Located in the historic Linwood neighborhood, the home is on a quiet, corner lot. The neighbors have lived in the area for years and like to keep an eye on things. A few neighbors have dogs, so you might hear them in their backyard every so often. The OKC Fire Dept. Ladder 14 is a block away, so don't be alarmed if you hear fire truck sirens. During your stay, be sure to get out and explore some of OKC's best restaurants and antique shopping!
With self check-in, you'll have a unique code to access the WiFi key box which has the kitchen entry door. Be sure to close the WiFi key box and return the key at check-out.
SHARED SPACES with the In-Law Suite (not included in this listing): The House is on the same property as the In-Law Suite. There are no shared walls between the House and In-Law Suite. The House shares the outdoor parking area with the In-Law Suite. The House shares trash/recycling bins with the In-Law Suite.
OFF-LIMITS: The garage, crawl space, and owner's storage room is off-limits. Both fireplaces are NOT OPERATIONAL. Attempts to use the fireplaces will result in immediate eviction & no refunds. House guests will not disrupt the In-Law Suite guests.

THE BASICS - High speed WiFi throughout the entire home - Washer/dryer located in the basement - The dryer does not vent outside, so basement gets warm while doing laundry. - Off-street parking in the driveway for 2 cars. - Please avoid street parking if possible. - Starter supplies (trash bags, pods, etc.) are provided & may need to be replenished during your stay
HOME TRUTHS: - The bedroom & bathroom doors do not have locks. - Neither fireplace is operational. Attempts to use the fireplace will result in immediate eviction. - The kitchen garbage disposal is currently not operational. - Steps down into the basement are STEEP; you'll have to duck to get down the final 3 steps. - Children should not be allowed to go into the basement. - The main living area is recessed down, by one step. - The historic floor vents are not operational & should remain closed. Opening the vents can create drafts. - The working HVAC vents are in the ceiling! - There is no vent in primary en suite bathroom. Please keep the door open after each use to release the humidity.

While there are no sidewalks, the neighborhood culture encourages walking and biking. On any given day, you'll see neighbors out with their families or walking their dogs. The EMBARK bus stop is a block away and provides reliable transportation services for neighbors and tourists alike. Like most urban areas, having a vehicle is the easiest way to explore OKC.

We get it, accidents happen. As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $300 (for Truvi verified bookings only). Please note, this waiver does not cover excessive cleaning, intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy—reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver.
PET FEE - Up to two dogs are allowed with prior host approval. The fee is $95 per dog for up to 7 nights. A second dog fee ($95/dog/up to 7 nights) will be collected after booking. For all pet stays longer than 7 nights, an additional fee of $15 per night per dog will be collected after the first week. *Dogs must be current on vaccinations, heart worm and flea/tick regime. Documentation may be required.* Let us know about your dog(s) when booking so we can plan accordingly.
OPTIONAL SERVICES - We offer additional services that may be available for an additional fee: * If you don't purchase travel during the booking process, we offer Guest Protect Travel Insurance Plan (GR330) through Generali Insurance. The fee is 6.95% of your trip (exclusions apply). A link to purchase (& more details) will be provided once your booking is confirmed. * Dog Crate Rental - as low as $15/crate/day, based on the size of the crate. * Early Check-In - $35/hour. SECURITY DEVICES - One Ring doorbell is located at the kitchen entry door and points toward the porch, landing, steps, courtyard and fence gate. The other Ring doorbell is located at the front door and points toward the sidewalk, steps, porch, landing, front yard and street. The Rings are motion sensitive recording devices and operational 24/7/365. The host has access to the cameras and the video recordings at all times via the Ring app. There are no cameras inside the home. - One Minut privacy safe noise monitor is located in the living room; the other is located in the den. These devices monitor noise decibels (they are not sound recording devices). Noise is defined as 15+ minute duration that's above 80 decibels during the day (8A-9P) and 75 decibels (9P-8A) during quiet hours. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. No parties, events, or gatherings are allowed.
The home is treated for pests quarterly. In the spring/summer, the yard/garden has sprinklers that turn on in the morning, every other day. The lawn is mowed weekly (mid-week), weather permitting.

Such a perfect house for our family as we visited my daughter at OCU! It was so convenient to the school and had every amenity we needed including a well stocked kitchen and very comfy beds! We will definitely book again!

Great house for our group of 8
We stayed here while at a baseball tournament over Memorial Day weekend. We had good communication with the property management. Location off the highway made it easy to get around to the ball fields.The private courtyard was great and beds were comfortable. The 2 living areas were perfect for our two families staying there together. Thanks for having us!

Amazing home centered around all activities.
This home was more than anticipated. The house itself was very large with plenty of space for our entire group. The beds were 5 star and everyone slept wonderfully. The home is very well taken care of and well stocked for the needs of a family. I would stay here again without question. The property manger was extremely responsive and handled any thing we needed immediately.

unpleasant bathroom interventions
we were a group of 3 families and a couple of pets. The house was spacious and the rooms were big and everything was right about the home except the locks/hinges for the restrooms.For 3 days none of us could use the rest room in peace as we were unable to lock the rest room and had more than a couple of instance where someone tried to open the restroom while in use. The locks were not properly installed for the bedrooms as well, they would open when someone opens a different door. The one and only complaint about this place is lack of privacy in bedrooms and bathrooms.

Beautiful home
The property itself is amazing and my communication with Lynn was great. That alone would be five stars but we were very uncomfortable with all the rules posted all over the kitchen and the monitoring devices around the house. We chose to just sleep there and get ready there and spend the rest of the time at other people’s houses. If the hosts don’t want you using their sound system during non-quiet hours (we played music at 6pm upon arrival and received a text that the noise level was louder than allowed with no indication of what was allowed) then they shouldn’t have a sound system installed for use. Upon research of the monitoring devices we found, we realized it also tracks your phone signals to count how many people are in the house. We’re adults and can follow a lease agreement without being monitored. If this is such a problem in a guest home then maybe it shouldn’t be for rent. If this isn’t a bother to you, then by all means it’s a great place to rent, but we would not stay again.
