The Space:
Just a few steps off the elevator and you will be in unit 907 where you will have direct, unobstructed views of the ocean from your living room, dining area, kitchen, balcony, and hallway. The view gives the feeling of being on top of the water. This unit sleeps six with one queen-bed and one full-bed in the bedroom and a sleep-sofa in the living room. The bedroom has a half-bath and there is also a full-bathroom with a bathtub and shower. The unit has undergone a complete renovation with numerous upgrades including new kitchen cabinets, new countertop, stove, dishwasher, refrigerator as well as new air conditioning units. There is a fifty-seven inch flat screen HD cable television in the living room. The unit is WiFi/internet ready and has Amazon Prime and Netflix so you can log-in and watch your favorite shows. This condo also has a high capacity full size washer and dryer ( not a stacked type unit). Most of the furnishings are also new. The kitchen has a microwave, toaster, coffee maker, Keurig coffee maker, and can opener. Plates, glasses, and cutlery are provided. Living room lamps have USB ports as does an electrical outlet in the kitchen for your charging needs. The unit has an iron and ironing board. Watch the sunrise as you prepare your breakfast and then enjoy your meal on the furnished oceanfront balcony. There is a collection of books for your reading pleasure. This unit is tastefully decorated as the owners live here a good part of the year. The building has an outdoor private pool and one assigned off street parking space. Outdoor showers are located on the swimming pool deck and on the side of the building so you can rinse the sand off your beach items. There is a ramp for wheelchair access to the elevators. The parking lot and walkways are well lit at night.The pool opens Friday May 23rd for the season. The Pool closes in early October depending on weather. The likely date of closure will be around October 5th. Pool hours are 10am to 8pm. Pool hours are posted at the entrance to the pool. The pool is not to be used at other times. The building, Sandpiper Dunes, is a mid-rise with only 11 floors and is located in central Ocean City (58th street) and close to numerous restaurants. Come make some memories at the beach with Coastal Life Vacations. Linen and towel package included with reservation. Management fee includes Damage Waiver for $1000 in accidental damage coverage. License Number - 80506 This condo is located on the 9th floor.

General Policies
Minimum guest age is twenty-five years old.

The guest that signed the Lodging Agreement shall be the guest that checks-in. This guest must be at least twenty-five years old and occupying the property throughout the duration of the rental period. All occupants of the property during the rental period shall be supervised by this guest. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.

Maximum occupancy is noted on the listing and related materials. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.

Guest shall not host, or permit to be hosted, any parties at the property at anytime. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.

Pets are prohibited at the property. Violation of this policy shall be grounds for immediate removal from the property without refund. Guest will be responsible for all associated cleaning costs.

No smoking or vaping is allowed on the premises. If smoking or vaping does occur on the premises, Guest will be evicted and is financially responsible for all damage caused by the smoking including, but not limited to, stains, burns and the cost of odor remediation and removal and replacement of damaged property.

Your booking includes $1000 in accidental damage coverage, however any property damage needs to be reported immediately to Coastal Life Vacations to avoid additional charges and/or legal claims.

Rental booking includes a complete linen and towel package. Guest will be responsible for supplying their own paper products, toiletries, trash bags, beach towels and beach equipment.

Cancellation Policy
All cancellations shall be in writing. Processing, management and credit card fees are non-refundable. Reservations canceled more than sixty (60) days prior to the check-in date will receive a 100% refund less aforementioned fees. Reservations canceled more than thirty (30) days prior to the check-in date will receive a 50% refund less aforementioned fees. No refunds will be provided for reservations canceled thirty (30) days or less prior to the check-in date. No refunds will be provided if Guest does not take occupancy of the Property. A transfer to another Property at Guest’s request will be treated as a cancellation. Reinstatement of a canceled Reservation is subject to an additional processing fee. The Reservation will be in effect upon receipt of initial required deposit payment and the applicable cancellation policy will apply at that time.

We had a great week. Condo was decorated so cute and very clean. We had a cooler week so we didn’t use the air conditioner much. If I was to complain about anything, it would be the bed. My husband didn’t mind it but it was a little stiff for me. We loved our stay.

Good property, few areas that could be improved.

Overall the property was great. Beautiful view of the ocean, property well maintained, easy access to beach, kitchen was well stocked. There were a few things that we noticed that could be improved. Upon our arrival we noticed one of the toilet seats was missing a bolt and was unattached. We reached out to the owners via text message as well as on VRBO and received no response. Although there were two bathrooms, as a family of 5, using one was not always an option. Also throughout the week there were quite a few bugs we found crawling in the kitchen as well as in the bedroom while we were laying in bed. The pool was ok, it is located in the front of the property in the parking lot. The pictures/description do not indicate this so we felt that was a little misleading. Overall we had a great stay otherwise.

Great Location! Condo needs a little TLC

This was my first experience with a VRBO, so my expectations may have been a little high, but there were several issues with this unit. On the first day, the towel bar in the full bath fell off the wall when we went to hang a hand towel; then, the sliding doors that conceal the washer/dryer (basically a large closet) fell off their tracks and we couldn't get them back on. I texted the property manager (per their instructions) about these, but never received a response. Then two days later, when we ran the dishwasher, we discovered it wasn't draining properly. This time I called the property manager and they put in a work order. It turned out the plug from the drain pipe in the dishwasher to the garbage disposal was never removed, which means for all that time, the dishes were just being washed over and over in the same dirty water. Ugh! However, the workmen were kind enough to put the doors back on their tracks while they were in the unit, but couldn't fix the towel rack. Finally, the window unit air conditioner was very stinky and probably needs new filters. We actually removed the filters, washed them and put them back, which helped a little. Overall, we liked the unit and loved the location. It just needs a little fixing up.

Beautiful Views - But..

This is a mixed review – first the pros: Views breathtaking from the balcony, fully equipped kitchen, nice big TV in the living room. Cons: condo could have been cleaned better, linens (towels/sheet) were left in duffle bags in the bedroom, bathrooms very dated. There were previous renter’s clothes in the top of the closet, dirty dishes in the dishwasher. Condo is smaller than it looks in the pictures. Also, there is no TV in the bedroom. And the biggest con were the renovations being done in the condo above us that started at 8:00 and went until 3:30pm – all day jackhammering, must have been taking up the floors. Of course, this is not the fault of the owner/rental company, just a bad situation for us.

Nice condo, definitely recommend.

This condo is nicely decorated and clearly freshly updated. You simply cannot beat the ocean views from the balcony. There seemed to be several items missed when it was cleaned last, but nothing that wasn't handled fairly easily. It was nice to sleep on what seemed like new mattresses and the kitchen was nicely outfitted with most everything you might need. The Keurig was a nice surprise too! Sandpiper Dunes is a family favorite due to its location and ammenities and this condo did not disappoint. Looking forward to renting this property again in the future!
