features a twin-over-full bunk bed with an additional twin trundle, sleeping up to 4 guests. Includes a smart TV, ambient ceiling lights, and closet space.

features two full beds and sleeps up to 4 guests. Includes a smart TV and closet space.

PARKING- 4 vehicles maximum allowed in driveway and in front of the house. Vehicle information will be required at the main community gate.

No extra unauthorized guests
(unless pre-approved).

Report any damages immediately.

Early check-in and late check-out are optional for an extra fee, subject to availability closer to your check-in date. $25 per extra per hour if approved.

*Late check-out WITHOUT host approval = automatic $25 charge per half-hour.
GARBAGE — The cleaner will take care of the garbage. Please only put out the number of bags that fit inside the garbage cans (do not overfill or leave extra bags on the ground). If your stay includes a Sunday, please roll the garbage cans to the end of the driveway on Sunday evening for Monday morning pickup.

NO SMOKING inside the home. $1000 fee if smell or evidence of smoking is found.
Smoking is permitted outside only — please use ashtrays and dispose of cigarette butts properly in the garbage (do not leave them on the ground or deck).

CAMERAS- located in the front, left side and pool area (above lanai) for security and liability purposes only.

CAUTION — DO NOT LET YOUR CHILDREN WANDER THE PROPERTY UNSUPERVISED. Always supervise children near the pool/hot tub, driveway, and street areas
(Children under 13 are prohibited in the Hot tub).

There is an additional $40 per day charge for pool heating during the guest’s stay. Guests must give a minimum of 2 hours’ notice before the heat is turned on.

We are in Central Florida, surrounded by nature. You may occasionally see bugs, lizards, or other wildlife if the door is left open. We have regular pest control service, and cleaners maintain the home, but we recommend bringing bug spray, especially during summer evenings.

We provide strong WiFi, free Netflix, and a Fire Stick for streaming. Do not unplug the routers at any point during your stay. Remember to log out of your streaming platforms.

Please clean up after yourselves and leave the home in good condition upon check-out.

Florida weather can bring afternoon thunderstorms, especially in summer. Plan accordingly and monitor forecasts.
