This spacious and newly renovated 5 bedroom rental is less than a block from one of the best beaches in Newport, ideal for sunning, surfing, boogie boarding and more! Each level is a complete unit with living area and kitchen. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest!



Downstairs, the tropical living room has a rattan sofa, loveseat, chair and a large flat screen TV. The sliding glass door opens from the living room onto the spacious private patio. The dining room table seats five with additional stools at the breakfast bar. Both kitchens have a dishwasher, built-in microwave and plenty of cabinet and counter space for

whipping up family meals.



The upstairs living room has a futon, chair and flat screen TV. A solid wood dining room table seats at least eight with benches on both sides and an armchair on each end. The kitchen is clean and bright with tile counters.



The ground floor master has a queen bed and flat panel TV. Perfect for kids, the second bedroom has a twin over double bunk bed with a twin trundle. The full bathroom is in the hall between the two bedrooms.



Upstairs, the large master bedroom is the width of the house and has a king bed, desk with chair and ceiling fan. The bright en-suite bath has a tub/shower combination. Both guest bedrooms - one with a queen bed, the other with two twins – have ceiling fans. The hall bath has a tub/shower combination as well.

The upper deck is very spacious - larger than most - and is partially covered, making it an ideal spot whether the sun is scorching hot or setting over Catalina. With a large round table that seats six and a charcoal BBQ, the deck accommodates more of the family for group meals.



The garage has three parking spaces and the washer dryer.



Pavilions grocery store is just across Balboa Boulevard along with Chihuahua and Sancho’s - serving up tacos, burritos and more - and Gina’s, offering pizza and pasta for the whole family. Around the corner on Newport Boulevard, try Pescadou Bistro for neighborhood French cuisine in an intimate setting, casual Hook and Anchor’s award-winning lobster and seafood or Newport Fresh for sushi!



The newly renovated Lido Marina Village with high-end waterfront restaurants and boutiques is just beyond, along with Via Lido Drugs for prescriptions, cards and unique gifts. The vintage Lido Theatre built in 1938 offers movie-goers a one-of-a-kind experience with its art deco décor, black light accents and an old-fashioned balcony.



The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a short stroll from the rental. Visit Seaside Donuts, Jane’s Corndogs and Dory Deli. Breakfast at Charlie’s Chili is a must for locals and out-of-towners alike. Fly ‘n’ Fish is not to be missed for terrific seafood, but if you want to prepare your own, visit the Dory Fleet Fish Market, which has been selling local fishermen’s daily catch since 1891. Browse shops for souvenirs on McFadden Square or rent boogie boards, bikes and surreys at the foot of the pier.

Other Important Details:

- Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity.

- Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach.

- We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.



LIMITED RIGHTS OF OCCUPANCY

Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
