E Vista Valley Sunset Retreat

This updated 3-bedroom, 2-bath home features an open-concept kitchen, dining, and living area that flows onto an expansive view deck. The oversized primary suite includes a walk-in closet, sitting area, and tiled shower. Additional highlights include mini-split A/C, radiant heat, on-demand hot water, a fully fenced backyard, and beautiful landscaped grounds.

Please note that the property has a lower unit also available for short term rent. As a brand-new listing, we are committed to transparency and want you to know exactly what to expect. While the home is well insulated and generally provides excellent sound separation, you may occasionally hear some noise from guests staying in the upper unit.

Please note that the property has one main entrance that provides access to both bedroom areas, and the interior spaces are separated by a French door. We encourage guests to review the listing photos and layout before booking. As a brand-new listing, we are committed to transparency and want you to know exactly what to expect. For all direct and VRBO reservations, you will be sent a guest verification notification by our trusted platform for identity and background screening.



Parking

We have two designated parking spaces in the driveway. The left parking bay is reserved for Unit A (Upper Unit), and the right parking bay is reserved for Unit B (Lower Unit). Additional parking on the gravel area is available on a first-come, first-served basis.

Kid-Friendly

The property is kid-friendly; however, please note that it has stairs, elevated surfaces, and outdoor decks. We kindly ask that children are supervised at all times to help ensure their safety.

Smoking/Vaping

No smoking/vaping anywhere on the property. Smoking or vaping is strictly prohibited inside the home. Any evidence of smoking indoors will result in a $500 violation fee, in addition to the cost of cleaning and odor remediation to remove smoke, odors, and residue. Violations may also result in the immediate termination of your stay without a refund. If you choose to smoke or vape, please do so off the property.

Pets

We welcome friendly and well behaved dogs only for an additional fee. Pets are not allowed on the bed or any furniture (we kindly ask you not to book please if your dog is unable to stay off the furniture).

Pets are not allowed on the beds or furniture. If you're unable to keep them off, please use the dog sheets provided in the laundry room to help protect the furnishings. Guests are responsible for any pet-related damage, and repair or replacement costs may be charged accordingly.

Please be careful on letting your dogs out on their own on the upper deck. Please note that your pet may encounter other pets staying in the lower unit or those belonging to neighboring properties. While interactions may or may not occur, we encourage all pet owners to keep their pets supervised and under control at all times to ensure everyone's safety and comfort.

This can be an active property as it is shared with the lower property, so if your dog is very noise sensitive it is something to consider when booking. If quietness is something you are searching for it is often mostly quiet but not a guarantee. Your dog needs to be pet and child friendly.

Just a friendly heads-up: There are four neighborhood cats that like to wander around the area, so you may see them while relaxing outside or around the property. They are not our pets, but they're familiar faces in the neighborhood and are generally friendly. Please enjoy them from a distance and avoid feeding or letting them inside the home. Thanks for helping us keep both the cats and our property safe!

Pet Policy

We love hosting your furry companions! To help maintain the cleanliness and comfort of our space for all guests, an additional pet fee will apply based on the length of your stay:

7–14 Days: $200 for 1 pet

14–30 Days: $350 for 1 pet, $500 for 2 pets

30+ Days: $500 for 1 pet, $750 for 2 pets

Please let us know in advance if you’ll be bringing a pet so we can prepare the space accordingly. Thank you for helping us keep our home welcoming, pet-friendly, and well cared for!

Additional Guests

Each additional guest beyond the standard occupancy is $50 per guest, per stay.

Left Items

Before you leave, we kindly ask that you double-check for any personal items. Please note that if items are left behind, a $25 service fee plus shipping costs will apply to have them returned to you.

Linens & Makeup Stains

Please do not use the white bath towels or washcloths to remove makeup, as they can become permanently stained. We have provided makeup wipes and dark washcloths specifically for this purpose. Thank you for helping us keep our linens in great condition for all guests.

Security Cameras & WiFi

Our exterior security cameras are used solely to help ensure the safety and security of our guests and the property. Tampering with, covering, disabling, or disconnecting the security cameras, or intentionally disconnecting the WiFi to interfere with their operation, will result in a $500 violation fee. (not in e vista)



Commercial Use & Events

Parties, illegal activities of any kind, large gatherings, and professional photo or video shoots are strictly prohibited. The property is for residential vacation use only. $500 fee and immediate eviction will occur if violated.



Child Safety & Supervision

Children are very welcome, but must be supervised by an adult at all times. This is especially critical on the upper-unit stairs, deck areas, and around the hot tub and propane fire pit. The property is not completely child-proofed; guests assume all responsibility for the safety of minors in their party.

Visitors & Occupancy

The maximum occupancy for this home is 6 guests. You are responsible for ensuring that all visitors follow all house and parking rules during their time on the property. No unregistered guests are allowed without permission from GRM.

Fire Place

For safety reasons, please do not use the fireplace when children are present. Adult supervision is required at all times around the fireplace to help prevent accidents and injuries.

BBQ Grill

Guests are responsible for cleaning the BBQ grill after use. Please run the burners for several minutes and clean the grill once finished. Failure to make a reasonable effort to clean the grill will result in a $25 cleaning fee. A $50 fee will be charged if a deep clean is required, as determined by our cleaning team.



Propane Fire Pit

For everyone's safety, please always supervise children and pets while the fire pit is in use. When you are finished, ensure the gas valve is turned completely to the OFF position to prevent gas leaks. Wait until the fire pit has completely cooled before replacing the protective cover to avoid damaging or melting it. If the gas tank is left on and completely drained, a $50 replacement fee will be charged.

Damages & Liability

Please report any accidental damage or breakage as soon as it occurs so we can address it before the next guest arrives. Guests are responsible for the cost of repairing or replacing any damaged or missing items. By staying at the property, guests acknowledge that they assume all risks associated with their stay and use of the home's amenities. The hosts are not liable for any accidents, injuries, or illnesses that occur on the premises or while using the property's amenities.



Guest Comfort

Your comfort is our priority. If you experience any issues during your stay, such as unexpected noise from another unit, sensitivity to scents, difficulty using an appliance, or if you need additional towels or supplies, please contact us right away. We're always happy to help and will do our best to ensure your stay is as comfortable and enjoyable as possible.

Long Term Stays

For stays longer than 28 days, our standard procedure includes:

- Signed lease agreement

- Identification / Background check

- Refundable security deposit: $2,000

Additional requirements:

- Deep cleaning fee: $50 For stays more than 7 days

- Regular cleaning fee: $200 Required every 30 days
