This renovated 4 bedrooms / 3 full bathrooms includes a fully stocked kitchen, laundry room, high-speed internet & a 200 SF terrace. It is surrounded by restaurants, cafés, shopping, and many attractions.

Le Plateau Mont-Royal is one of the most popular and vibrant places to stay in Montreal. It has a ton of shops and cafés as well as many "mom and pop" stores.

Mont-Royal Avenue, Mount Royal Mountain, and St-Laurent Boulevard are less than a 5-minute walk. Whether it is for a family vacation, a friend's reunion, or a business trip, this apartment is perfect.

Le Metro Mont-Royal is a 5-minute walk. Taking the subway is the easiest and least expensive way to get around Montreal. It's also the best way to avoid traffic and parking tickets.

Talking about parking...
Some free street parking can be found at times on the surrounding streets but guests will need to be careful with the complicated signage that is in French only.

We will try to reserve our on-site parking for guests with mobility issues or small infants, but we will consider all requests. It should be noted that only smaller sedans will fit in the space. C$30/night.
It is MANDATORY to use both the steering wheel lock bar and boot while parked in our reserved on-site parking.

The closest indoor parking garage is located at 400 rue de Malines.

Taxis or Uber are also easily found in Montreal.

OTHER NOTES:

- Once you book this space, you will have access to the whole apartment, which is located on the 3rd and top floor. You will NOT have access to the front small balcony, however.

- There are 12 steps to climb to reach the 1st level and another 20 steps inside to reach the top floor.

- There is NO elevator.

- You will receive an SMS once VRBO confirms your reservation. It will ask you to reconfirm your phone number and to send us your means of travel.

- You must be at least 25 years of age to book this apartment. Anyone under the age of 21 not accompanied by a parent will need to provide the parent's or legal guardian's consent in writing.

- No 3rd party reservations will be accepted. The person making the reservation must be present during the stay, but doesn't need to be the 1st to arrive.

- We charge a high cleaning fee only to save our guests on taxes. The real cleaning fee is much lower. For this reason, you will be asked to perform a few simple tasks at checkout. We ask that you please load the dishwasher and start it, that you gather your garbage, seal the bags, and bring them to the back alley, and that you put the WHITE towels ONLY in the laundry machine and start it (the detergent is provided).
Our cleaning staff will take care of the beds (we like to spray them before washing) and everything else.

- Luggage can NOT be dropped off before check-in or left in the apartment after check-out. Our staff will not clean if guests' personal belongings are in the apartment.

- Early check-in and late check-out requests will be considered based on staff availability and will cost $60. If the request comes less than 10 days before check-in, the cost will rise to $150. The new check-in time will be 2 pm and the new check-out time will be 1 pm.

- *We reserve the right to charge between $100 and $300 +tx to anyone not performing the required checkout tasks or to anyone leaving after the agreed-upon checkout time.

- There are NO regular TV channels other than the Samsung TV channels, but you can use your own streaming services.

- It is important to note that travel insurance should be purchased by all travellers to protect personal belongings and last-minute trip cancellations or interruptions. Please look into it before you book any trip around the world.

- We have all the permits necessary to rent short-term in our city. We are certified by the Quebec Tourism Board and are a registered business in the province of Quebec. We can provide receipts and tax numbers upon request. We can also provide separate bills for other corporate rentals upon request.

- In addition to the pack-and-play, we can provide a standard crib, but it must be requested at least 2 weeks in advance.
A $50 + tx fee will be applied for assembly and preparation upon arrival.

- With the rise of car theft in Montreal, anyone driving in should consider bringing a steering wheel lock bar or any other device that could keep the car from driving away (like a car boot). Anyone driving SUVs, especially Toyota Highlander, Honda CRV, any type of Lexus, Jeep (all kinds), Pickup trucks, or Toyota Rav4 Hybrid, are encouraged to use indoor lots (the closest is located at 400 rue de Malines, a 10-minute walk away).
As a courtesy, we have a steering wheel bar available that guests can borrow.

- **FAB HomeRentals will not be held responsible for any thefts, incidentals, or anything "parking related" **. By renting our apartment or our parking, guests acknowledge that they understand and agree to these terms.

- *This apartment has an outdoor-facing camera in the front. No live feed. For break-in prevention only.

- *There is no shade on the terrace. We have tried many different things to come to the conclusion that Mother Nature always wins...

- We cannot ship any items left behind after checkout.

- Non-smoking policy: Cigarettes and cigars are tolerated only if smoked OUTSIDE. Marijuana is NOT permitted on the premises, not even on the front terrace. When smoking outside, please do not throw cigarette butts on the ground.

- Quiet hours are between 10 pm and 9 am. Music will be tolerated between 9 am and 10 pm, provided the neighbours do not complain.

- Loud parties are not permitted. If a noise complaint comes up, VRBO will be immediately notified, and guests could be asked to leave.

- Pets are not permitted on the premises. Neighbouring pets are also not allowed in the apartment.

- Movie rentals are not permitted without prior approval, but will be possible if paid for in advance.

The apartment was spacious, welcoming, and comfortable for my group of 5 friends. Frederique was extremely responsive and helpful throughout our stay. I would definitely book again. During hot summer months, the terrace has no shade, so we were unable to use it during our stay. We didn't consider nighttime use because we didn't want to disturb neighbors. The location was amazing, just steps from Mont Royal Avenue, which is fantastic in the summer! Tons of restaurants and fun shops.

The building entrance on street-view does not do justice to the quality of the home within. Our family of seven (over three generations) thoroughly enjoyed our stay in this clean, bright, secure third floor apartment. The owners were very responsive and came immediately to fix a minor issue with the apartment when we informed them of it. Communications were timely and informative, and we had a lovely Grand Prix weekend as a result.

We loved the apartment, we loved the neighborhood and the owner support and communication was top notch. The location was so perfect for us. We were able to park our school van in the open lot that was so close and then used the provided wheel lock for theft prevention. Metro, restaurant, bakery, drug store all within a couple blocks. We hope to be back next year!

The managers are great (very easy and prompt communication), the apartment is large and very nice. The neighborhood is fantastic: lots of restaurants and bakeries, bookstore, game store...everything you need. As the listing says, the apt is on the top floor with no elevator. This is a plus overall for us, but you do need to be prepared to carry your luggage up one tall exterior flight and one tall interior flight. There is a little street noise in the front two bedrooms but not bad even on the weekend. The back and side bedrooms are very quiet.It's a great place overall--we would definitely go back when we are visiting Montreal again!

This apartment was lovely and clean. We ate out for all meals, but the kitchen looked very well stocked. Lots of dishes, glasses, coffee mugs, etc. Decor was awesome with a lot of Montreal charm. Bright and sunny. Very walkable to downtown Montreal, Old Montreal, and even up Mont Royal if you have a lot of energy. Many wonderful restaurants, cafes, bakeries on this very "happening" street, and despite that, apartment was very quiet at night. Owners are very responsive and have created a thorough manual and app with everything you need to know. Would definitely return and recommend to family and friends.

We loved this property! Clean and comfortable, outstanding host communication, fantastic location. The pictures are very accurate. It was walkable to so many places to eat and shop, quick access to the metro to explore other parts of the city and parking was easy for us. It rained every day so we didn’t enjoy the deck but it seemed very nice. Beds were very comfortable and our teens loved having their own rooms.

An adult getaway vacation to experience the sights, sounds and foods of Montreal. The accommodations were everything as shown in the VRBO photos. The kitchen is well equipped and all the bathroom needs were provided. As described, the subway station is only a block away which was a great convenience for traveling the city. The neighborhood has a variety of numerous restaurants and bars and is also close to grocery stores and other specialty shops (bakeries and ice cream). After touring a specific area of the city, we would return to the apartment for a happy hour break on the rear patio/deck before heading out for wonderful dinners around town. It was a great Montreal experience and the lodging could not have been nicer. (Take note, there is a long stairway to access the apartment from the front entrance.)

The apartment was great and had plenty of room for our whole family. We were traveling for the Formula 1 race. The location is very convenient to the Mont Royal metro station which made an easy commute to and from the race. Great neighborhood! The owners were very responsive and helped us out with a dishwasher issue right away. Overall it was a great stay!

Beautiful, Clean, Quiet, and Great Location. We also loved the back deck! Be aware, there are a few stairs to the door and then a longer staircase inside to this top level flat. This is a great apartment but would not be accessible to anyone unable to negotiate a steep staircase.

This was a great apartment. It was right in the Plateau (in my view the best neighborhood in Montreal) and was spacious -- it's difficult to find four bedrooms, let alone three bathrooms. Everything was clean. The only thing I didn't love is how much cleaning guests have to do before checkout, but despite that I would still rent this apartment again.

This apartment was ideal for our family of 7. The home itself was very comfortable with plenty of space for gathering. It had a very nice outdoor area for morning coffee and everything inside and out was in great condition. It’s obvious the care the owners take in maintaining this property. The location is perfect and we walked everywhere, enjoying the vibrant city of Montreal. Communication with our hosts was quick and responsive and they checked in with us midway to ensure all was going well. An example of the responsiveness took place before our visit. Our youngest had an issue with his passport and we needed proof that he needed to have his passport renewal expedited. I contacted the owners and asked if they could provide that within the next several days. They responded by having that document to us almost immediately, even though they had just arrived home from traveling. We couldn’t be more happy with the accommodations, the location and our hosts. Thank you!

We were three couples sharing this apartment. We never felt cramped. With four bedrooms and three bathrooms we had the privacy we wanted. The spacious outdoor patio was a nice place to sit for a glass of wine and have dinner. The Mont Royal metro stop is a short walk and we used it almost every day. There are plenty of restaurants, bakeries and wine stores within a short walk. The apartment was well stocked with dishes, etc. Having the washer and dryer also came in handy. It was very quiet in the apartment. The beds were comfortable, but the pillows were pretty flat. We would stay there again.
