The Space:

Nexus is a secluded two-bedroom home in Pioneertown, close to the Black Rock Canyon hiking trails and a short drive from Joshua Tree. The private patio, hot tub, fire pit and cowboy tub make it easy to spend time outside, and the fully equipped kitchen has desert views. A Level 2 EV charger and high-speed internet add convenience. It suits couples or a small group of up to four.

-Outdoor Amenities-

Lounge on the private patio with friends, warm up by the fire pit at night or soak in the private hot tub after a day of hiking. The plunge tub is a cowboy tub, not an in-ground pool, and is closed November through March. An outdoor shower and a BBQ grill round out the space.



-Living Area-

The home has comfortable lounging space, a TV, board games, books and a yoga mat, plus high-speed internet that works well for remote work.



-Kitchen and Dining-

The fully equipped kitchen has a refrigerator, two ovens, a stove, a microwave and the basics, including pots, pans, plates, cups and utensils. A coffee maker, coffee beans, a grinder and sugar are provided. Share a meal while looking out over the desert.



-Bedrooms and Bathrooms-

Nexus has two bedrooms and one bathroom, plus the outdoor shower.

Nexus is about 5 minutes from the Black Rock Canyon hiking trails, about 15 minutes from Joshua Tree village and about 20 minutes from Joshua Tree National Park and Pappy & Harriet's in Pioneertown.

Other Things to Note:

-Cowboy Tub-

The plunge tub at Nexus is a cowboy tub, not an in-ground pool. The cowboy tub is drained and unavailable for guest use during the winter months (November through March) to prevent the filter from freezing and breaking.



-Hot Tub Rules-

Please rinse off any oils, lotions or other substances before entering the hot tub, as they affect water quality. No drinking in the hot tub, please. Keep the cover on when the hot tub is not in use, since desert debris easily gets into the water. Misuse of the hot tub may result in an additional maintenance charge.



-Pool and Hot Tub Service-

We have weekly hot tub and cowboy tub cleanings, and this day may fall during your stay. Please avoid using the hot tub immediately after it has been serviced, as chemical levels are higher than usual for a short time.



-Pet Policy-

We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $1000. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

-Wildlife & Safety-

The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.



-Security Camera-

For your security, there is a Ring camera at the front of the house and a few Blink cameras around the exterior. There are no cameras inside the home.



-EV Charger-

The EV charger is a Level 2 (220V) port. Please bring your own charging cable and connector.



-Check-in and Check-out-

Check-in is after 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests must be made at least 24 hours in advance and are subject to availability and our cleaning schedule. Approved early check-in and late check-out requests are $50 per hour.



-Late Check-out-

Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter.



-Check-out Tasks-

Before you leave, please wash any dirty dishes or load and start the dishwasher, place used towels on the bathroom floor, leave used beds unmade, turn off all lights, check for personal items, and lock all doors and windows. No other cleaning or trash removal is required unless noted elsewhere in this listing.



-Lost and Found-

Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address.



-Quiet Hours-

Quiet hours are 10:00 PM to 7:00 AM. Please keep voices and music at a respectful level outdoors at all times, and turn off all music, including portable and vehicle audio, during quiet hours. Guests are responsible for any noise fines, and a minimum $1000 fine applies to any noise citation.



-Smoking-

Smoking of any kind, including cigarettes, cigars, vapes and cannabis, is not permitted inside the home. Outdoor smoking must be at least 20 feet from doors and windows, and all smoking materials must be fully put out and thrown away. Evidence of indoor smoking will result in smoke-removal charges and a $1000 fee.



-Visitors-

Only guests listed on the reservation may stay at or visit the property unless we approve it in advance, and the total number of people on the property may not exceed the listing's maximum occupancy. Please message us before inviting any visitors.



-Parking-

Please park only in the driveway or other designated parking areas on the property. Street parking is not permitted and may result in fines.



-Restricted Areas-

Any locked closet, room or storage area on the property is reserved for rental supplies and is off limits to guests. Guests may be held responsible for damage or missing items if a locked area is entered.



-Photoshoots and Events-

Events, parties, weddings, photoshoots, filming and other commercial use of the property are not permitted without our written approval in advance. If you would like to use the home for a photoshoot or production, please message us before booking, as additional fees apply. Unauthorized commercial activity may result in a violation and production fee of up to $10,000 and termination of the reservation without refund.



-Cell Service-

Cell phone coverage in the area may be limited or unavailable depending on your carrier. Wi-Fi is available at the property.



-Damage Waiver Policy-

Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
