The Space:
1404 W Oceanfront B is professionally managed by Newport Beach Vacation Properties. This great oceanfront, 2 bedroom, 2 bath, upper unit has beautiful ocean views! With a nice deck with chairs and a BBQ and a spacious living room and kitchen, this unit is perfect for relaxing with the family.
The living room has plenty of room to relax and take in cool ocean breezes. An L-shaped couch, coffee table, and flat screen TV keep the crew comfy when they’re not out enjoying all the beach has to offer. The dining table seats six, with four additional seats at the kitchen counter for quick bites. The kitchen has a dual sink, dishwasher, microwave, dishwasher and plenty of cabinet and counter space for storing and preparing meals. Maximize time outdoors on the balcony with a table, chairs, a gas BBQ and terrific views. The fireplace is non operational.
A king bed graces the master bedroom at the rear of the unit, with a wall-mounted flat panel TV, and an en suite bath featuring dual sinks and a walk-in shower. The guest bedroom with two twins has access to the hall bath with dual sinks and a walk-in shower. The couch folds out into a queen size bed.
There is a coin-operated washer and dryer in the carport, shared with the ground floor unit. The carport has two compact parking spots, small cars only please.
The deck offers unmatched sunset views and panoramic views of the Newport Pier, Balboa Pier, Catalina Island and south to Laguna Beach. The home is just steps away from an elementary school that kids can enjoy the playground that is accessible to visitors when school is not in session. The bike path/boardwalk runs right out front, your ticket to exploring the Peninsula by bicycle or on foot. The Newport Pier area is just a short stroll away with shops and local eateries galore.

Guests have access to the entire B unit of this property, the second floor. As well as 2 tandem car spaces in the car port labeled B.
Other Things to Note:
- This is a middle, upper unit of a triplex. Its a shared property, private unit.
- Must provide your email and be able to access our company online portal for house info.
- No parties or gatherings.
- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

Loved the unit. Excellent location. The amenities were good. We were provided with everything we needed. I did not have any communication with the host. The only complaint I have is that none of the windows were functional, and the blinds did not function that well. The blinds on the left door in the dining room would not raise and stay open. Other than that, everything was great! We would definitely come back! Thanks!

This place was great! We stayed in unit B (upstairs facing the ocean) we were able to park our Yukon XL and Honda civic in the B parking spots (one in front of the other) I don’t know that we could have gotten our Yukon XL in the other parking spots for the other units though. They said in the listing “compact only”, so we were pleasantly surprised that we could squeeze it in.

We loved the property! The location was perfect - our 22 year old sons loved the proximity to the both the piers and the nearby venues. We loved being on the sand with ocean views. We will definitely return to this property.

Great location
House was in an amazing location, plenty of restaurants in a walkable distance. Property management very responsive as well. Linens provided were very thin and if you have 4 people staying you only get one set of towels person. Same with pillows, which were very hard. These are easy updates to make that would have improved our stay and provided additional comfort.

Oceanfront Bliss
Looked for a beachfront property near shops & restaurants and found just what we wanted at 1404 Oceanfront! My sister and I love the ocean and enjoyed walking oceanside and on the paved path every day (despite rain/cold in March). This property offers a clear view of the ocean, a large balcony, and even from the living room with the French doors open we could see and hear the ocean waves and enjoy the clean ocean breezes. Other reviewers mentioned noise: it's true (especially from 3rd floor/balcony above) but who cares? You're at the beach!

The view from our balcony was awesome. It was just as and even more than the pics on the website depicted. The Newport Pier was close by which made our walks there everyday so enjoyable. Spent part of our fall break trip at this property in Newport Beach. The location was perfect and we loved sitting on the balcony watching/listening to the ocean. Gorgeous views! A couple minor complaints about the unit - the overhead light and one of the bedside lamps in the master didn't work and the windows didn't appear to lock. Would have also appreciated a place to spray off our feet/legs after coming back from the beach before going inside. But none of these affected our overall stay, and we would definitely stay here again! I appreciated the flexibility of after-hours check-in and keyless entry.

Perfect location
We absolutely loved the location next to the school/park and walking distance to the Pier and restaurants. The property is comfortable and up to date. It does get loud here on the middle floor from people upstairs walking around, sliding chairs and dribbling basketballs. We knew this from previous reviews and brought a sound machine help drown out noises. Be sure to read the property info prior to your arrival as the unit is very basic and only provides one towel per person. Bring quarters for laundry as the local shops don’t have any to spare. There is a small grocery store at the end of the block with basic grocery, liquor and beach items. Beds were pretty comfortable and property was clean. Windows could use a cleaning and some need replaced due to broken seals and condensation between the panes. It obstructed our view some but we probably noticed more because it rained most of our stay and we couldn’t have the doors open. We still had a great time despite the rain. We saw so many dolphins and even a whale swimming along the shore. It was amazing to see

This property had been recently upgraded and everything was in perfect order and extremely clean. All the appliances were new and of top quality as well as the beds and bedding. If you are planing to cook most of your meals like I did, there are plenty of pots, pans, dishes, etc. for that. There were 4 of us and we entertained 2 others for a couple of nights. Our guests said the new couch with a pull-out bed was comfortable. There were plenty of sheets and soft blankets, too. There were no beach toys, or beach chairs, etc. available so you will either have to bring your own or buy some there. There were no extra beach towels (we brought our own so it was no problem for us). I didn't use the washer and dryer so I can't comment on them. The parking space was tight (we rented a large mini-van) but doable and there was even space behind our van for our guests to park. That was a real plus given how hard it is to find a parking space in Newport. The school play yard two doors down is perfect for the younger children and is available during the summer or non-school hours. The apartment is situated about half way between the Newport Pier and the Balboa Pier so it is perfect for walking to one or the other. The Burr White staff was very helpful and friendly. The checkout time was a little early for us (10:00) and they allowed us an extra hour (11:00) for which I was very grateful. We needed every minute of it. If you like bike riding, I suggest you go over to Huntington Beach. It is not as crowded and the trail is 7 miles long. Overall we all had a wonderful, fun filled vacation. I love Newport Beach. Don't forget to leave a good tip for the cleanup crew, they deserve it.

You cannot go wrong with an oceanfront condo in Newport Beach. Our family has stayed at various condos on Newport Beach for years, so have a comparison. There were little things that could have been better.The bed in the master bedroom was very firm. My back was hurting a bit by the end of the week.The linens were dingy. There was a stain on one of the bath mats and on the sheets provided. And we are uncertain if the bedspreads are washed between tenants. The management company asked us to strip the beds of the sheets upon checkout, but not the bedspreads.Being on the second floor, there was TONS of noice on the third floor. We could hear everything from above, from the dragging of a chair to children riding their scooters on the large patio. A few of the window blinds in the unit need to be replaced, including the ones on the front door.There are security lights that come on at 9 PM on the staircase from the first floor to the third floor. If you have anyone sleeping on the pull out couch in the living room, it can be rather bright, especially with broken blinds on the door. They need more drinking glasses in the unit. Spend $10 at a dollar store and stock up.Not picking on the unit, but there is a lot of activity outside of the unit due to the playground. That might not bother you.Overall, the unit is fine. But it could use a little TLC to make it better.

All about the location
Can't beat being on the beach!
As for the unit - these are not huge problems, but helpful it get a feel for the place:
- generally it is dated and has been kept up with very basic minimal effort (some peeling paint in corners, some windows stuck, some blinds not working)
- it was superficially cleaned, but could use a deep cleaning
- sheets and towels super warn out and cheap, no extra towels provided (1 small bath towel, per person)
- no games, no beach chairs or towels (even though there is plenty of closet space to store these items)
- terrible shower water pressure
- kitchen supplies are cheap and bare; no plastic/outdoor dinnerware, cups
Very basic amenities and only the most bare necessities compared to other properties and what one would expect for a beach house in a place like Newport Beach, but served our purpose for a last-minute escape just fine.

Nice location on the beach
We enjoyed the location and being able to see and hear the ocean with the doors open. It was also a nice surprise to have a classic car show at the school on Saturday. We had some noisy neighbors, but the property manager contacted us and they seemed to be responsive and concerned about the quality of our stay. We do understand noise is common for these older beach houses, but be aware that you may have noisy neighbors.
It had plenty of space for our family of 4 and I was happy to have dedicated parking. We also really enjoyed having restaurants, shopping, and a small food/convenience store within walking distance.
Overall, we were really satisfied with the property and we highly recommend a stay here.

Beach rental
It was hot windows had to be opened and the screens were so dirty air couldn’t even get through. Lamp shades and walls also covered in dust
Extra towels for a week stay would be a plus
