The Space:

Step inside our luxurious Calabria Villa and discover a haven designed for comfort and entertainment. The villa features a thoughtfully designed layout, ensuring ample space for relaxation and fun. The heart of the home is the open-concept living area, seamlessly connecting the living room, dining area, and fully equipped kitchen. This space is perfect for gathering and making memories. The living room offers comfortable seating and a large TV, ideal for movie nights or catching up on your favorite shows. Adjacent to the living area is the dining space, perfect for enjoying meals together. The fully equipped kitchen boasts modern appliances, including a refrigerator, stove, oven, microwave, dishwasher, and more, making meal preparation a breeze. The villa offers four beautifully appointed bedrooms. The master suite features a king-size bed, a private ensuite bathroom, and a 55” TV. The second and third bedrooms each feature a queen-size bed and ample closet space. The fourth bedroom is a themed room with a bunk bed (full over twin), perfect for kids or adults. Additional sleeping arrangements are available with a pullout sofa in the living area. Step outside to your private backyard oasis, where you'll find a sparkling heated pool overlooking lush greenery. Enjoy sunbathing on the provided loungers or dining al fresco with the BBQ grill. The game room provides entertainment for all ages, featuring a pool table. The entire villa is designed to provide a perfect balance of fun and relaxation, making it an ideal retreat for families, couples, or groups.



Guest Access:

You'll have exclusive access to the entire villa, including all four bedrooms, the living and dining areas, and the fully equipped kitchen. Step outside to enjoy the private, heated pool and the backyard oasis. The game room with a pool table is also at your disposal. Free private parking is available for your convenience.

Getting Around:

Getting around our Calabria Villa is a breeze! For those flying in, Orlando International Airport (MCO) is approximately 42 km away, while Kissimmee Gateway Airport (ISM) is about 26 km. Winter Haven's Gilbert Airport (GIF) is also an option, located 38 km from the villa. While we recommend a car for exploring the area and enjoying the attractions at your own pace, ride-sharing services like Uber and Lyft are readily available. Parking is free and plentiful, with private parking available directly at the villa for your convenience. You'll find easy access to major highways, making trips to Disney World (15 km), Universal Studios, SeaWorld, shopping outlets, and local dining spots quick and convenient. Public transportation options are limited in this area, so a car is the most efficient way to get around.

Pool heat is available for $45 per night plus tax and must be added for the entire stay.

Please note, we turn the heat on one day prior to arrival, as it takes up to 24 hours to reach the maximum temperature.



🌡️ Pool & Spa Heating – Important Information (Winter Months)

Our homes use electric heat pumps to warm the pool water. Heat pumps work by pulling warmth from the outside air, so their performance depends heavily on outdoor temperatures.



How This Affects You:

✅ Best Performance: Heat pumps operate most efficiently when outdoor temperatures are above 60°F–70°F.

⚠️ Reduced Efficiency (Below 50°F–55°F): As temperatures drop, the heater runs longer and may spend more time in defrost mode instead of actively heating the water.



❄️ Cold Weather Limits:

Standard heat pumps may automatically shut off around 50°F.

Low-ambient models may continue operating down to approximately 37°F–40°F, but heating performance will be significantly reduced.

Because we do not control the outside weather, we cannot guarantee a specific water temperature during cold fronts or unusually chilly periods.



💧 Pool Heat Policy

Pool heat is optional and must be added prior to arrival.

Pool heat fees are non-refundable, even if outdoor temperatures prevent the water from reaching typical comfort levels.

During colder months, please understand that the water may feel warm compared to the air but may not reach summer-like temperatures.



🛁 Spa Heating (Shared System Homes)

For homes where the spa shares water with the pool:

The spa will only heat if pool heat has been purchased.

If pool heat is not added, the spa will not heat separately.

The spa is designed to heat temporarily while in use and then return to pool temperature.

We want to be fully transparent so you can make the best decision for your stay. If you are visiting during winter and expect very hot water regardless of weather conditions, a heat pump system may not perform like a gas heater would.
