Upstairs studio on 13 st
No chores list, no silly rules, no curfews, and you are valued as a guest. Seriously we treat you as if you are the temporary owner, not free labor that needs monitoring. Close to airport, three major freeways, and downtown Phoenix. These are new units built in 2019 and are located behind my residence. They are private studios with a bathroom and kitchen, stocked with all your needs for short-term stays. I make it my goal to give everyone their personal space, but I also encourage socializing.
Please read this in its entirety for all pertinent information.
Check-in is 3pm at the earliest unless we communcite different. checkout is 10 am unless we communicate different.
Thank you for visiting this page. I want to give you a brief overview of how we run our properties that differ from other hosts. We have been hosting since 2016. We started with just an extra room in the house and have grown ever since. After meeting multiple guests and hearing their experiences elsewhere, I was amazed they still used Airbnb. What we pride ourselves in delivering is:
1. Fresh towels and linens. We change sheets, comforters, towels, etc.. 3-4 times a year before they get worn out. We use hotel-quality products, too. We donate the old stuff to the local homeless shelters and provide you with soft, fresh products. We now use bamboo sheets.
2. I guarantee our mattresses are the most comfortable because they are memory foam. Very similar to Tuft and Needle brand.
3. You have complete control over your room temperature. Have it as hot or relaxed as you like
4. We respect you to make your own decisions in life. Stay out as long as you like. There is no curfew. You may have guests over, too, just as long as your guests and decisions do not disturb others around you.
5. We love pets. Even if they don't love us or others, they are welcome if you pick up after them and can control them. You must retain control of your animal at all times. This means it must be on a leash while in common areas. Other guests are here with their dogs. It is not always known if all the visiting dogs are friendly with other animals. This is a fenced off secured property, but there are a total of 5 livable units within these walls. My animals have their own fenced off private area. If you wish to use the area I have for my dogs you must coordinate that with me.
6. We provide high-quality toilet paper and paper towels; please don't take advantage of that.
7. You have access to the laundry room. We provide laundry soap, bleach, and softener. Please don't take advantage of that.
8. We are slowly providing better toiletries. For now, we give you what you need to get by.
9. We are open to suggestions and ideas to make the place better
10. We work with other hosts nearby to give you alternatives to different experiences.
We want to provide you with a hotel-like experience without the cost of the hotel. We monitor local rates and maintain competitive pricing that encourages you to choose us over a hotel of equal standards.
We are an accredited business with the Better Business Bureau.
Now that you know what makes us different than the others, Please, read about the space:
Please inform me of all animals coming on the property so we can go over safety rules to ensure you and your pet have an experience that is free of any mishaps. I have a dogs on-site. They are locked and contained in a separate area, and we are pleased to announce that no one has to interact with them if they do not want to. We have reconfigured our fencing, added additional locking mechanisms, and placed signs on their area. They love people, but will appear they do not when there is a fence in between you and them. I am always happy to let people enjoy their company. I ask that you do this with me present at least for the first interaction. Please do not try to introduce your dog(s) to mine or other guests dogs. In order to keep your pet safe and other pets safe you cannot allow your animal to run free within the property. I have my dogs entire area concrete bordered, with fencing and gates that self close and have double latches. So all of our pets are safe and can enjoy their space without incident.
Early check-ins- I know Airbnb lets you put down an earlier time to check-in. I cannot turn that off for some reason. If you want to check in early, you need to contact me directly via message through Airbnb. I can only accommodate early check-in when no guest was in the night before. I have a tiny window to get the units turned over, and I need that time to properly clean. So when you are requesting an early check-in you need to send a direct message that states the time you are looking for so that I do not overlook this important detail for you.
This space comfortably accommodates two people, but we can fit in 4 people if you need. This is a studio with one queen bed and one futon bed.
There are extra fees for certain things: Pet cleaning fees are no longer enforceable. If your animal leaves a mess or does damage, I will charge you the actual costs to handle that issue. Not all animals create messes or create damage. I have never had to request a payment yet because guests have been so grateful they got to bring their animal friend that they were proactive in handling any problem with regards to their pet. Please do the same. Late check out without authorization $50 Drug Paraphernalia left on site (no, this is not common, but it has happened) $100 Ripped, broken, missing items in the room will be the cost of replacing them. I'll provide a receipt in that case. Please pick up after your dog. $25 fine for dog poop left in yard. I apologize in advance, but other guests have complained in the past so we are now enforcing this. I have dog bags at both gate entrances. Please use them.
This unit is the upper unit to the only 2-story structure on the property. Go to my Youtube channel and look for the check-in video for your specific unit. The link will be in the check-in instructions. The unit is inside the property, completely walled off for your safety and security. It's a 400 sq ft unit with a private bathroom. The laundry room is shared and accessible from outside. I have the most comfortable bed ever and a large smart tv with Amazon Prime, HBO, Cinemax, etc.
Every guest that comes through gets us closer to continued improvement goals. So we thank you for choosing us. I provide paper products, bedding, towels, kitchen supplies, cleaning products, and some coffee. If you are missing anything, contact me. We strive to give you the experience you want at an affordable price. We want 5-stars from you, so please tell us what you need to make that happen. Guest access You will have your own private space. The backyard is shared with other guests who stay on the property. Feel free to hang out with anyone who is on the property. Other things to note If you need me to shop ahead of time to get you the food you like, snacks you like, and drinks you want, just let me know, and we will work it out. I'm open, and I'm here to help accommodate everyone where I can so don't be afraid to speak to me.
Medical students talk to me about special rates during summer stays.
I have a strict policy with on-time check out. If you check out later than 30 minutes past the posted check out time, I will charge you for an extra day. Late check outs disrupt the flow of guests coming and going. I arrange cleaners at specific times, and the room is guaranteed at a specific time for the next guest coming in. If you need to leave your belongings on the property, speak to me about possible arrangements, but I need you to vacate your room on time.

you have your own private space. However the building is in the backyard and that is shared space. We normally hang out on the front patio. Feel free to socialize with anyone on the property

The neighborhood is historic and has been being revitalized for sometime. my property is on a street that is playing catch up with renovations, but we are getting there. The more of you that come, the more I can keep creating a better space that you will love even more whenever you come back.
I am located in downtown so uber, lyft, taxis and public transportation are everywhere.
I supply paper towels, toilet paper, some toiletries, and some tide pods to the guests. I want to note that while paper products have been extremely hard to keep supplying right now, that I have switched to reusable microfiber towels for paper towels. simply use them, bag them up so i can wash them, and if you need more reach out to me and I will replenish you. Please keep noise reasonable. although you have your own place you will have neighbors adjacent to you.

checking out late = $25 first hour plus $15 each additional hour unless cleared with me in advance. This place stays booked, so after you leave a new guest is coming in behind you. I have a schedule to adhere to and other responsibilities. your emergency does not need to become mine do please plan accordingly.

please do not leave drugs or drug paraphernalia in the room when you leave. I will charge an additional $150 cleaning fee for making certain the next guests are safe if you leave behind dangerous substances
please relax and have a nice visit. I am constantly trying to fix the place up so it's a work in progress. every visitor helps get the place one more step closer to better and we appreciate that.

The kitchen was not clean, shower liner was dirty, bath towels were not clean, dingy and hair was in the clean towels, there were no lamps, so needed to either leave on bright lights, or what I did was microwave light. Host was very available, was willing to pick up groceries if I ordered them. Great location for what I needed.

We enjoyed the ease of check-in, the accessibility of the amenities, and a pet-friendly environment. There weren't a bunch of tasks for us to complete, which allowed us to enjoy the space and have an on-time check-out without feeling rushed. The place was clean, the bedside charger was a lovely consideration, and everything felt warm, cozy, and spacious in the studio.

Stunning Studio Experience
Cozy, charming, comfortable, creatively organized space! Great bed, efficient kitchenette, lots of natural light, bonus to find a variety of patio seating near studio and common areas. Very quiet, well maintained in a neighborhood close to Chase Field (our main reason for our stay) Jared provided clear instructions of check in/out procedures. We will definitely stay again! Fantastic place
This is a great location near the airport. Very clean, comfortable, and quiet. Jared takes very good care of the property and is extremely accomodating to guests. We enjoyed the outdoor seating area as well, a nice addition.

VERY clean, VERY comfortable and BETTER than a hotel. It is easy to locate and access and Jared is a great host! The only downside is the "white noise" of the interstate. We would definitely stay here agan should the need arise!
