Ascend to the third floor, where both bedrooms await with luxurious en-suite bathrooms, individual TVs, and quaint balconies beckoning you to savor moments of quiet contemplation or leisurely mornings with a cup of coffee in hand.

The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.
DISCLAIMER:
-Additional guests outside of your confirmed guest count are not allowed on our property unless pre-approved PRIOR to your stay.
-We have a zero tolerance policy on our property being used as a "home base" for parties or visitors to come & go.
-We have exterior cameras to verify who is entering our home.
-If you exceed your confirmed guest count, you will be asked to leave immediately and charged a $500 fine.
-Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.
-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house and PLEASE clean up any mess.
-Absolutely NO major parties. If you're looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for.
-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls due to your decorations may result in being charged.
-Please leave the house in the condition it was when you arrived, or better! THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The cleaning fee covers the expense of hiring our awesome cleaner to wash all of the linens, clean the kitchen, bathrooms, & living areas, dust, and general up-keep of the home. It does not include cleaning up after any disrespectful messes left behind. Please follow our easy check-out instructions in the welcome book. If you follow those, youâll be in good shape!
-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable homeowners and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property.
-RESPECT OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighbors and neighborhood by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit.
-Internet Use: NO illegal downloading of any sort, no p2p file sharing. (We had to fine a guest for this because my internet company flagged the illegal internet usage and fined me).
EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before, or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isnât a â'holding areaâ in our home that wouldnât interfere with our cleaners ability to move freely during their clean.

Perfect quiet location, but super close to all of the action! You're minutes away from Nashville's Top Golf, so many great restaurants in East Nashville & Germantown, and you're just minutes away from all the action in down Broadway. Catch a game at the Nissan Stadium, a concert at The Ryman, or Bridgestone Arena, bring the kids to the Adventure Science Center...you're close to it all!
