The Space:

118 Emerald A& B is professionally managed by Newport Beach Vacation Properties. This lovely 5 bedroom, 3 bathroom duplex on Balboa Island, just a quick walk away from the waterfront, is a perfect place for your next family vacation.



This beautiful cottage with a white picket fence gate, has wonderful patios with ample seating and gas BBQ's for you and your family to enjoy. Both units have open concept living spaces, with dining areas, family rooms that include flat screen Smart TV's, and Wi-Fi that covers the whole property. Each unit has a fully equipped galley-style kitchen and the ground floor units both have a laundry room with full sized washers and dryers.



Both the front and back units have a master bedroom with a queen bed, a second bedroom with a triple twin bunk bed, and an additional king bed in the lower back studio unit. Both units also have queen pull out beds in the couches in each living room.



Just a short ferry ride away you can explore the beaches, go surfing nearby, check out the Fun Zone, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination.

This unit is located on Balboa Island. A small residential island located in the heart of Newport Harbor. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination. On the Balboa Peninsula, you can relax along the pristine beaches, go surfing nearby, check out the FUN ZONE, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination.



Getting Around:

Explore the beach on the Balboa Peninsula via the ferry off Agate Ave. The Balboa Village and Balboa Pier are also a short ferry ride away. Rent a bike, jet ski, stand up paddle board, or kayak. Whale watching, and deep-sea fishing trips are running daily with many boats that leave the Balboa Pavilion during all times of the day.

Excellent Rental Property

We love Balboa Island, and this property did not disappoint. We rented both units for our large group and it worked out just great. Plenty of space, close enough to the ferry and bay but quiet and secluded.

We rented the entire property for our family vacation celebrating our 50th Anniversary and birthday milestones with our kids and grandchildren. The kids had a great time using paddle boards, kayaking and sailing in our little Sabot…always enjoy taking the smaller kids to the Fun Zone crossing on the Ferry….a must. It was plenty of room and well stocked for the 13 of us!! The staff and communication at Newport Beach Realty was awesome and we’ll be back!

We rented both the cottage and the bungalow and it worked out great for our family!

We had a great experience renting the cottage & bungalow. It allowed for privacy when wanted and then a space to all come together. Location was perfect to walk the island, grab the ferry & enjoy the Holiday Lights!

Great location

Great location- easy to get to ferry,. We used our bikes to get around since the streets gets busy and we had no problem parking by the unit when we arrived. Set up was perfect for our large group using both units.

Great for retreat with privacy for family groups

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We rented the entire space for our family vacation. This was ideal for three separate groups. None of the spaces are open to the others - so it is not ideal if you are looking for kids to move from one apartment to another as all entrances are outside to each space. But is perfect when everyone needs a private space or a break! This location is a VERY short walk to the ferry which is wonderful if you are heading to the beach and the fun zone - which we did quite frequently during our stay. Spaces were all adorably decorated with plenty of pillows, sheets, towels, etc. The only issue we really had while staying was that the bathrooms are very small - we had two bigger guys with us and the space for the toilets is quite snug if you are taller or have broad shoulders!

Very disappointing! Unclean and in disrepair.

Within the first 2 hours of our stay had major issues, stairs to apartment in upper section rotting out and unsafe, broken glass ornament left on patio table, and broken toilet seat. Then more to come. Tried to scramble eggs but fry pans had black pieces on them that got in the eggs so threw them away. Keurig for coffee didn’t work and shower curtain was moldy and my children were afraid to bathe kids. Oh and the leg fell off the couch so child fell down when couch fell. Thankfully she was not hurt. Closing door and trim above fell off. The property managers were responsive and fixed toilet seat and couch and trim and brought new Keurig, pans, shower curtain and blankets. The ceiling in kitchen had food spattered on it and floors were not very clean. The whole place needed to be inspected and shut down for repairs and cleaning. I have rented so many times from VRBO and never have I had so bad a place to stay in and paid so much. The tub upstairs had been lpainted and chips of paint were coming off in patches.The recycle can outback was 3/4 full so had no room to put ours in it. Also the garbage was not taken out in a timely manner.
