numerous times day and night to an extreme volume. One day I could feel the glass table vibrating in the unit form the low frequency effects of the sub woofers the DJ utilizes. As stated, the owner has no control over this and neither will you! The one caveat out of having Senior Frogs so close by is that they have pretty good food at a reasonable price.

Great Location and Beautiful Property!

We had a great time in this property and the location just can't be beat (5 min walk to ADO and delicious restaurants)! I recommment going to E Fogon for delicious tacos at anytime of the day! Unit was close enough to the 5th Ave but with a beautiful beach view! We literally walked everywhere and rented bikes when we wanted to go longer distances (which are close to the unit). Both My partner and I worked remotely from here for a month and had no major issues with the WiFi (at least none the owner can't control) The property Manager Jean and Cleaning Lady Julia really made us feel at home! Jean is super quick to respond which is nice being able to rely on her! The noise from Senor Frogs is not as loud as other reviews made it seem! You have literally everything you need this unit, things as convenient as beach chairs/umbrellas to little things in the kitchen like a can opener/spatulas/pots and pans. We will definitely be staying here again soon (when it's not sargasso season)! Recommend to anyone you won't regret it!

Perfect!!

I stayed here for 2 weeks at the end of April, and it was absolutely perfect. Jean, the property manager, was great at communicating before and during my stay, so check-in was super easy. The condo has everything you need, including filtered water. It is updated and clean, and the best part is Julia will come clean it every few days, which is included. I worked during my stay and the wifi was excellent – no complaints at all. You also can’t ask for a better location! Like you see in the pictures, it is right on the beach. You are also a few steps from 5th Avenue, the boat dock to Cozumel, and Chedraui (similar to Target or Walmart) is close by as well. Senor Frog’s is directly below and a nice place to grab a bite and a drink. The concerns in previous reviews about their loud music were unfounded. The music started in the afternoons and went until the early evening. Yes, you can hear it if you are on the deck, but the condo has great sound proofing so you could not hear it if you were inside. Besides, they play great music. I also have to add that as a solo female traveler, I felt completely safe during my entire stay. There is an additional gated security door to the unit, but I never felt the need to use it. This is a great condo and in a perfect location. I am already planning my return visit and will definitely be staying here again!

The Absolute BEST Vacation Spot!

My husband and I go away every year to celebrate our anniversary and have done so for the past 28 years. After visiting this beachfront condo in Playa del Carmen, I wish we would have visited sooner! This was by far the most beautiful and newly-renovated condo we have ever visited and my husband and I both plan on coming back. Where do I begin? Jean met us as soon as we arrived and ensured we were acquainted with the condo and surrounding areas. She was so lovely to deal with and prompted any questions and concerns we may have. She was quick to respond to our every need that my husband and I often joked about bringing her home with us. The condo itself was absolutely STUNNING! It was decorated so beautifully and was very organized inside. It was also highly sanitized and clean. It was evident the moment we arrived that the condo was well looked after and newly renovated. The kitchen included every necessity you may need and was highly functional. We found it to be very spacious for the two of us. I wish I could wake up to the view we had on a daily basis. Our deck was the perfect tanning spot and overlooked the breathtaking beach below us. The beach was arguably the cleanest I have visited and the water was crystal clear. There were endless things to do nearby whether you wanted to relax, tan and swim or engage in fun activities, excursions and shopping. Everyone must also experience the night life, the food and the friendly culture 
 I had a blast! Overall, I could write a novel about how incredible our stay here was but you must experience it for yourself. Thank you so much for the unforgettable memories made and providing us with a great condo to create them in! You will definitely be seeing us again soon.

Great location

This property is a great location off 5th ave. You had all the means of transportation that you needed right by there including the ADO bus to the airport, the ferry to Cozumel and Isla Mujeres and taxis. Located right at the beginning of the largest tourist attraction street it was perfect walking distance to everything we needed. The view was spectacular and probably closer to the beach than most resorts. Every amenity you need is there for you from tanning oil to blow dryers to beach blankets and cooking supplies. The one downside was you are right above Senor Frogs so they can blast music at night but it’s only loud enough to hear on Friday and Saturday, with earplugs it’s not even an issue. I would definitely stay here again. Loved it!

Beautiful condo, challenging setting

This one-bedroom condominium is located in a building associated with the Playacar Phase 1 development but lies outside of the security gates and patrols of the Playacar development. The building is best characterized as multi-use with commercial on the ground floor and condominiums on the 2nd floor. The condo is very near to Quinta Avenue with shopping, restaurants, and a modern shopping mall. The taxi stand is a few blocks away which offered easy access transportation. The condo is accessible through two means: 1) Through an open-air commercial courtyard with unoccupied commercial store fronts, or 2) by passing through the Senior Frog bar, and then entering a covered breezeway (i.e., open-ended hallway). Although there were generally other people around in the breezeway during daylight hours, night entry was isolated. The entrance to the 2nd floor is via a key-card secured door. Access to the unit is via a numeric key pad lock. Once inside, a steel bar gate with dead bolt can be closed, however, access to the deadbolt can be easily gained by cutting/tearing the plastic bug screen on the door, so don't count on too much added security from the steel bar gate (a key to lock the deadbolt was not provided to us). The interior of the condo was clean, nicely decorated, and comfortable. We were grateful for the bottled water dispenser and the clean/comfortable setting. The large deck afforded panoramic views of the Caribbean Sea, the beach, and the ferry terminal with Cozumel Island visible in the distance. The water temperature in the shower seemed to randomly vary between warm and cold. The manager responded promptly to our concerns about the water temperature but attempts to resolve the issue were unsuccessful. The hot water heater has a capacity of a few gallons of water. The last instruction was to turn on the hot water in the kitchen before turning on the shower water, but that did not solve the problem. The Senior Frog bar, located immediately below the condo, appeared to us to be one of the biggest party bars in town and was characterized by loud music and free balloon hats. The music lasted past midnight every night and the sub woofer (bass) vibrated the building. Most of the sound of the music was blocked by closing the bedroom door some nights but other nights nothing worked.
