    122 36th St A is professionally managed by Newport Beach Vacation Properties. Make this lower-level duplex your home base in Newport Beach and enjoy strolling among shops, dining, and the beach. Just seven houses from the sand, featuring a private patio with plenty of room to kick back, this breezy getaway is ideal for making the most of the abundant sunshine. Enjoy sleeping space for six, a full kitchen, and easy access to the bike path for pedaling/jogging along the coast.



    After a long day in the sun, find your chill in the living area with cool tile and beachy accents. Sink into the espresso leather sofa which folds out into a queen bed. Flip on the 55" smart TV that can be swiveled out to watch from the patio.



    Roomy enough to prepare everything from beach picnics to full feasts for dinner, the contemporary kitchen features quartzite counters with waterfall feature and gray and white glass tile backsplash, glass topped bistro table and two chairs. Large cabinets provide plenty of storage space for your groceries.



    Seashore decor and a tiki-inspired, queen-size sleigh bed create a Tommy Bahama vibe in the master bedroom. Get ready for outings in total privacy and comfort in the en suite bath with walk-in shower. Find the same breezy beach style in the queen-size second bedroom, conveniently adjacent to a guest bath with shower/tub combination.



    Two additional guests can snooze soundly in the living area: the sofa pulls out into a queen-size sleeper sofa.



    Sneak away from the beach for sunny afternoon BBQs on your private patio. A direct-line gas grill makes it easy to whip up lunch or dinner for the whole group. The wall has bench cap seating around the perimeter.



    In the garage, you’ll find the washer and dryer (shared with the upstairs unit) and tandem parking for two cars. Along with ample parking you will also find EV charging for Tesla vehicles and a generic charger for other models.



    Just off West Balboa Boulevard and only seven houses from the water’s edge, you’ll have easy access to the best of Newport Beach.



    Wander down to the water for swimming and sunning, then fuel up by grabbing groceries at Pavilion’s or having your pick of eateries. There are dozens of additional dining options within a 10-minute walk.

    Guest Access:

    Guests have access tot he entire lower unit of the property. Guests also have shared access to the garage with the upstairs guests, the side for parking of the lower unit is 2 tandem spots on the left side of the garage.



    Other Things to Note:

    - 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police

    - Must be 26 or older to book

    - Must provide your email and be able to access our company online portal for house info.

    - No parties or gatherings.

    - We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

Reviewer Comments: all in all good, had a great time with the family. much needed time away, good location, easy beach access, quiet street, east access to food etc on beach cruisers...... some minor remodel / construction issues - master bedroom closet rod wasnt screwed into a stud and didnt have a drywall anchor so it pulled right out of the wall. Think a handyman should go back through the property, noticed alot of small things like screws getting loose on the front gate, garbage can in kitchen etc. Cleaning - when we checked in noticed floor wasnt 100% clean. I understand its hard to get all the dirt and sand up being that close to the beach but it would be nice to start with none in the house. Also found a used feminine hygiene wrapper under the night stand in the master bedroom.

Given that we paid such a premium I was extremely disappointed with the rental. I will definitely plan on looking else where for next years vacation.

Overall, I do not recommend this vacation rental. Reviewer Comments: Great location, the house is very small for family's any larger than 4. The people renting the unit above us was very noise so it made for a tough time to get some sleep with all their partying going on and stomping on the floor. The garage is very tight for larger type vehicles, I had rough time getting my Chevy Silverado in the tight space. The sunken living room area has two very large steps that you need to pay attention too or a fall is inevitable. There is no air conditioning which makes it a bit uncomfortable. I would pass on this lower unit next go around.

Place works great with good facilities and 4 space garage......still no view of the beach. Neighbors house blocks view from deck. This was our 3rd year.

The 2-car tandem garage (4 car total - shared with upper unit) was awesome, and gave us all the room we needed for our various toys (bikes, golf cart, boogie boards, paddle boards, surf boards, beach toys, etc.). The house is literally walking distance from the beach (7 houses from the sand), the park & the bay (where we would paddle board in the mornings). Overall, it was a great property, and Burr White's check-in/check-out process was awesome and seamless!
