    Parking

    Two parking spaces are included. Guests have one assigned space in the ground-level garage and one space in the guest open parking lot. Additional street parking may be available nearby.

    Pool

    Guests have access to the seasonal outdoor courtyard pool located in front of the building. Pool dates and hours are set by building management and may vary. A pool key is provided, and lost or damaged pool keys are subject to a $75 replacement fee.

    Amber Waves is located in midtown Ocean City at 3903 Atlantic Avenue, directly across Coastal Highway from the Roland E. Powell Convention Center. The walk to the Convention Center is under 5 minutes, making this a great option for trade shows, tournaments, conferences, concerts, and special events.

    You are also close to some of Ocean City’s favorite restaurants, bars, attractions, and entertainment, including Jolly Roger Amusement Park, Seacrets, Coconuts Beach Bar, On the Bay Seafood, Barn 34, the Boardwalk, and other midtown favorites.     The primary renter must be at least 25 years old. No pets, no smoking anywhere on the property including the balcony, and no parties or events. Guests who smoke must leave the property and use a nearby public street area where smoking is permitted. Ocean City quiet hours and noise rules apply.

    1. Minimum Age Requirement
    The primary renter must be 25 years or older, must be present for the entire stay, and is responsible for all guests. Third-party bookings are not permitted.

    2. Maximum Occupancy
    The number of guests may not exceed the amount listed on the reservation at any time.
    Unregistered guests are not permitted without prior approval.

    3. No Parties or Events
    Parties, events, or large gatherings are strictly prohibited.
    This is a residential building with active HOA enforcement. Violations may result in:
    • Immediate cancellation of your stay
    • Removal from the property without refund
    • HOA fines charged to the guest

    4. Quiet Hours
    Ocean City noise ordinance is strictly enforced:
    • Quiet hours: 12:00 AM – 7:00 AM
    • Noise must not be audible from 50 feet away

    Please be respectful at all times, especially in:
    • Hallways
    • Balconies
    • Parking areas

    5. Strict No Smoking Policy (Entire Property)
    Smoking or vaping of any kind is strictly prohibited anywhere on the property, including:
    • Inside the unit
    • Balconies
    • Pool area
    • Parking lot
    • Walkways and common areas
    This is an HOA rule and is strictly enforced.

    Violation will result in:
    • Minimum $300+ odor remediation fee
    • Additional cleaning or damage charges if required
    • Possible HOA fines

    6. Pets
    Pets are not permitted unless explicitly approved in writing prior to arrival (if applicable).
    Unauthorized pets will result in:
    • Immediate removal
    • Additional cleaning fees
    • Possible HOA penalties

    7. Parking & Vehicles
    • Two parking passes are provided for your stay:
    • One assigned parking space in the ground-level garage
    • One space in the guest parking area

    Please follow all parking guidelines:
    • Parking passes must be clearly displayed at all times
    • Vehicles without a visible pass may be towed at the guest’s expense

    HOA vehicle restrictions:
    • Maximum vehicle height: 6’7” (no exceptions for garage entry)
    • No RVs, trailers, or campers permitted
    • No sleeping in vehicles
    • No washing or repairing vehicles on the property
    Guest parking is first-come, first-served and not guaranteed during peak times.

    8. Balconies & Safety
    For safety and HOA compliance:
    Do NOT:
    • Throw anything from balconies
    • Hang towels, clothing, or items over railings
    • Shake rugs, towels, or debris from balconies
    • Cook or use grills on balconies (strictly prohibited by city code)
    • Climb or sit on railings
    Guests are responsible for balcony safety, especially with children.

    9. Beach & Sand Policy
    Please use the hose at the beach entrance to rinse off sand before entering the building.
    This helps prevent damage to common areas and plumbing.

    10. Building Conduct
    • Do not run or play in hallways
    • Do not misuse elevators (no playing, no emergency button use)
    • No solicitation
    • Do not block walkways or common areas
    Guests must follow all posted building signage and HOA rules.

    11. Trash Disposal
    All trash must be:
    • Properly bagged
    • Disposed of in the designated dumpsters
    Do not leave trash in hallways or common areas.

    12. Damages & HOA Fines
    Guests are responsible for:
    • Any damage beyond normal wear and tear
    • Missing items
    • Any HOA fines caused by guest behavior
    The property is documented before each stay.

    13. Check-In & Check-Out
    • Check-in: 3:00 PM
    • Check-out: 10:00 AM

    A 15-minute grace period is provided.
    Late check-outs beyond 10:15 AM must be approved in advance.

    Our cleaning team is scheduled to arrive promptly at 10:00 AM to prepare the unit for incoming guests. Unauthorized late check-outs will incur a fee of $75–$100 per hour, depending on impact to the cleaning schedule and same-day turnovers. Additional fees may apply if delays affect incoming reservations.

    Before departure:
    • Place used towels/linens on bathroom floor
    • Start dishwasher
    • Take out trash
    • Leave parking passes (or $15 replacement fee each)
    • Lock all doors

    14. Maintenance Issues
    Report any issues immediately.
    Do not attempt repairs yourself.

    15. Linen & Supplies
    We provide all bed linens, bath towels, and beach towels for your stay.

    Starter supplies are also included to get you settled, such as basic toiletries and household essentials (e.g., shampoo, conditioner, body wash, paper products, and a limited number of cleaning and kitchen items).

    These items are intended to get you started. For extended stays, guests are responsible for purchasing any additional supplies needed beyond the initial set.

    16. Weather & Coastal Conditions
    Refunds are not provided for weather unless there is a mandatory evacuation.

    17. Excessive Cleaning
    If the property is left in an excessively dirty condition beyond normal use, additional cleaning fees will apply based on actual cost.

    18. Violation Policy
    Violation of these rules may result in:
    • Immediate termination of stay
    • Removal without refund
    • Additional charges
    • Loss of deposit
