This spacious 4 bedroom, 2.5 bathroom, single-family home is an ideal place for some family fun. In addition to it's amazing Home Theater with theater-quality surround sound, it provides plenty of space for a family of 9 to comfortably live, work, and play.
It is located in a newer community that is quiet and well-maintained. It's location is ideal for commuting in and around New Braunfels, as well as neighboring cities such as Schertz, Universal City, and San Antonio.
This spacious home has great amenities such as a home theater, indoor and outdoor dining areas, and an impressive double grill that has propane and charcoal grilling capabilities.
Dining Areas:
The dining room table can seat 6 to 8 people. The outdoor dining table on the back patio currently has seating for four, but with more seating, it could easily seat 6 or possibly 8 people.
Master Bedroom:
The master bedroom is downstairs, and has a large king bed and a seating area with a side table for some quiet time with a good book. It also has a full-size dresser and nightstand with a bedside lamp, and a large walk-in closet.
The attached master bathroom has a double sink and a separate private toilet. The walk-in shower has two massage jet shower heads - one at each end of the shower, and one removable hand-held shower head.
Two Queen Bedrooms:
Two of the upstairs bedrooms have queen beds. Both of these bedrooms have dressers, good size closets, and nightstands with bedside lamps.
One Triple-Twin Bedroom:
The fourth bedroom, which is also upstairs, has a twin bed and a daybed with another bed underneath that can be pulled out. This room also has a walk-in closet and two nightstands with bedside lamps.
Upstairs Bathroom:
The full-size bathroom upstairs has plenty of counter space, and a shower/bathtub combination with a massage jet shower head that also has a removable hand-held shower head.
Movie Theater Room
The highlight of the house is the stunning 100” movie screen with theater-quality surround sound. There are three reclining theater seats with drink holders on a raised platform. The two extra-large bean bags provide additional seating for 2 to 4 people. There is also a console table and reusable popcorn containers for your movie treats. The projector has Roku streaming capabilities so you can stream any movie available on your streaming channels.
Living Rooms:
There are two living rooms in this generous home. The downstairs living room has two couches, a 55” smart television with Roku streaming, and an electric fireplace for ambience.
The upstairs living room has a couch and a chair with a footstool, a large square coffee table for playing your favorite board or card game, and a 32” television with Roku streaming.
The entire house and property is reserved solely for your group.

This large home is located in a quiet neighborhood on the south end of New Braunfels. It was built in 2013, and the neighboring homes were built around the same year or later. The neighborhood is well-maintained and only 2.5 miles from I-35, making your drive around New Braunfels or to other nearby cities quick and easy. Nearby amenities include restaurants, coffee shops, gas stations, pharmacies, and shopping, including the nearby Walmart Supercenter (only 2.5 miles away).
A car is definitely needed to head out around town, but the immediate neighborhood is an excellent place for walking the dog or having a family bike ride.
We do not have live TV. The TV’s and movie room have Roku apps that guests may sign into and enjoy.
- Please no parties or events on the property (this does not apply to typical family birthday parties that have a reasonable amount of guests)
- This is a quiet family-oriented neighborhood, please be kind to our neighbors and keep noise down to a reasonable level; abide by the quiet hours (9pm to 8am)
- No Smoking or Vaping anywhere on the property (indoors AND outdoors)
- Pets are allowed, but no more than 2 (Cats and Dogs; other pets must be pre-authorized)
- No silly string or confetti allowed anywhere on the property (It's impossible to get completely out of carpet and grass)
