This unit is perfect for a small family or a couple`s getaway, comfortably accommodating 2 adults and up to 2 children. The primary bedroom features a comfortable king bed, while the living room offers a pullout couch that converts into a double bed.

- Located in a 10-unit apartment building with other tenants and guests. The Balboa Boardwalk is also directly in front of the building. Although we encourage all guests to be mindful of their volume, we unfortunately cannot guarantee a completely quiet stay.
- Beach chairs will not be offered on a first come first serve basis. They are located on the shared deck space in the plastic bin.
- Guests must be 25 years of age or older to book and stay at this property, per City of Newport Beach short-term rental regulations. The primary guest`s age will be verified prior to check-in.

The Balboa Collection is a 10-unit beachfront building housing unique vacation rental homes. For larger groups or multi-family vacations, there are three other oceanfront units available in the same building, including one directly across the hall. Whether you’re planning a romantic escape or a family vacation, this location offers the perfect setting.

**Please note that this unit does not have air conditioning, as is common for most oceanfront properties in Newport Beach. The refreshing sea breeze will keep you cool throughout your stay**
