Cancellation & Processing Fees
If you choose to cancel your reservation, our standard cancellation policy will apply. In addition, please note that payment processing fees are non-refundable. As a result, 4% of the total amount paid will not be returned, since these fees are incurred for both accepting and refunding payments.

Please remember that you`re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but no one is living on-site 24/7.

Per the rules of the city of Palm Springs, all guests are required to do the following
- sign a rental agreement
- fill out the rules & regulations form
- submit a copy of the primary guest`s ID
* primary guest must be 25 years or older.

If you have more than 8 guests, there will be $10 per guest, per night, with a maximum of 10 guests at any time

Pool heat is pre-heated 24 hours before* your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.

Pool cleaners come tuesdays and fridays, landscapers come wednesdays. They both use the side gate to enter the backyard.

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

Please be informed that we are required to collect a photo copy of your ID and the credit card used for all reservations.

Golf Course Proximity and Assumption of Risk

Guest acknowledges that the Property is located adjacent to or near a golf course and that golf balls may, on occasion, enter the premises. Guest understands and accepts the inherent risks associated with this location, including the potential for personal injury or property damage caused by stray golf balls. By signing this Agreement, Guest agrees to assume all such risks and holds Owner and Property Manager harmless from and against any and all claims, damages, or liabilities arising from or related to flying golf balls, including but not limited to bodily injury or damage to personal property.

Palm Springs Vacation Rental Rules (per the city):

1) No music or sound is allowed outside at any time (including TVs, phones, radios, or any device).

2) Sound from inside the home that can be heard outside is also not allowed.

3) Quiet hours are in effect 24 hours a day. Guests are required to keep noise levels to a minimum at all times, both indoors and outdoors. Per City of Palm Springs regulations, outdoor music or amplified sound is strictly prohibited at any time. Violations may result in fines issued by the city, which will be the sole responsibility of the guest.

4) Voices carry easily due to the quiet neighborhood and surrounding mountains—be mindful.

5) Keep pool noise and activities at a reasonable level—no excessive or prolonged screaming.

6) Noise complaints can lead to a visit from City Code Officers and possible citations.

7) Only one vehicle per bedroom is allowed. Please note that the garage is not available for guest use. You may park in the driveway or on the street

8. No DOGS allowed

Other things to note about the home:

Pool cleaners come every Tuesday and Friday to clean the pool, in addition the landscapers come every Tuesday, so please don`t be alarmed if you see them during your stay..

MID-STAY CLEANING: For any reservations of 28 nights or more, we do require a cleaning every 2 weeks. This is at the cost of the guest and its $75/hr (minimum 2 hours) for cleaning. This will be collected after you book.

Maximum occupancy - the number of people on your reservation, for guests please seek pre-approval from host.

*Please note we are near the airport so you can periodically see or hear the planes. Which we and our guests find it more entertaining than distracting! (They do have a curfew).

**By City of Palm Springs Ordinance, the following are required to rent a short term rental in the city.

1. Primary renter must be at least 25 years of age.

2. Primary renter must provide a copy of his/her government issued I.D. prior to check-in. A copy of I.D. is kept on file while guest is at property and will be shared with Vacation Rental Compliance Officials on demand as required by law.

3. Responsible party (primary renter) is required to sign a short term rental agreement (contract).

4. All guests are required to print and sign names to City of Palm Springs confirmation that Good Neighbor Brochure has been read and understood by all adult occupants (this will be emailed with the rental agreement).

5. No more than 2 adults or children per bedroom (10 max) are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours.

6. No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours (3 cars max)
