The Lookout Loft offers a front-row seat to Newport’s iconic waterfront energy. Perched above bustling Thames Street, from your windows you can catch the energy of Newport below and watch boats come and go on the harbor at Ann Street Pier. You’re steps from shops, top rated restaurants, the waterfront, and the water taxi. No need to drive - just park in the garage and explore the wharf, harbor, and iconic landmarks by foot all weekend.

The Space:
Inside, you’ll find an elegant retreat designed for a relaxed, elevated stay. Sunlight pours through the windows and skylights, offering views of the harbor and street below. The open living area has room to relax or stream your favorite shows, and the renovated kitchen makes it easy to cook in or bring back takeout from the countless nearby restaurants.

Three bedrooms are thoughtfully arranged for privacy and rest, including a spacious primary suite with its own bathroom. A second full bath and in-unit washer/dryer add convenience without compromising the residence's elegant character.

Park your car in one of the private garage spots and forget about it—you won’t need it. From this location, Newport is yours to explore on foot. Catch the water taxi at the end of the block, stroll to dinner, or simply watch the scene unfold from your windows above Thames Street.

Guest Access:
The Lookout Loft is located on the second floor of a building. You have access to the interior of the loft and 4 spaces in the parking garage across the street.

The Neighborhood:
Located in the heart of Newport, this condo puts you right in the middle of the action. Thames Street is just steps away, lined with boutique shops, cafés, and local favorites. Newport Harbor is a quick two-minute stroll, perfect for waterfront views or setting off on a sailing excursion. Bowen’s Wharf is also close by, just a three-minute walk from your door. For those wanting to explore Newport’s iconic landmarks, the Newport Mansions are a 17-minute walk, while the scenic Cliff Walk is just a minute further.

Getting around is easy, with the Newport Ferry Station a 10-minute walk away.

Getting Around:
Getting around the island is both easy and enjoyable. Many of our homes are situated in residential neighborhoods where walking, biking, scootering, or renting a golf cart offers a relaxed and scenic way to explore the area.

Other Things to Note:
Second Beach is very popular and tends to have more waves. Third Beach is very child-friendly as the water is usually very calm and protected from the wind. The Atlantic Grill is a great breakfast spot and walkable from this property. Newport's Cliff Walk is another must do while visiting. Located on Memorial Blvd, just before you head into Newport. Ocean Drive is an 8-mile scenic waterfront must see. The views are incredible and the mansions on Bellevue Avenue are breathtaking.

Disappointed. Misrepresented listing. Location is across from a pizza shop that is open until 2am. Screaming & yelling until after 3am. Be ready for no sleep. Parking is not convenient & many old unsafe stairs for those who may have issues. Have been coming to Newport for 20 yrs have never left a negative review. Was going to stay where we did last year, also on Thames but this time was willing to pay the extra 700 more for “a water view”. View was of a dirty alleyway with trash dumpster & a sliver of the water if you stood a certain way. This is a no shoes allowed property however, the carpets are dirty, the back bathroom floors were grossly sticky. Bathmat was filthy & towels smelled musty & damp. I did contact them before leaving review & received a generic response. Asked if my concerns were relayed to the owner/host & was told no & was told the management would get back to me & was ghosted. I was never looking for a monetary resolution but instead a response from owner so he was aware especially of the poor cleaning. I own my own property that I rent out in PA & handle any concerns very differently. Hopefully this helps someone else make a decision on where to stay.

We loved the loft, plenty of room for our family. Had a lot of friends come by as well because of its great location. Property is very clean, just as pictured. Street noise no issue as we are sound sleepers. Perfect location for everything Newport! Would definitely stay again.

NOISE NOISE AND LIGHTS!!!

If you stay up until 3am and don't mind constant yelling and spotlights shining in your room all night from the parking lot outside of your bedroom than this is the place for you!!! There was a saxophone player with a boom box and people yelling all night long outside of our windows. It is right across the street from a late night pizza shop. I expressed my concern about the noise to Vrbo and they replied that Newport is a lively place. Raucous, disorderly and disruptive would more accurately describe what was going on outside this unit. In the contract we were told there was a strict noise ordnance from 10pm to 8am. Clearly it is not enforced yet we would be fined 100 if the police were called to the unit. We did call the police about the noise but they were no help. The curtains are paper thin so the spotlight from the parking lot lit up our room as if it were the middle of the day.....4 nights of little to no sleep...they did provide noise machines but it couldn't get loud enough to drowned out the noise

Beautiful and Comfortable

Exactly as we were expecting! Beautiful, bright, comfortable and perfectly located! Exceptional detail in amenities provided. Communications with host were quick , friendly and very easy. Outstanding response time. Thoughtful placement of Sound machine in bedrooms helped with the late night noisy neighborhood which wasn’t overly troublesome just a bit frustrating. Overall an exceptionally great experience and we would happily return to stay again!

Beautiful House

The house was absolutely beautiful and exactly as pictured. The location was amazing. We were centrally located to stores, restaurants, etc. It was really the perfect location. The only negative (which is of no fault of the house / owner) is the neighborhood was very loud at night. There were parties going on until 3 in the morning with people shouting which made sleeping difficult.

The apartment was perfect. Cozy and clean. Right in downtown and convenient to everything. A little loud at night due to young kids leaving bars, but the owner was thoughtful enough to supply sound machines in all the rooms. Would definitely stay again.

This was the coolest place! As soon as we got there we were so pleased and excited. The owner graciously let us in a few hours early for check in. It was so clean and such a fun location. No complaints or concerns about this place! Highly, highly recommend.

We loved the location. Took two days to warm up the place but we understood it was empty prior to our arrival. It was clean and very inviting. We will be back again! Just not in January lol. We did get to see a beautiful snowfall from the front room. The windows gave us an amazing view.

The PERFECT place to stay

Loft was EXACTLY as described in the listing and the location could not have been better! This is how all VRBO’s should be-adequate amounts of items needed for our stay, such as paper products and soaps. Loft was exceptionally clean as well as all linens. Location is exceptional and most people would be able to walk to most of the restaurants and shopping since this unit is in the middle of it all! Parking is across the street, but plentiful and we were able to park at the unit briefly to reload our car at the end of our trip. (Parking at the unit belongs to the hotel behind the unit). We absolutely would stay here again and hope to in the future!

Great location for family fun!

Our family of five adults had a wonderful two night stay at The Loft. It was right downtown located near cafés, restaurants and near the mansions, etc. We were given two parking passes which were right around the corner from the loft super convenient.The loft had most of the amenities we could need. Bring bar soap! And since the location is right over shops and restaurants it was a little bit bright so I recommend bringing an eye mask for sleeping.

BRRRRRRRR!

When we arrived at the condo, it was 47 inside. We immediately turned up the heat, but with the high ceilings, it took over two hours before we could take our coats off and when we did, it was still uncomfortably cold. I didn’t realize there was an email with directions on where to park and how to get in, but once. I reviewed that, we were fine. Just not the easiest place to find the parking garage as it’s across the street and down the way. Very disappointed in our rating from the owner regarding cleanliness. We had five adult women there and left the place spotless. We were at the condo for one night and we cleaned up everything before we left. Late at night., When the bars were closing, it did get quite loud outside. The woman in the front rooms along with the back rooms all were awakened by the noise. The condo is beautiful but unfortunately, with it being so cold, it was hard to enjoy.
