Absolutely no parties, gatherings, or events. This is a peaceful neighborhood — violations will result in immediate eviction and full forfeiture of payment.
Quiet Hours
10:00 PM – 7:00 AM (per Town of Nashville ordinance). Please keep noise reasonable at all times.

No pets allowed (no exceptions).
Smoking & Vapes
No smoking or vaping anywhere on the property (inside or outside). $500 cleaning fee for violations.

Upon departure, please cover the table and chairs and take down the umbrella.

Fire pit is located in the side yard only.
Screen/cover must be used at all times.
Fires must be fully extinguished (cold to the touch) before leaving unattended or going to bed.
No fires during burn bans or high-wind conditions.
Snow & Ice
We automatically plow the parking lot when accumulation exceeds 2 inches (usually within 24 hours of storm end).
For lighter snow/ice, guests are responsible for using the provided shovels and ice melt on walkways, steps, and deck (buckets at entry and on deck).
We are not liable for slips or falls on the property.
Parking – LIMITED & ENFORCED
Maximum 4 vehicles in the private lot (street parking is available).
All vehicles must be removed from the property by 11:00 AM on checkout day. No post-checkout parking allowed.
Early vehicle drop-off before check-in is available at 2pm.
Vehicles left after checkout may be towed at owner’s expense.
General House Care
Turn off lights, lock doors when leaving.
No open flames indoors (candles, incense, etc.).
No rearranging furniture.
