**Please note that OUTDOOR MUSIC IS PROHIBITED PER PALM SPRING CITY ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.**

** SECURITY HOLD IS $750 AND WILL BE PROCESSED 5 DAYS PRIOR TO ARRIVAL AND RETURNED ON CHECKOUT DAY POST INSPECTION FOR DAMAGES (Does not apply to Airbnb reservations)**

*  PET FRIENDLY - - IF APPROVED - Pets: $75 per pet / max: 2

* The person renting our house MUST be 25 years old per the City of Palm Springs.

* There is an optional fee to heat the pool. The request to heat the pool should be done at least 48 hours prior to your arrival. Please note this service is an additional $99 added to your stay each night you use the pool heating service, a minimum of 2 nights is required.

* Additionally, any requests made less than 24 hours may not result in optimal usage and are ineligible for refund. Pool heating must be consecutive days not broken up.

* The City of Palm Springs requires an additional written contract which you will be sent before your arrival. The city also requires that renters supply a copy of their government issued ID and license plate numbers of personally owned vehicles.

Ensured the overall health, safety and quality of each property with routine preventative maintenance, including testing of mechanicals, maintaining appliances, testing smoke and CO detectors, and confirming access to fire extinguishers.

Our team of housekeeping professionals follow protocol and always look for ways to improve upon their craft.

Overall Cleaning and Disinfecting

Disinfected and sanitized high-touch surfaces at our property. This includes wiping down any and all items that guests, owners and service providers come into contact with, including keys, doorknobs, tabletops, appliances, electronics, and light switches. As well as sanitized soft surfaces and upholstery.

Re-washed Dinnerware

Housekeepers re-wash all dinnerware, including dinner plates, glasses, coffee cups and silverware, between arrivals.

We have very high standards for our property and expect it to be spotlessly clean and ready for your arrival. If you find anything to be not up to scratch or if there are any items missing, please inform us as soon as possible.

**Mail and Package Deliveries

Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.

Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.

While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.

**Cancellation Policy & Travel Insurance Recommendation

We understand that travel plans can change unexpectedly. To ensure transparency and fairness, we have a clear cancellation policy in place:

‱ 100% Refund – Guests may cancel their reservation within 48 hours of booking for a full refund.
‱ 50% Refund – After the 48-hour period, guests will receive a 50% refund if canceling at least 30 days before check-in.
‱ No Refund – Cancellations made within 30 days of check-in are non-refundable.

Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage.

We really enjoyed our stay. The house was very nice, comfortable, clean, and well-appointed, and we had a great overall experience.The one negative during our stay was discovering a large surveillance camera mounted in the backyard, even though the listing describes the space as private.When we raised this with the property management company (APEK), they were extremely professional and responsive. They explained that the camera is there for security purposes and not for monitoring guests (though I imagine it could be used for both if it became necessary), and said they would update the listing to reflect its presence.Overall, it’s a great house and we had a great stay, just something to be aware of if backyard privacy is important to you.

Overall property was clean and well done inside with remodel. Neighborhood was very quiet and safe feeling. Generally met expectations of how described and easy access to airport, downtown, etc. Check in was very rocky. We had difficulty with the process and the instructions for the key were not correct originally. Apek was generally responsive to questions and concerns.

Our stay at this incredible home in Palm Springs was absolutely perfect! From the moment we walked in, we felt relaxed and at home. The house is beautifully decorated with a stylish yet inviting design, and every detail has been thoughtfully curated to ensure a comfortable and luxurious stay.The backyard was the true star—a private paradise with a sparkling pool, spa, and plenty of seating to enjoy the stunning mountain views. Whether lounging in the sun, taking a refreshing dip, or unwinding by the fire pit in the evening, it was the perfect place to escape and recharge.Inside, the home was just as impressive. The layout was spacious and airy, with plenty of cozy spots to relax. The bedrooms were wonderfully comfortable, with plush bedding that made it hard to get out of bed in the morning! The living areas were equally inviting, perfect for gathering, watching a movie, or just enjoying the peaceful ambiance.This home truly had everything we needed for a stress-free, relaxing getaway. The hosts have clearly put a lot of love into making it a special place, and it shows. We can’t wait to come back!

Beautiful backyard, ideal for outdoor living. Large kitchen area, easy for 3 people to be working in it. All accommodations were A+.. Had an unexpectant issue with a broken water pipe. A big thumbs up for the APEK team. They responded rapidly and took care of the issue in a timely manner. Gave us a full refund for our unused time plus. I highly recommend any properties that APEK repersents.
