Located just ten homes from the sand and boardwalk, this 3BR/2BA second-floor residence offers easy access to some of Newport Beach’s best oceanfront recreation, from surf-friendly waves to gentle shorelines ideal for families. Spacious, clean, and filled with natural light, this home provides a comfortable and welcoming setting for a classic beach getaway.

OUTDOOR SPACES:
The front balcony includes a small table with seating for four, along with a propane gas BBQ grill, offering a comfortable place to relax outdoors.

- Primary Bedroom: King-size bed, streaming TV, and en-suite bathroom
- Guest Bedroom 1: Queen-size bed, streaming TV
- Guest Bedroom 2: Full-size bed with twin trundle, streaming TV

LIVING, DINING, & KITCHEN:
The living and dining area features a sofa and loveseat, a smart TV with streaming capabilities, and a sliding glass door that opens to the front balcony. A dining table with seating for five anchors the space. Please note the fireplace has been permanently disabled.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, and includes both large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided.

Parking: One parking space is provided in the shared double garage, suitable for small to mid-size vehicles and accessed via the rear alley. Additional neighborhood parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front balcony. The ground-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
