The internal space is organized as follows:

- KITCHENETTE with gas hob, fridge, freezer, moka, kettle, microwave oven, other kitchen utensils;

- LIVING ROOM with sofa, dining table with chairs, TV, split A/C and access to the balcony;

- BEDROOM I with double bed, wardrobe, chest of drawers and split A/C;

- BEDROOM II with single bed, wardrobe, chair and desk and split A/C;

- BATHROOM with raised shower cubicle, sink, bidet and WC;

-BALCONY with outdoor table and chairs.

FURTHER SERVICES AVAILABLE TO GUESTS: unlimited WIFI, independent heating, mosquito nets, drying rack, iron and ironing board, barbecue, awning.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 of 6.10.2022).

Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings

Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.

Passignano sul Trasimeno is a charming village that stands on the shores of the lake of the same name, rich in history dating back to the Etruscan and Roman periods. From the lakeside you can reach the historic center via the narrow streets that climb up a hill until you reach the Rocca, the highest point of the village that offers a breathtaking view of the lake. The location is also ideal for visiting the beautiful neighboring towns: Monte del Lago, Castiglione del Lago with the suggestive Palazzo della Corgna, Panicale, Paciano, just to name a few. Cortona and Montepulciano are also easily reachable, as well as Perugia and Assisi, located a short distance away.

The accommodation is located in the quiet and green area of ​​Passignano, less than ten minutes by car from the historic center and 8 minutes from Caloni Beach. Essential services such as bars, pharmacies and supermarkets are a 6-minute drive away.
