The Space:

The additional bedrooms feature queen-size beds, a bunk bed, and a double with a single bed, accommodating various family needs. Five full bathrooms provide convenience for all guests. The open-plan living area invites relaxation, while the fully equipped kitchen is ready for culinary adventures. Step outside to the private pool area, ideal for enjoying the Florida sunshine. Guest Access:

Guests of Home will have exclusive access to the entire house, including all five bedrooms and five bathrooms. Enjoy the open-plan living area, fully equipped kitchen, and in-unit laundry facilities for added convenience. Step outside to your private oasis, featuring a refreshing private pool and comfortable outdoor seating. Entertainment awaits in the game room, perfect for family fun. Free parking is available on the premises, and the property offers step-free access for ease of movement.



The Neighborhood:

Welcome to the family-friendly neighborhood. The villa is ideally situated, providing easy access to Walt Disney World (about 15-20 minutes away). The area features many restaurants, from quick bites to family-style dining. Shops and grocery stores are also nearby. The Davenport community is warm and convenient, perfect for your family vacation. You can also explore nearby water parks or local attractions.



Getting Around:

Getting around from our home is easy! Free parking is available on-site, making it easy to explore the area by car. For those flying in, Orlando International Airport (MCO) is approximately a 30-40 minute drive away. While public transport options are limited in this area, ride-sharing services like Uber and Lyft are readily available for convenient travel to attractions, restaurants, and shopping. Disney World is just a short 15-20 minute drive, perfect for a day of family fun. Enjoy the convenience of exploring the best of Davenport and nearby Orlando with ease!



Other Things to Note:

Age Requirement: Guests must be 21 years or older to make a reservation and must provide matching ID upon request. Failure to provide ID will result in booking cancellation.

Guest List Submission: A complete list of guest names is required by 5 PM EST, at least 24 hours before arrival. Access will be denied if names are not registered.



POOL AND SPA HEATER (if applicable):

The SPA is not a hot tub. The SPA is connected to the pool and both are heated by the same system. The pool heater is required to heat both areas and there is an additional fee. Please note: Not all properties have a SPA. This information applies only to homes that include a SPA feature.

The heater can take up to *24 to 48 hours to fully heat* the water and will be turned on once the payment has been processed. Please make sure to request pool heating *at least 48 hours prior* to arrival.

The pool is heated to *86°F*. For health and safety reasons, we cannot raise the temperature beyond 86°F.

Just to clarify, the pool and SPA share the same water temperature since they operate on the same system. We understand that “SPA” can sometimes be mistaken for a jacuzzi, but in this case, it is a warm water area without hydromassage jets.



*Important Notes:*

• Reservations of 2 nights are not eligible for pool heater refunds, even in the event of any possible issue, due to the short duration of the stay.

• During periods of extreme cold temperatures (approximately 32°F–40°F), the pool heater will continue working to maintain the set temperature; however, the water may still feel colder. This is due to external weather conditions and heat loss caused by low outdoor temperatures, on this circumstance the water temperature will only warm 20 degrees more than the outside temperature.

These weather-related conditions are not considered a malfunction of the pool heater and therefore do not qualify for a refund.



Grill Rental: There is a separate fee for grill rental; it must be requested before arrival. Propane exchange is not included and must be purchased separately.



AMENITIES:

* Pack ’n Plays and high chairs are available upon request.

* Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod).

* After the starter supplies, guests are responsible for restocking items as needed.

* Not provided: washcloths, salt/pepper, or open food items.

* Washer & dryer available.



MAINTENANCE:

We’re always ready to assist with any maintenance needs—surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.



Additional Policies:

No parties are allowed.

Pets and indoor smoking are prohibited.

A $10 delivery fee applies; USPS does not deliver to this address, and the resort isn't responsible for unattended packages.
