In certain circumstances I can accommodate early check-ins or late check-outs. Please request this as early as possible so I can confirm whether I can accommodate or not.

Early Check In: 2pm instead of 4pm - $40 additional fee. Preferable 24 hours notice.

Late Check Out: $10/15 min after 11am. 2pm is the absolute latest late check out time.

Please note that you are staying in a house and not a hotel. We expect that you will treat it with respect. If any problems arise, we will do our best to resolve them immediately.

ADDITIONAL HOUSE RULES

• No parties or events. Violations will result in an immediate $1,000 fee plus the cost of any damages, cleaning, or loss of future bookings.
• Quiet hours: 10 PM to 7 AM. Please respect our neighbors and community.
• No smoking or vaping inside the home. A $500 fee will be charged if smoke is detected.
• No pets unless explicitly approved in writing prior to booking.
• Only registered guests are allowed on the property. No visitors without prior approval.
• No illegal activity of any kind is permitted.
• Do not tamper with security smoke detectors, or internet equipment.
•Lost garage door openers will be charged $250 per lost opener.
• Report any issues, damages, or concerns within 12 hours of check-in to avoid responsibility for pre-existing conditions.

Pool Use & Liability Waiver: The pool is unattended and used at your own risk. No lifeguard is on duty. Guests assume full responsibility for pool safety including supervision of children at all times. No diving, glass containers, or pool use while impaired. Guest agrees to indemnify and hold harmless the property owner and management from any claims, injuries, or damages arising from pool use. By booking, you acknowledge and accept these terms.
