Guest access Guests have access to the entire house, the private pool area, and the clubhouse.
Three days before your arrival we will send you the access code for the property, Wi-Fi, and the house address via private message (inbox). You will also receive a Welcome Guide by email with all the information you need for your stay. For your convenience, we provide a 24-hour emergency phone line to ensure you have all the support you need throughout your stay.
HOUSEKEEPING • To ensure a spotless experience, the home is professionally cleaned and inspected before your arrival. Daily housekeeping is not included in the rental, but mid-stay cleaning can be arranged for an additional fee if needed.
POOL • The pool heater operates through heat exchange, which may not work effectively in very cold weather. If you choose to heat the pool under these conditions and it doesn’t reach the desired temperature, refunds will not be available. • For safety, the pool heater may temporarily shut off if the system is overworked during cold weather. This is a normal precaution to prevent damage and will resume functionality automatically. • Pool heating is optional and subject to availability.

POOL CLEANING Pool cleaning at Windsor Island Resort houses is typically conducted weekly on Saturdays, but it may be subject to adjustments based on weather conditions. In the event of unfavorable weather, the cleaning may be rescheduled to a different day of the week. Our professional team has access to the pool area without requiring you to open the door, and they will complete the service in approximately one hour, allowing you to enjoy the pool afterward.
This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:
• Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner. • Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel. • Laundry: One laundry detergent. • Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).
PLEASE NOTE: The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:
• Pool heating: $33 per day with a minimum charge of $165, subject to availability. • Early check-in (from 12 pm): $127, subject to availability. • Late check-out (until 3 pm): $127, to be requested no later than check-in time and subject to availability.
Complimentary use of BBQ Grill: The BBQ Grill will be clean and available for your convenience. To use it, you will need to refill the propane cylinder at the nearest retail store or propane refill station.

• All guests must use the garage and driveway of the home for parking. • Parking on any part of the grass is prohibited — violators are subject to towing without notice. • Vehicles must be parked facing the direction of traffic and must not block driveways or any part of the sidewalk. • Parking is not permitted on the street, on the grass, near the Clubhouse, or in front of other homes. • The vehicle limit below (based on the number of bedrooms in the home) includes all guest, tenant, or visitor vehicles:
- Homes with 4-5 bedrooms: maximum of 3 vehicles. - Homes with 6-7 bedrooms: maximum of 4 vehicles. - Homes with 8-9 bedrooms: maximum of 5 vehicles.
• Windsor at Westside does not offer additional parking spaces. Violators will be towed.
CLUBHOUSE • All amenities are open to the guests. • Gym is open from 9am – 8pm • Pool from 9am – dusk • Restaurant from 11am – 9pm. • Please note that these hours are subject to change without prior notice. The clubhouse reserves the right to close for maintenance without prior warning. • Coolers and outside food/alcohol are not permitted inside the clubhouse or within the pool area. • Glass containers are prohibited in any pool area, clubhouse, and all Association common areas.
TRASH • Valet trash service is offered daily. Every home must follow the proper trash pick-up procedures. • At Windsor at Westside, each home is provided a valet trash bench/bin. DO NOT PLACE trash at the curb for collection, sidewalk, or grass in front of the house – only place trash in the provided trash bench or bin. • Guests may place trash outside in the trash bench or bin between the hours of 7am-10am. • Trash will be collected daily after 10:00 am, seven days a week including holidays. • All trash and garbage must be placed inside 13-gallon or smaller trash bags. Do not put liquids in the trash bags or inside the trash bench or bin.
GENERAL RULES • Windsor at Westside permits the Osceola Sheriff’s Department to exercise traffic control jurisdiction over the private roads within the community. Speed Limit within the community is 15 mph. • Community quiet hours are between 10pm and 7am as per county ordinance. • Windsor at Westside follows the Osceola County noise ordinance. Loud music, excessive noise, or party environments that disturb other Guests should be reported to the Osceola County Sheriff’s Department by calling 407-348-1100 and then reported to the LCAM. • The use of fireworks within the Community is strictly prohibited at Windsor at Westside. “Fireworks” includes, but is not limited to, Bottle Rockets, Roman Candles, Firecrackers, Sparklers, and Poppers. The use of paper lanterns is also prohibited at Windsor at Westside. • Outdoor grills may not be used or stored on the front or side of any home. All outdoor cooking should be conducted in the rear yard only. • Smoking marijuana or other illegal substances is not permitted at any time within the Community. • Each home is designed to sleep a certain number of people due to fire code. This typically means two people per bedroom, including children. Every properly licensed home has a certificate showing the total occupancy permitted by law. Overcrowding of homes is prohibited and violators will be evicted. • Deliveries are not accepted at the clubhouse for guests or owners. All delivery companies can access the community and deliver directly to the property, except USPS, which does not service the community. Please ensure deliveries are scheduled during your stay. The community and management are not responsible for lost or damaged packages.
