Living Room: The spacious living room provides a comfortable gathering place with a sleeper sofa, two leather recliners, additional seating, a large TV, and a ceiling fan. Sliding glass doors frame the Gulf view and lead directly to the private beachfront balcony, making it easy to enjoy the scenery whether you're relaxing inside or stepping out into the coastal breeze.
Dining Area: Gather around the dining table for family meals, card games, or a relaxed dinner after a day on the beach. The open layout keeps the dining area connected to both the living room and kitchen, while additional seating at the breakfast bar gives your group extra room for casual meals and snacks.
Kitchen:The fully equipped kitchen features bright white cabinetry, granite countertops, a full-size refrigerator, electric range, microwave, dishwasher, coffee maker, toaster, cookware, dishes, and everyday kitchen essentials. A breakfast bar with additional seating opens the kitchen to the main living area, so whoever is preparing dinner can still be part of the conversation.
Primary Bedroom: The primary bedroom features a king-size bed, Gulf views, bedside lighting, storage, and a ceiling fan. The large window brings the coastal scenery right into the room, creating a relaxing retreat at the end of a beach-filled day.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - Are included with the reservation. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY (MODERATE): Cancel at least 30 days before check-in for a 100% refund, 14 to 29 days before check-in for a 50% refund, and less than 14 days before check-in, no refund. Refunds are not issued for late arrivals, early departures, or weather, including hurricanes and named storms. We recommend optional travel insurance.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.
