BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: _2 parking passes___ Are included with the reservation. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

The condo was very comfortable, clean, and nicely decorated. Bedroom locations were perfect for giving everyone privacy/quiet. Plenty of comfy seating in common area for TV and dining. All the equipment you need for prepping meals. Great location! We'll stay again for sure!

Condo was comfortable and well stocked. Loved the corner spot which extended the views of beach and gulf. The facility’s pools, weight room and grilling areas were nice and well kept. Loved the location, right off Baldwin Beach Expressway. Would stay here again.

We LOVED this condo. It was neat, clean, close to the beach (which was not super crowded, even on Memorial Day) and had everything we needed. The balcony was a favorite spot for all of us. The only glitch was that the code we were provided to get in the condo during check in didn't work. We called and it took about 20 minutes to get it reset which was inconvenient since we were just hanging out waiting to unload. Once the local manager (who was very pleasant and helpful) called us and reset it, everything went great! We would definitely stay here again.

Overall good. Restaurants in area were very full every day and clearly could not keep up with the volume. Property was good, however the cleaning crew was still working when we arrived at our scheduled checkin time (not that big of a deal, however).

Condo was really nice, fully stocked with everything needed for a family stay to include beach toys and chairs. Location was very convenient to grocery stores, shopping, boating activities, and restaurants. Would highly recommend this property for future vacations.

This was such a great place, great views, easy stay. Walking distance to food. Practically living right at the water. The place has great kitchen, nice living space, you feel that you are truly relaxed and on vacation, no doubt. I would highly recommend! And plan on staying again

inside pictures of condo was right. The building and pool pictures was wrong. They was sumer house condominium not Summerchase condominium. Took me a while to find indoor pool. Took 5 minutes every time to get it door. Halfway into typing code in it would flash red so you had to start over. One of the shower doors wouldn't move and if you moved wrong door you was stuck in shower. The floors wasn't cleaned prior to arrival within a couple minutes bare feet your feet where black. Every time i took a shower bye the time I got to my bed to put socks on i would have to wash my feet again. Coffe maker didn't work. But other than that was a great place to stay. Has a great view of the ocean.
