Keyless entry for easy check in and check out and also so you don’t have to bother with a physical key each day, 3 pools to enjoy, a separate kiddie pool, grilling area, snack bar right by the pool, covered parking, Free wifi, cable, and relaxing public beach viewing area with rocking chairs overlooking the gulf on the building’s second level patio. Sugar Beach Condominiums 23044 Perdido Beach Blvd #218, Orange Beach, AL.
CONDO DETAILS: This Updated Studio Bedroom has all tile floor and a balcony with table and 3 chairs overlooking the pool with a sliding glass patio door and a new air conditioner with heat. We have provided a dehumidifier in the unit for your comfort. There is 1 very comfortable Queen Bed that sleeps 2 as well as a Sleeper Sofa that could sleep 2. Flat screen TV with remote, cable, ceiling fan with remote, closet with shelving to unpack into, tv stand with storage, washer and dryer, 1 bathroom, linens and towels provided as well as 1 roll of toilet paper, roll of paper towels, dish soap, kitchen rag, one load of dishwasher detergent, and one load of clothes washing detergent. This condo also comes with the use of 2 oversized Beach Towels for you to use during your stay as well as two beach chairs and an umbrella in the unit for you to use at the beach!
The kitchen has an electric stove, oven, refrigerator, freezer, stainless steel double sink, microwave oven, toaster, and coffee maker. Plates, bowls, drinking glasses, silverware and many various cooking instruments are provided.
This unit is located in the second floor, the condo building is right on the beach, and the beach is steps away from your door! Keyless entry allows for easy checkin and access each day. There are luggage carts available to use near the elevators. **NO LUGGAGE CARTS ALLOWED IN THE UNIT AT ALL. Feel free to unpack and pack up the luggage cart with it being in the hallway right by your front door. There will be a fee assessed for any damage caused by luggage carts in the unit including any marks on the walls or cracked tiles.
UNIQUE BENEFITS: A welcome book that includes an assortment of information such as things to do, great restaurants, hiking/biking/walking trails, and information about discounts you can take advantage of. This unit is at one of the few condos on the beach with a Snack Bar that has food, beach items, and serves alcohol. (Open during warmer / seasonal months). There are 3 large outdoor pools, 1 kiddie pool, grilling and picnic areas, horseshoes area, tennis courts, and onsite covered parking.
WHY THIS PROPERTY: This is a well-kept and maintained property. Very family oriented and friendly. Great location! Sugar Beach is in the western area of Orange Beach, right on the area’s famous white-sand beaches down from Gulf State Park.
THINGS TO DO: Only a 4-minute walk to Hugh S. Branyon Backcountry Trail & Rosemary Dunes Trailhead, great for hiking or bike riding. Trail entry and exit is across the street from the condo between Planet Smoothie and the Dippin’ Dots Ice cream shop. Both perfect finish lines for that beautiful hike or bike ride through the park. More excitement is only a 4-minute ride away at Adventure Island where you will find family fun with mini golf, an erupting volcano replica, go karts, bumper boats, lazer tag, and an arcade. If looking for a delicious dressy casual brunch, lunch, or dinner, the Pier House is only a 1-minute drive to the west. They offer fine cuisine for dine in, carry out, or delivery. For a local seafood joint adorned with dollar bills serving up crab cakes, po' boys & cocktails, The Flying Harpoon 2 is only a 1-minute drive to the east. Within a 2-minute drive you also have Wolf Bay Lodge Restaurant, Ruby Slipper Café, Doc’s Seafood and Steaks, and Live Bait Restaurant. Right across the street is a FRESH seafood market with exceptional choices for you to enjoy.

HOUSEKEEPING FEE: In your quote there will be a one-time cleaning fee.
OFF SEASON RENTERS: Off season long term rental deals available. If you love an ultra-quiet beach stay, the off-season months here at Sugar Beach are perfect for you. The beautiful white sandy beaches are clear and calm. The kids are back in school and time at the beach seams to significantly calm down. No rushing traffic, no waiting at restaurants, just a warm cup of coffee from Southern Grind across the street and your bare feet relaxing in the sand. Off season is considered “winter months” but let’s face it, our winter months are mostly still warm enough to get in the water and lay in the sun. Perfect time to enjoy a full day at the beach without feeling too hot. It is a great time for getaways or those quick family weekend trips for locals with a short drive.
Gulf State Park and hiking trails are open all year round.
Adventure Island is open all year round but will be closed 2 days a week (Mon. and Tues.) during off-season months (November – March)
Snack Shack at Sugar Beach is closed October – April. But the local eateries within a few minutes’ drive are all still open for breakfast, lunch, and dinner.
SUGAR BEACH CONDOMINIUMS is an elevated building with parking underneath. This condo is located on 2nd floor of the 3-story concrete building on the Gulf (South) side of highway. Multiple elevators available right near the unit and a stairwell right across the hall from the unit. The Gulf of Mexico with its beautiful beach is only a barefoot walk away.
**NO SMOKING IN THIS CONDO. There will be fees assessed for smoking in the unit.
Check-in time is 4:00pm and check-out time is 10:00am.
ACCESS INFORMATION: Your individual lock access code, needed to enter the condo, will be sent several times, in advance, to the email address you provided to VRBO. These emails will be sent beginning one week before your stay. You will receive the email with the subject line that reads: "Sugar Beach Access Instructions".
If you have not received the access information email within five days of your arrival, please check your spam and/or junk folder. If you cannot find it there, please let me know so I can send it to you via another avenue of communication. Please check your spam folder first, and then call me at 2056179821 to let me know you have not received your condo access information.
Entry combination is only valid after 4:00 pm on day of check-in and will work until 10:00 am day of check-out.
NO EARLY CHECK IN OR EXTENSIONS WITHOUT PRIOR APPROVAL FROM MANAGEMENT.
10:00AM is the check-out time on the ending day of your stay. EXAMPLE: IF THE AGREED CHECK OUT DATE IS THE 15th, YOU NEED TO VACATE THE UNIT ON THE 15th BY 10:00AM CENTRAL TIME.
CHECK-OUT POLICY: If for whatever reason your property and possessions are not completely removed from the condominium by 10am on the day of checkout a $100.00 fee will be charged for the redemption of your property and possessions at the convenience of the management. Management will not be responsible for any property and possessions that may be missing, lost, stolen or broken in the lot of property and possessions that are involved in the removal, transit, or storage of said property and possessions.
WEATHER CANCELLATION: Only if there is a "Named" storm, (Example: Hurricane Piña or Tropical Storm Colada) that is forecast to make landfall, not the forecast window models, during your stay or 24 hours prior to your stay, within 30 miles of Orange Beach, AL, cancellations are accepted.
DAMAGE DEPOSIT is refunded back to the payment method used to pay for the condo rental approximately (2) two weeks after checkout, PROVIDED there has not been any luggage carts in the condo, smoking in the condo, pets, or other damage that is not considered normal wear and tear. If there has been damage or smoking in condo, it will be documented and cleanup for smoking is an additional $150.00. MARCH 2026 - AUGUST 2026. PLEASE READ: The building will be painted. There will be work on the exterior of the whole building which includes concrete restoration and painting. Work may be being completed on the condo’s balcony and/or right outside in surrounding balconies. We are letting you know so you are aware of this ongoing project and by booking our condo you acknowledge that you’ve read and understood this prior to booking.

The condo was very clean, everything was there that we needed and communication with the owner was great. Perfect spot for a couple to go on a vacation. The whole grounds of the sugar beach was very quiet and peaceful. Pools were very clean and access to the beach was quick.

We had a wonderful stay. The condo was clean and had everything we needed. Shelby was a great host to work with and responded very quickly to my questions. There is a large beach area at this condo so there should be plenty of room for all guests along with three pools and a snack area with a few picnic tables and restrooms near t the pools. There is also an area to grill out. This condo is just down the road from Rosemary Dunes Trail where you can walk the trail or ride bikes. We walked the trail a couple of evenings which was very peaceful. So much to do you will love it!

The condo was clean and comfortable. It was a perfect spot for our trip to Orange Beach. We really liked walking to the beach and watching the sunsets every night. The Balcony was also a plus, coffee in the a.m. and a little nightcap in the evening. The condo is close to parks and restaurants. Communication with the host was never a problem. Would recommend this condo to others and will keep it in mind when we are in the area again.

This condo is the place to stay!!! This condo is fresh with its updates and it truly feels like a place to relax and refresh! I’ve stayed in many sugar beach condos in the past and also many other condos along the beach and this specific condo unit at sugar beach is the one we keep coming back to! The intentional decor and fresh minimal styling create the perfect space to recharge! It’s why we keep coming back time and time again to rent from this host! Being right on the beach and with 4 pools to enjoy is the best luxury! Sugar beach is the very closest to the beach with its pools being just steps away from the sand (no long boardwalks)! We’ve loved coming in the late fall around Oct/Nov and early spring around Jan/Feb when the pool is heated! There are so many restaurants nearby within just a few minutes! We also ventured out and explored the outlet malls and played golf nearby! There are so many great things to do with easy access to get to them which is great!The hosts have incredible communication and they are so quick to get back to you anytime you reach out! The condo building itself is getting more and more updates which is awesome to see it being cared for! We will certainly be coming back here again for many years to come!

My best friend and I loved this getaway! The balcony was nice and even though we could t see the beach, it was still very nice to eat breakfast on the balcony each morning. The pools were clean and not crowded. We also loved the very short walk to the beach The beach chairs were ok and the umbrella wasn’t really strong enough to hold up in the beach, so we just rented chairs each day it was nice having a big beach towel available and not having to pack such a big item. The room was very clean and comfy. We will definitely come here again. The host was super helpful and answered my questions very quickly - super nice!

The stay was wonderful and the check-out/clean up process was very clear and left very little room for interpretation, which helped us out a lot with the check-out process. Although it has been a few years since my last stay, I have visited Sugar Beach Condos several times in the past. Unfortunately, the property is showing signs of needing updates, along with more consistent outdoor cleaning and maintenance. I noticed trash in the bushes beside both poolside pavilions that had clearly been there for some time. Both beachside swimming pools also need a thorough cleaning, as there was a visible film around the pool walls—enough that people had written their names in it. In addition, several lounge chairs around all three pools were broken, and many of the remaining chairs needed cleaning, with some showing black mildew.Our stay was okay overall, but there are a few things that could be improved to make it more comfortable. Emptying the dehumidifier was a bit inconvenient, but it was necessary to keep it working properly—and having it on made a noticeable difference. However, I also want to point out that the filter had not been cleaned in quite some time, as it was completely clogged. The mattress really needs to be replaced because there’s a significant dip in the center that made for an uncomfortable nights sleep. The sofa bed is also too large for the space, and pulling it out required rearranging most of the room. Lastly, the curtains were difficult to pull together. With some updates and adjustments, this property could be much more enjoyable for future guests.

The inside of the condo was very nice but this property is horrible. They only had 1 operating elevator. It rained and flooded all around that 1 elevator. There were children riding up and down this elevator pressing buttons and we had to wait 30 minutes to get our stuff upstairs.

Hostess was very good about informing us about the procedures and rules of the condo. It was very accurately described and was a blast to stay at. I would highly recommend.
