The Space:
★ The Layout★
This charming historic house is brimming with character and personality, with features like original floor in the dining and living rooms, European type furnishings, and beautiful large windows. This space is one story and sleeps a total of 8. There are two bedrooms, one of which has two queen beds while the other has two twin beds. There is also a queen size sleeper sofa in the living room for an additional two guests. Guests will have 100% private access to the first floor. *Please note that there is a permanent tenant living in the upstairs apartment.* The two sections of the home are completely separate so your rental is 100% private.
★ Parking★
There is plenty of free street parking. However, this is in a location where you don't even need a car. Lyft and Uber can get you where you need for a pretty low price!
★ Getting Around★
Don't miss a margarita at Bartaco, a 2-4-1 draft beer and a pizza slice the size of your face at Mafiaoza's, the most amazing and to-die-for tiramisu at Bella Napoli, and the highest in-demand burger at Burger Up (They have truffle fries! Do I need to say anything else?) This location has it all and is super close to other areas of town like The Gulch, Downtown, Sylvan Park, The Nations, Music Row, & East Nashville! For those of you not bringing a car, don't sweat it! You'll only spend around $7-$10 using Uber or Lyft to get to downtown and just about any other location in Nashville you'll need!
★House Rules★
During your stay, we ask that you remember to be respectful of your neighbors. Quiet hours are from 10pm- 7am. For real, take the party to the Honky Tonks on Broadway. Additionally, thank you for respecting our 'no smoking' and 'no pets' policy so that we can keep our properties in the best condition possible. Pets include but are not limited to cats, zebras, livestock, and/or spouses. There are also no firearms permitted within the home or on the surrounding property. Should you choose to ignore this, there will be a $300 fine assessed for breaking either of these rules. We thank you for refraining and being respectful of our homes - please don't make us hunt you down for fines as it cuts into our nap time.

Guests will have 100% private access to the entire first floor!
The Neighborhood:
You are going to LOVE this home! Tucked quietly on a residential street just a few blocks from Nashville's HOT 12 South Neighborhood, you'll be super glad you landed here! For those that don`t want to wander out and check the area out, we have great wifi and are SUPER close to other areas of town like The Gulch, Downtown, Sylvan Park, The Nations, Music Row, & East Nashville! Please note that the homeowner lives part-time in the upstairs apartment (with separate entry).
Getting Around:
With a quick $7-$10 to downtown Nashville via Uber and Lyft, you`ll have no need for a rental car at this precious place!

★Damage Waiver★
You are renting a private home. Please treat the property with the respect you would like shown to your own home. We get that accidents happen – some more sober than others – and we want you to be aware of your Damage Waiver coverage should something get a little wild during your stay. In an attempt to make this easier for you, the Damage Waiver fee is included in your cleaning fee. Here’s how it works: by booking with Stay Local Nashville, Inc., you understand and accept that your booking fees include a Damage Waiver. It is the Guests’ responsibility (that’s you!) to report damage that is caused to the Property during your stay. The vacation rental Damage Waiver is not insurance, but instead an agreement by Stay Local Nashville, Inc., to replace or repair unintentional damages up to $1,000.00 (one thousand dollars) in total to the rental unit’s interior. Damages that qualify for this agreement must occur during a Guest’s reservation, be disclosed to management prior to check out, and the Damage Waiver must have been paid in full prior to arrival (don’t worry, it’s wrapped into the cleaning fee!). Any damages that either exceed $1,000.00 (one thousand dollars), are not disclosed prior to check out, or are deemed intentional, will be charged to the credit card on file, through the Airbnb resolution center. Well equipped and great location but.....
This property is in a great location and is well equipped from a furniture and kitchen perspective. Unfortunately, the property struggles from a functional perspective. The hot water was challenging the entire stay and really never worked in the bathroom sink. A door knob fell off and wasn't fixed (despite the fact maintenance came to fix it). The most disappointing aspect was on Thanksgiving. We had family over to the property only to find the oven does not work. Had to split up and get food cooked at another location. Lastly, access to the trash bins in the back alley is very awkward. No access through the back gate..you literally have to walk down the main street and get alley access. Again, enjoyed our stay from a location standpoint but this property needs some work.

What a dump!
The front stairs are crumbling and do not have a railing. If you have mobility issues, this is not the place for you! The front door had 5 (FIVE) stickers asking the renter to make sure the glass door was closed so the wind didn't catch it and break the glass. Perhaps, FIXING the front storm door would have been a better option than all the notes both inside and outside. The floors were in poor shape. The ceiling was sagging. The paper lamps all had tears. The bedding wasn't comfortable. The single bathroom had a small shower.
Overall the property was in very poor shape both inside and outside. Pictures were obviously taken years ago. The only bright spot during our stay was the location.... which was very close to the restaurants and shopping on 12 South. I DO NOT RECOMMEND STAYING AT THIS LOCATION!
