Cozy Mountain Living
The spacious great room features a vaulted ceiling, gas log fireplace, antler chandelier, and large smart TV, ideal for movie nights or relaxing after a day of adventure. Located off of the main living room you will find the open-concept dining area and kitchen, also a sitting nook with a half bathroom, and additionally, the game room.

Fully Equipped Kitchen
Cook with ease thanks to the fully stocked kitchen, stainless steel appliances, ample counter space, a French door fridge/freezer, and Keurig. Enjoy meals together at the 8-person dining table or grab a quick bite at the 4-seat island.

Room to Spread Out
Total sleeping capacity accommodates up to 12 guests.
Main Level: The primary ensuite offers 1 King bed, a smart TV, and ceiling fan. In the bathroom is a double vanity, a tub/shower combo with two adjustable shower heads.
Lower Level: One room with a King bed, ceiling fan and TV + another large bedroom with a Queen-over-Queen bunk bed, and a King Bed. The lower level bedrooms share a full bathroom featuring a double vanity and large tiled shower.
Extra sleeping space: Fold-out sleeper sofa in the living room on the main level

Step out onto one of the several decks surrounding the home to take in the cool mountain air. Sip your morning coffee while soaking up the view, stargaze after dark, or gather around the fire pit for s'mores and stories under the stars. With minimal light pollution, the stars truly shine.

Additional Notes:

- This home is not pet friendly. Thank you for not bringing pets to this home or requesting an exception to this rule.
- There is just one step to enter the lower level, and 12 stairs to enter the second story/main level.
- Firewood for the outside firepit may be added by reaching out to us more than a week in advance. You get two wrapped bundles and a fire starter for $25/night plus tax. Please don't use the firewood on the indoor fireplace!
- Check-in is after 4pm and Check-out is by 10am.
- This home has a steep gravel driveway with capacity for 2 vehicles and the road to it includes a sharp switchback turn. 4WD or AWD vehicles are required November-March and Chains may also be necessary during inclement weather. Low clearance or very large vehicles are not recommended to access this home any time of year and 4WD recommended year-round.
- All BRMR homes come with a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Towels and linens will be provided for you.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

CANCELLATION POLICY:
You may cancel within 24 hours of booking and receive a full refund. If you cancel more than 60 days before arrival, you will receive a refund of the amount paid to date. Cancellations within 31-60 days before the arrival date will be refunded 50%. Cancellations within 30 days of arrival do not receive a refund unless the property is rebooked. If you purchase travel insurance and the reason for the cancellation is covered, you may recover the entire amount.
