SWIMMING POOL: Unheated, open seasonally (May - Sept). Professionally serviced weekly and maintained by an automated nightly pool sweep system.

HOUSE RULES & IMPORTANT POLICIES
REGISTRATION & OCCUPANCY

Maximum occupancy is 22 guests.

Base pricing covers up to 16 guests. Additional guests over 16 incur a $50/guest/night fee.

STRICTLY REGISTERED GUESTS ONLY: For safety, legal, and insurance compliance, only registered guests are permitted on the property. No unregistered day visitors, "in-and-out" temporary guests, camping, tents, or RVs are allowed on-site.

RESTRICTED & OWNER STORAGE AREAS

To maintain the property and store supplies, a few areas are privately locked and non-accessible: owner closets in the Kitchen and Master Bedroom, one upstairs storage area, and the backyard wooden deck (reserved for maintenance and safety).

ELECTRIC VEHICLE (EV) CHARGING

On-site EV charging is available for $50 per vehicle per day.

Alternative Option: Public fast-charging stations are located just 2 miles away in Oakhurst.

STRICT PET-FREE POLICY

To protect allergy-sensitive guests, pets are strictly prohibited. Unauthorized pets will result in a $250 violation fee plus mandatory specialized cleaning charges.

BEAR-SAFE TRASH (CRITICAL SAFETY)

Never leave food, drinks, or trash outside at any time—unattended garbage attracts bears and mountain lions.

All trash must be placed inside the on-site dumpster and immediately secured using the carabiner lock.

FIRE SAFETY RESTRICTIONS

Per Madera County fire safety laws, OUTDOOR WOOD OR CHARCOAL FIRES ARE STRICTLY PROHIBITED FROM MAY THROUGH OCTOBER.

Propane BBQ use is permitted for cooking only. Indoor gas/wood stoves are seasonal and subject to local county codes.

QUIET HOURS & NEIGHBORHOOD RESPECT

Quiet hours are 8:00 PM – 8:00 AM. Parties, amplified sound, or disruptive outdoor gatherings are strictly prohibited by local ordinance.

POOL GUIDELINES

No lifeguard on duty—swim at your own risk. Children must be supervised by an adult at all times.

No glassware allowed in or near the pool area. Please use provided pool towels.

DO NOT REMOVE OR TAMPER WITH THE AUTOMATED POOL SWEEP/FILTER SYSTEM. Repair costs for filter motor burnout caused by guest tampering will be billed to the guest.

Natural mineral tint or minor surface leaf debris in the pool is normal for this mountain ecosystem.

NATURAL TERRAIN & WILDLIFE

Please drive slowly on arrival—local deer and wild turkeys cross neighborhood roads frequently.

Natural rock formations add beauty to the property; for your safety, climbing on rocks is strictly prohibited.

SECURITY MEASURES

For estate security, 4 exterior-facing cameras are monitored at the front of the property, including 1 Ring doorbell camera at the main entrance. No cameras face private living spaces or pool areas.
