 - Pets: A maximum of 1 well-behaved dog is allowed at a cost of GBP30 per week or part week. If the charge is not taken by this platform we will contact you after booking to arrange. Please: No dogs on furniture/beds. Do not leave them unattended. Keep them under control at all times (there are horses and livestock in the nearby fields). Bring your own dog bed, bedding and towels. Clean up all mess/hair etc prior to departure.
 - Trades and business bookings: with prior agreement only.
 - Search online and contact us direct for stays over 21 nights (we cannot administrate these via this platform).
 - A security deposit of GBP150 is a condition of booking, which will be pre-authorised 14 days before arrival against the payment card you have provided. If we are unable to pre-authorise against this card, we will contact you after booking to arrange.

 - Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis.

As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
 - Unauthorised late check-outs have a significant impact on housekeeping schedules and the incoming guests’ arrival, so are therefore typically charged at the corresponding nightly rate, for each hour or part hour you remain on the premises after check-out time.
 - Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay (please let us know if you plan to arrive the day after your start date).
 - Insects are an inevitable part of both rural and urban life, as is wildlife in gardens, but virtually all species found in the UK pose little or no risk whatsoever. While all our homes are cleaned and checked prior to your arrival, we cannot eliminate all insects or prevent them from making an appearance – nor prevent a spider from spinning their home in your home.
 - Apologies but due to the Velux windows in the bedroom, children over a year old or at walking stage are not allowed at this home.
 - Kitchen facilities: single electric fan oven with grill, 4-ring induction hob, under counter fridge, slimline dishwasher, microwave, kettle, toaster, cafetiere, Nespresso Vertuo coffee machine (a small quantity of pods are provided).
 - Utility area (in hallway): washer-dryer, clothes airer and iron/ironing board.
 - The bedroom has a sloped ceiling and there is restricted head height in places. In particular please be aware of the recessed Velux windows to the right side of the bedroom which may catch you, especially at night.
 - Smart TV: no aerial, digital services only (BBC iPlayer, ITVX, Channel 4 etc). Please use your own login for subscription services such as Netflix and Prime.
 - Tadpole Cottage is situated on a low key farm, and there may be occasional farm noise including machinery and animals. For your safety please respect the boundaries of the cottage, access is not permitted to the nearby farmyard, buildings and paddocks.
 - Free private parking space next to the courtyard garden, with space for 1 car. Additional parking a short walk away with advance agreement, at the owners’ discretion and availability.
 - One infant (up to 12 months old and not walking) is welcome in addition to the total guest capacity of this home. 1 travel cot (please bring bedding) and 1 highchair are available on advance request.
