Step into our beach home! Our newly renovated apartment in Newport Beach offers an unbeatable location right on the boardwalk allows you to walk right out the front door onto the warm sand. You'll also find yourself close to a family-friendly park, local dining, and unique shops, as well as the Newport Pier and Balboa Island Ferry. After your adventures, kick back into your private apartment, appointed with everything you need to have a relaxing vacation at the beach.

LIVING SPACE - BED & BATH
When you enter our home, you are greeted by a beautiful 2 bedroom 1 bath apartment on the first floor with everything you need to enjoy your vacation! This unit also features a full-size kitchen and living space complete with a couch and dining area. A full-sized Fridge/Freezer, Stovetop and oven, coffee maker, Sink, fridge/freezer, and a microwave.

The apartment also features (1) bathroom with a bathtub/shower and all the amenities you need to pamper yourself during your stay. Fresh towels, Soap, and a hairdryer are provided for your convenience.

our home offers easy access to Newport Beach's top attractions, including pristine beaches, renowned restaurants, vibrant nightlife, and upscale shopping. Whether you're seeking relaxation or adventure, you'll find it all just steps from your doorstep. Our dreamy location right on 45th St and the makes it easy to get around. We are Located walking distance from both piers and just a quick walk to 46th St shops home to coffee and donut shops. The Newport Beach Pier home to dining and more shops are just a short distance away as well.

From our home, you can safely walk or ride bikes anywhere on the peninsula, Balboa Island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/Paddle-board Lessons all within a 20-minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks at the Balboa Pier. For those of you with kids, the Balboa Fun Zone is a new arcade and other amusement rides. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute taxi ride from the Island.

IMPORTANT HOME NOTES:

- Must be 30+ Years Old to Rent
- Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- This advertisement is for (1) first floor apartment in a duplex building. There is another rental above this unit.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-There is no Air conditioning on the Property. However, Portable freestanding 12,000 BTU AC units are available to rent at a rate of $399/each plus applicable taxes for up to 7 nights. (Max 1 per unit)
-High Chair and/or Pack n' Play must be requested more than 24 hours before your arrival.

PARKING NOTES
In the rear of the building, there is a 2 car garage. You are assigned parking for 1 car on the LEFT side garage. Please do not park in any other spaces other than your designated parking space, as these spaces are reserved for the neighboring units. (Be sure to leave room next to your car for the neighbor to park.) Additional street parking is available on a first-come, first-serve basis.

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
