Please note prior to booking this unit there is a 25-age requirement to book this condo & to book at this resort. Person who books must be 25 at the time of booking & present during the entire stay. Please also. note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted immediately & will not be refunded for their stay. After booking a signed rental agreement will be emailed to you & a copy of the persons driver's license who booked will be requested. The Rental Agreement & Driver's License must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit the reservation & will not be refunded.

This unit does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.

Failure to take out trash or excessive cleaning caused from guest's additional charges will be applied. The management company will have the right to charge the guest between $150-$300 for failing to abide by these rules. Please follow the checkout instructions.

No unregistered guests are allowed in the unit; violation of this rule will result in immediate eviction with no refund to the guest. We do not allow extra guests. This includes visitors as well & children of all ages. We count heartbeats- and only allow the number of occupants, that the unit is legally allowed to sleep. This unit sleeps a max of 8 people per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted immediately with no refund.

Two vehicles max. No more than 2 vehicles are allowed for this condo. No exceptions. Two parking passes are already included in your booking total. Anchors Away Rentals provides guests 8 wristbands for this unit. If any are missing or damaged during the checkout inspections, guests will be responsible for replacing them. Per the resort: Individuals found without wristbands will be instructed to leave the common elements of the resort. Those who refuse to comply may face trespass actions. The primary focus areas include the pool areas and the pedestrian bridge, though wristbands may be checked anywhere within the resort's fenced grounds. Compliance will be strictly enforced.

Please note we only provide a starter pack of amenities, just to get you through the first night. As we never want our guests arriving & having to rush straight to the store.
One roll of paper towels, 1 roll of toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 pack of cascade for the dishwasher, 2 pods for laundry, 1 bar of soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.

Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow or guarantee early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the Office that the unit is ready.

Failure to check out by 10am will result in additional charges. Check out time is 10am: if you are not out of the unit by 10:15am, you agree to be charged $50.00 per half hour until all guests have completely vacated the unit. Please be mindful you have guests wanting to check in on time behind you.

Quiet hours are 10pm to 8am-if security is called to your unit, management may evict without refund.

We respectfully ask all guests not to move the furniture around. All furniture must be placed found where it was left, or additional charges will be applied.

This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & eviction without refund.

This resort & this unit is not pet friendly. Please note if we find an unauthorized pet in the unit, you will be evicted without refund. If evidence of a pet is found at checkout, you will be fined a charge of $500.00. All ESA animals & service animals must be disclosed prior to the arrival date.

Effective March 1st, 2025, guests have complimentary access to the Fitness Center, Tennis Courts, & Pickleball Courts. To access these amenities, guests should check in at The Club's front desk & present their property wristband. Reservations for the tennis/pickleball courts can be made by calling the Club directly. Golf is still not included with the rental & must be purchased separately. Guests can contact Edgewater for pricing.

The tram service will take you from your villa to the beach & gulf side of the resort. The tram runs from 9am to 10pm, during prime season and is free to use. The tram does not run during offseason. November through March the tram is not available. No outside golf carts or scooters are allowed to be brought into the resort.

The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.

There is a damage waiver included in the booking breakdown that covers accidental damages. That rate is for stays less than 30days.
If a guest books a 30-60 day stay the rate does increase for those type of bookings. Guests will be responsible for the difference in the price.
