BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner s Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a starter pack of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

I love this condo. The only complaint is it could have been cleaner but they offered to come clean. The patio furniture was not comfortable but we put our own cushions on the chairs. The views are amazing, not crowded, parking good, and the security guard was so nice!

This property is gorgeous! The views are fantastic, plenty of space, kitchen is stocked, great location and it was clean. The big challenge for us was the spotty wifi. My partner and I came to work from the beach and we both couldn’t be on live meetings at the same time. It would go out constantly and we would freeze or drop out of meetings altogether which is not a good thing when you are leading the meetings! It was frustrating and really unacceptable in this day and age. Other than that, the place is spectacular!

Unit slightly above average for the price - overpriced. Management provided no communication (other than reminders for payments) prior to day of arrival - did not answer the phone, did not respond to voice messages, did not return email, etc. Management mandates payment via credit card while also adding additional percentage fees for using credit card. Unit is four (4) bedroom, but only allows two (2) vehicles - it is very difficult to manage all those staying in a four (4) bedroom unit within only two (2) vehicles unless one (1) vehicle is a bus. We will not be staying here again.

This four bedroom four bathroom condo was perfect for our group of two couples and 4 adult kids. The condo was very clean and easy to find. The host was great for giving information - not that we needed anything special. The beach seating right outside the condo was perfect. We spent most mornings having coffee on the balcony overlooking the ocean. A grocery store was 1/2 mile away from the condo and convenient for getting supplies. I would highly recommend this property.

The view was worth every penny. We actually saw dolphins from the balcony. The check in process was super easy and the property manager responded promptly back to any questions we had. Plenty of space for our group of 10. Easy access to everything. Love to stay here again.

The condo is roomy and, for the most part, was excellent. My only ‘criticism’ is that the kitchen was not well-appointed for people who really want to cook. One of the saucepans was unusable, either rusty or just stained and beaten up. We found only one wine glass (that I can recall?) so we went to purchase some for our own use. I will say, however, that since we rent condos pretty frequently, I usually bring some of my own knives and a cutting board, so I did OK anyway. One MINOR criticism is that the number of chairs around the dining table and the bar chairs adjacent to it created a very crowded path to try to navigate. I’m aware that the owners probably put that many chairs in for a reason — to accommodate several folks — which is admirable. The size of the chairs is what creates the snag, I believe. 
 another MINOR difference I saw from other places we have stayed was the absence of a hair dryer. I’m glad the description says there isn’t one, because normally I don’t pack one, anticipating that one is normally available. I brought one,.. so thanks for the heads up. All in all it was a great place we enjoyed. These things, because you asked, are what I observed. Thanks for sharing with us Okies!

Great property and came as advertised! Great space for 8 adults. Would book again in a heartbeat! Only suggestion would be to get someone to fix the sliding glass door to the balcony. Extremely difficult for many in our group to operate!

The condo was CLEAN & inviting! The view from lovely large deck on 12th floor was priceless! We were able to view sting rays, dolphins, pelicans and the Blue Angels flew by at eye level! The 4 large bedrooms & 4 full.baths gave us privacy when we wanted it and togetherness in the large kitchen/ greatroom for family times. It was beyond our expectations! Thank you for the wonderful memories that will last a life time.

Booking was simple and the property manager sent information and documents promtly. Checking in was even easier with a door code that was sent by text message before we arrived. Condo was exactly as described and as pictured. Has spectacular views from both balconies. This was perfect for our group of 8 adults since our kids are grown. Only one downside to the property was the Bbq grills are on the other side of the parking garage and far from the elevators. On the plus side, the property is located very close to grocery store and many restaraunts and the kitchen is very well supplied to cook for a large group. Many thanks to the owners and property management team for making our stay enjoyable and hassle free!

Booking, check-in, everything was easy. Easy to work with the property management. Plenty of room for 2 families with 2 kids each - great having separate bathrooms. Condo had everything we needed, even a closet with some beach toys and chairs. Went mid March and no problems with crowds at the pool or beach - plenty of room for all.

Great location for a trip to the beach. Easy access to State pier, restaurants, shops, and the beach right outside your door! The property was great with sauna, indoor pool, outdoor pool, and you could fish on beach. Layout of the inside was perfect with each bedroom their own bathroom. Will definitely return!

We loved our stay at Admiral's Quarters. We were able to go straight to the condo since it was a keyless entry. Parking was a breeze. The kitchen had nearly everything we would need for full dinners. All the rooms were lovely, and the balcony and views were wonderful. Easy access to the beach. The pool area was also really nice. The entire floor is tile, so no matter what you do, sand will get in, which is understandable. But we didn't realize until the end of the first night that the floor wasn't very clean. A few minutes walking around in your bare feet could result in black feet. Not the worst thing in the world, but if the cleaning crew would have just mopped and dusted before we arrived, everything would have been perfect. Not a dealbreaker by any means, and we will most likely use this property again next year.
