- Bedroom 2 (Main Level) – Queen bed with peaceful views

- Bedroom 3 (Main Level) – Queen bed, cozy and sunlit

- Bedroom 4 (Upper Level Bunk Room) – Twin-over-full bunk and twin bed

- Bedroom 5 (Upper Level Bunk Room) – Twin-over-full bunk and twin bed

Each room is thoughtfully arranged to offer a restful retreat after a day on the water.

Guest Access:

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)! The closest public boat ramp/launch is Anna Point Marina or Evans Family Place. The community boat ramp is not available for renters/guests.



The Neighborhood:

Retreat Ridge is located in Freshwater Estates, one of Lake Anna’s most desirable waterfront communities. Positioned near the heart of the lake on the public side, this peaceful neighborhood offers easy access to 9,000 acres of pristine water—perfect for boating, tubing, kayaking, fishing, and swimming. The cove is part of a no-wake zone, offering a quiet, safe space for families to enjoy the water. The area is serene, scenic, and friendly—ideal for guests looking to relax and unwind while still being just minutes from local restaurants, breweries, wineries, and conveniences.



To maintain the peaceful character of the neighborhood, we kindly limit occupancy to a maximum of 6 adults.



Getting Around:

Reaching Retreat Ridge is easy, with convenient access from Richmond, Charlottesville, and Northern Virginia. The home is located in Freshwater Estates, a quiet, residential waterfront community on the public side of Lake Anna—central to everything the lake has to offer. The paved driveway at the home provides ample parking for up to 5 vehicles.



Please note: parking or driving on the grass is not permitted, and we do not allow parties, events, or outside guests. We strive to offer a peaceful, family-friendly experience for all of our guests—and our neighbors.

**Additional Information:**

- Summer Rentals are Saturday to Saturday.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 6 Adults Maximum

- No Events Allowed.

- Quiet Hours are from 10 PM to 8 AM.

- There is a No Wake Zone in the water behind the home.

- The backyard is not accessible to people with limited mobility.

- Free Parking for up to 5 Vehicles. (No Parking or Driving on Grass)

- No Pets Allowed without specific prior approval.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked.

During verification, you will choose one of the following options:

$ per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

$3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
