☀We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license that is required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking.
☀ We conduct additional guest screening outside of the booking platform. Booking your stay gives us as the manager and our 3rd party, SafelyStay, Inc to screen your identity and check criminal databases to confirm your reservation. Complete terms regarding guest screening can be found on their website. You will receive an email to complete your screening. Please check your spam inbox within 3 days of booking your stay if you have not received the email and contact us if you have any questions.
☀ Unexpected circumstances happen - we HIGHLY recommend purchasing travelers insurance to protect your stay.
☀ Reservations booked for 28 days or more will require additional screening process, security deposit and supplemental lease agreement to approve reservation. **Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.** 1) No parties, large gatherings or unauthorized guests. Maximum occupancy is 4 people. 2) No smoking, drugs or illegal substances anywhere on property. 3) Quiet hours 10pm-8am. Be respectful of neighbors and keep noise levels down at night. 4) Must be 25 years and older to book. 5) No pets allowed 6) Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time. 7) A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind. 8) No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee. 9) We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances. 10) All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS) 11) Our tiny home is carbon-neutral and all-electric. Please remember, you are not in the city with a robust electrical grid.The campground`s circuits can only handle so much load. We ask that while you are here, you try not to use too many major appliances at the same time. For example, using the stove & toaster oven while someone is taking a shower. You run the risk of overloading the circuits and tripping the circuit breakers, which would delay your meal (possibly for hours) and result in a sudsy someone taking a very cold shower.
** Any violations of the house rules are subject to a minimum $1000 fine with Host’s rights to cancel reservation and immediate removal from property with no refund.**
THE PARTIES. This Short-Term Occupancy Agreement (“Agreement”) made on {{reservation_date}} between the following: Guest: {{guest_name}} (“Guest”), and Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host located at: {{address}} (the “Premises.)
LEASE TERM. The Guest shall be allowed to occupy the Premises during the following dates: {{checkin_date}} and ending {{checkout_date}} (the “Occupancy Term.”) Check in shall be no earlier than {{checkin_time}} on the first date of the Occupancy Term. Check out shall be no later than {{checkout_time}} on the last date of the Occupancy Term or guest shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until 8 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
BOOKING FEES. Guest shall pay the Host the amount as detailed during the booking process.
CREDIT CARD AUTHORIZATION. (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) Guests, excluding Airbnb reservations, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement. Again, this DOES NOT apply to Airbnb guests. Credit Card Processing Fees & Cancellations (If you are an AIRBNB Guest, this section DOES NOT APPLY TO YOU) All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 8% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.
